Greenways are networks of green corridors of various widths that have attracted increasing scholarly and policy interest due to their economic influence on proximate property values. However, most existing studies have focused on community-scale greenway projects. On the urban scale, in particular, there is a lack of understanding of the heterogeneity of greenway economic influences on property values. In Chengdu, China, the recently developed Jincheng Greenway is a special case, characterized by large-scale green spaces and value capture policies. Through hedonic pricing analysis, we examined the influence of the Jincheng Greenway on proximate properties based on 106,328 transaction records of preowned apartments between January 2017 and December 2020. Empirical results show that apartments along greenways have higher prices compared with apartments 500 m away. However, proximity to a greenway does not necessarily lead to higher prices because apartments located 500 m–1 km from a greenway will benefit more from greenways than those located within 500 m. Moreover, compared with the assumed increment in the value capture policies, the actual increases were smaller than the policy expectations. As a result, both the increase in property value and the areas influenced by the greenway deviated from what was anticipated in the original land value capture policy. From this perspective, this study contributes to examining the economic benefits of citywide greenway projects in the Chinese context and provides essential evidence for future land value capture policies related to greenway development.

Loans or credit are a commonly used financing model for new and existing businesses. The amount of credit granted is determined by the collateralized assets. However, problems often arise when the property used as collateral turns out to be valued below expectations. This occurs because property buyers become victims of price markup crimes. This study focuses on defining the boundaries of this crime in cases of price markup and the legal protections that can be provided to victims of property price markup. Consequently, the general public can avoid the risks of falling victim to such fraudulent schemes. This study delves into the intricacies of price markup crimes, aiming to delineate clear boundaries and legal protections for victims. By shedding light on these issues, we aim to empower the general public with knowledge to recognize and mitigate the risks associated with fraudulent schemes. Through a comprehensive understanding of the legal framework surrounding property price markups, individuals can make informed decisions and safeguard themselves against potential exploitation in property transactions. Utility-scale solar energy project proposals have been accelerating exponentially in the United States (U.S.) as the energy transition from fossil fuels to renewables continues to unfold. While the emissions and economic related benefits of deploying large-scale solar photovoltaics (PV) for electricity generation are well documented, relatively less is known about their impact on nearby property values. This paper investigates the location of utility-scale solar facilities in the U.S. Midwest, the average home value in each relevant zip code, and whether the presence of a utility-scale solar project affects nearby property values in any manner. Our study includes 70 utility-scale solar facilities built in the Midwest from 2009 to 2022 using data from the Lawrence Berkeley National Laboratory. Alongside housing value data from Zillow (i.e., Zestimate), we incorporate additional data, including solar project size in installed capacity, rurality, and state. Using the difference-in-differences method, our results indicate that utility-scale solar projects increase nearby property values by roughly 0.5–2.0 %. Moreover, our results show that smaller projects have more of a positive impact on nearby property values than projects that are 20 megawatts or larger. Ultimately, having a better understanding of how these larger-scale solar projects impact property values is essential for a variety of stakeholders – especially local officials and property owners – as they are increasingly faced with making decisions about whether to permit the construction of these facilities in their communities.

Are there any correlations between land use and the associated prices charged for the soil? There is public perception that agricultural property value in Alberta is negatively affected by abandoned but unreclaimed oil and gas well sites. This exploratory research examines whether a difference in property values exists between those with reclaimed well sites and properties with abandoned but unreclaimed well sites (i.e., reclamation status). A total of485 property transfer records from the provincial registry and oil and gas well information from an industry database were used in the research. Stepwise, sequential-search regression was applied to derive an optimized set of potential factors and covariates to predict per-acre agricultural property value. Property sale date, residential density, and agricultural land capability class were the covariates. Property location, well type, and reclamation status were the factors. The data analysis did not support the public perception about reclamation status but did confirm property location and the listed covariates as significant predictors of agricultural property value in Alberta. On a applique une regression de recherche sequentielle par degres pour obtenir un ensemble optimise de facteurs et de covariables possibles pour predire la valeur des terres agricoles par acre. La date de vente de la propriete, la densite residentielle et la categorie de capacite des terres agricoles etaient les covariables. Les facteurs etaient l'emplacement de la propriete, le type de puits et la situation quant a la remise en etat. The historic designation of individual properties and entire neighborhoods has experienced an evolution in its meaning in recent decades. The original passive approach to managing historical buildings, which primarily regarded them as “values” to be defended and preserved for future generations, has been supplemented by strategies aimed at their valorization, derived from an awareness of the potential of such resources for the community, as a means of promoting the economic and social conditions of local populations. This paper proposes a review of all the main research carried out in the literature over the last thirty years concerning the impact of the historical–architectural significance of property values, both from an intrinsic point of view by evaluating the weight that the examined variable assumes in relation to the market value of the individual property and an extrinsic point of view by addressing the issue of the evaluation of “spatial spillovers”, positive and/or negative externalities that neighborhoods with historical–architectural significance—understood as historical districts—produce on the values of the properties falling within them. The analysis conducted shows that, according to the studies carried out, historic-architectural value can have both a positive and negative impact on property values. This output is related to the type of historic designation (local rather than national), the architectural style, the building typology, and the conservation and enhancement activities envisaged for the property.
