Abstract

Za razliko od množičnega vrednotenja se je na področju posamičnega vrednotenja nepremičnin na območju Republike Slovenije izkazalo, da še ni razvitega ustreznega računalniškega programa, ki bi optimiziral izdelavo cenitvenih poročil. Magistrsko delo podaja izsledke analize trga, v okviru katere so bile raziskane obstoječe splošne in namenske informacijske rešitve ter njihova uporaba v Sloveniji in tujini. Cene nepremičnin so podvržene dogajanju v gospodarstvu in državi, zraven tega pa na njih vplivajo še številni drugi dejavniki. Odvisnosti in intenziteta vplivov so v magistrskem delu obravnavani s pomočjo statistične analize, ki podaja enolično določene regresijske modele, kar je osnova za vključitev v programsko rešitev. Rezultati statistične analize in analiza obstoječih IT rešitev omogočajo zasnovo funkcionalnosti nove programske rešitve. Le-te pa izhajajo iz prepoznanih potreb po izboljšavah procesa vrednotenja nepremičnin na podlagi študije primera in so osnova za izdelavo prototipa računalniškega programa. Dodana vrednost zasnovane programske rešitve se bo v nepremičninskem podjetju odražala predvsem v večji doslednosti in objektivnosti pri izvajanju nalog ter prihranku časa. Prednosti se nanašajo še na zmanjšanje možnosti napak, natančnost, čitljivost dokumentov in boljšo organizacijo dela. Slovenia does not yet have software that would optimize the production of appraisal reports in valuating individual real estate, in contradistinction to mass appraisal. This master's thesis presents the results of a market analysis in which the available general and specialized IT solutions and their applications in Slovenia and abroad were analyzed. Real estate prices are influenced by economic trends and current circumstances in a country, but they are also additionally influenced by many other factors. Interdependencies and impact intensities were analyzedusing statistical analysis that provides a unique set of regression models as a basis for integration in an IT solution. The results of the statistical analysis and the analysis of existing IT solutions facilitated the design of the program’s features. These stem from the identified needsfor improvement in the individual real estate valuation process based on case studies, and provide the basis for a beta version software. The added value that real estate companies gain with the designed solutionis primarily reflected by greater consistency and objectivity in performing tasks,as well as insaving time. Reduced possibility of errors and increased accuracy, legibility, work organization are additional benefits.
