Abstract

Demand-side analysis, an appraisal system based on economic, geographic and demographic trends, offers land owners an opportunity to gain accurate information which they can use to make medium to long-term development decisions. The process involves six steps. These are identifying the market, dividing employment into source classifications, developing employment growth projections, determining space needs per employee, determining existing supply and new developments and calculating the demand-based real estate market model.<br />Speculative development became a relic of the 1980s.
