Estudio Previo y Propuesta de Intervención en una vivienda sita en la Calle Santa Teresa nº 24 de Alzira (Valencia)

[ES] El presente Proyecto Final de Grado de Arquitectura Técnica consiste en la rehabilitación funcional de una vivienda histórica, adaptándola a los criterios de construcción actuales y a las necesidades de habitabilidad. En primer lugar, se procede al estudio previo del estado actual de conservación de una vivienda situada en la calle Santa Teresa de Alzira, dentro del casco histórico de la ciudad, la Vila. El edificio, de tipología tradicional valenciana, se encuentra dentro del inventario de bienes inmuebles y espacios protegidos del Plan Especial de Protección de la Vila de Alzira. Siendo asentamiento de origen islámico, la Vila conformaba una isla del Júcar rodeada por una muralla. Este trabajo analizará la historia y la evolución de la ciudad y como ésta ha afectado a los edificios que la componen, además de a la propia vivienda. Realizando visitas al interior de la vivienda y mediante el estudio de su sistema constructivo (con recopilación de medidas, fotografías y cálculos) se desarrollaron una serie de comprobaciones que sirvieron para el planteamiento de diferentes hipótesis en la intervención de sus lesiones. Mediante el análisis, tanto de planos de la vivienda como de fichas patológicas, se desarrollará una propuesta de intervención para subsanar los principales daños existentes en ella y procurar la recuperación funcional del inmueble.
[EN] This Bachelor’s thesis in Building Engineering is based in the functional rehabilitation of a historic house, adapted to the criteria of construction and the current needs of habitability. Firstly, a previous study is carried out of the actual state of conservation of a house located at St. Teresa Street in Alzira, in the historic neighbourhood, the Vila. The building, of traditional Valencian typology, is listed in the inventory of Realty and Protected Areas of Special Protection Plan in the Vila of Alzira. Being settlement of Islamic origin in the past, the Vila conformed an island of river Júcar surrounded by a wall. This project examines the history and evolution of the city and how this has affected the buildings that comprise it, besides the house itself. Through visits to the interior of the house and the study of its construction system (with measurements, photographs and calculations a number of checks were performed and they were used to approach different hypotheses on the intervention of the injuries. With the analysis of the property plans as well as the pathological records, an intervention proposal is developed to repair the main damage and to ensure the functional recovery of the property.
