Precios y rentabilidad del alquiler de vivienda en la ciudad de Barcelona. Un análisis por barrios.

[EN] With the economic crisis of 2008 and the outbreak of the real estate, there was a period of uncertainty in our country, where working conditions worsened significantly, with reductions in staff and salaries, causing problems both in terms of maintaining and accessing housing. This provoked the need of the population to reside in rental condition, thus changing the strong tendency of the Spaniards towards the property. As demand for rent increased, there was a shortage of housing under this regime, to which the market responded with higher prices, further complicating access to housing. In this paper we will analyse the evolution over time of these rental prices, exposing the laws that have governed residential rental housing. We will focus on the city of Barcelona, contrasting its evolution and its prices with other cities, as well as the great differences that are within its urban territory, making an analysis of all its neighbourhoods and compar ing its prices and profitability. Finally, the possible problems which have encouraged this price increase will be discussed, focusing on the influence of tourist rents, gentrification and SOCIM, as well as the Occupy, and seeing how the competent political body has reacted, if, and what, any proposals have been put forward.
[ES] Tras la crisis económica de 2008 y con el estallido del boom inmobiliario, se produjo un periodo de incertidumbre en nuestro país, donde las condiciones laborales empeoraron notablemente, con reducciones de empleo y de salarios, generando problemas tanto para conservar la vivienda como para acceder a ella. Esto provocó la necesidad de la población de residir en condición de alquiler, cambiando así la fuerte tendencia de los españoles hacia la propiedad. Al aumentar la demanda de alquileres, se produjo una escasez de viviendas en este régimen, a lo que el mercado respondió con una subida de los precios, complicando aún más el acceso a la vivienda. En este trabajo vamos a analizar la evolución en el tiempo de estos precios de arrendamiento, exponiendo las leyes que han regido sobre las viviendas de alquiler residencial . Nos centraremos en la ciudad de Barcelona, contrastando su evolución y sus precios con otras ciudades, así como las grandes diferencias que se encuentran dentro de su territorio urbano, realizando un análisis de todos sus barrios y comparando sus precios y rentabilidades. Por último se trataran los posibles problemas que han fomentado esta subida de precios, enfocándonos en la influencia de los alquileres turísticos, la gentrificación y las SOCIMI, así como del movimiento ocupa, y viendo cómo ha reaccionado el órgano político competente, si ha planteado alguna propuesta y cuál ha sido.
