The change of land use from rainwater catchment area to residential land has an effect on changes in soil parameters. These changes can reduce infiltration capacity. The aim of this research is to design an artificial infiltration model to increase infiltration capacity in urban residential land with the criteria: easy to make, economical, can be applied on limited area, does not disturb bearing capacity, and can be integrated with the urban drainage system. This new infiltration model considers the groundwater level, embankment thickness, and the ratio of yard area to house area. This artificial infiltration model is box-shaped with dimensions of 50cm x 50cm x 100cm, filled with split and a 4 inches perforated-PVC pipe installed in the center. The pipe is installed vertically, where the top of the pipe branches horizontally to drain off excess water into urban drainage. The soil parameters used in this model are the same as the soil in residential areas. The model results show that the infiltration capacity is 342 mm/hour. Meanwhile, the surface infiltration capacity measured using a double ring infiltrometer was 59mm/hour. Comparison of these results shows that the infiltration model is able to increase infiltration capacity up to 6 times. The model is also capable of slowing down initiation of surface runoff. Therefore, rainwater that falls on the ground surface can be absorbed quickly into the ground, which make surface runoff smaller. [ABSTRACT FROM AUTHOR]

The paper aims to promote a model for determining residential land prices within a suburb of Hue city, Vietnam to improve the efficiency of land price determination and management. The study conducted surveys of 27 variables of 200 residential land plots in order to run the hedonic model using SPSS 26.0 software. The result developed a model that explained 78% of the change in land prices by incorporating five factors: area of land, width of road attached to the land plot, distance to hospital, ability to generate cash flow and planning information. Meanwhile, the writers also produced a map of residential land prices in the 2022 suburban areas of Hue city, Vietnam. This is a helpful tool in land market consulting and land valuation procedures.

In Japan, recently there has been an increase in the failure of dry masonry retaining walls located in an urban residential area due to strong earthquakes. However, currently there are no established optimal seismic reinforcement methods for such dry masonry retaining walls due to issues related to workability and construction cost. This paper presents a novel reinforcement method wherein the tilting reinforcement bars were installed from top of the retaining wall whose individual blocks were integrated. A detailed investigation and discussion on the mechanical behavior of a dry masonry retaining wall is made by comparing the results among different experimental cases which had different seismic reinforcement treatment with the help of tilting table experiments conducted in a geotechnical centrifuge. The results highlighted that the proposed method, the application of tilting reinforcement bars together with the integration of individual wall blocks, led to the best seismic resilient performance of the retaining wall with the least measured soil deformations and soil strains at the backfill. Among all the tested cases, the proposed method resulted in the least mobilization of axial force and bending moment at the top of reinforcement bars which may result in the overall reduction of the construction cost (i.e., by reducing the number of reinforcement bars) aiming toward a performance‐based design. Lastly, an analytical evaluation of the factor of safety (FOS) against collapse as per the Mononobe‐Okabe theory was made which was found to be in excellent agreement with the centrifuge experiments revealing the proposed method to perform best among all the cases. Land supply in China is planned by governments, and the supply ratios of various types of land are in relatively rigid administrative control. This paper constructs a DSGE model to study the relationship between land supply marketization in China and economic fluctuations. Moreover, this paper evaluates the social welfare gains from land marketization. We document that the government's land planning constraint impacts consumption and social welfare through the land price and final output, causing resource misallocation losses in aggregate investment and output. Quantitatively, the optimal upper limit of industrial land supply is about 40% to achieve the maximum social welfare. This paper stresses the necessity of revitalizing China's land market, and simultaneously speeding up the marketization of collectively operated construction land. [ABSTRACT FROM AUTHOR]

Formal urban land is market unable to supply adequate residential plot that could shoulder the prevailing demand from low- and middle-income people and hence, the aim of the paper was meant to explore the informal land buyers’ expectations of infrastructure and various related municipal services that they deprive themselves of. A mixed-method approach was used, combining a survey of 186 respondents in informal land markets, observation, and focus group discussions with municipal experts. Secondary data from formal land markets in Dilla municipality from 2017-2023 were analyzed using descriptive statistics. The result of the study revealed that the pushing factors of informal land market proliferation in Dilla city is due to the lack of formal land supply from Dilla municipality which is only 6.6% so that the remaining great majority (97.3%) of the study area residents expect at least one service (road, water, electricity, drainage, monitoring services) from Dilla municipality to improve deprivation of basic infrastructural services, notwithstanding the need of land monitoring services such as surveying and title deeds. The situations call for design a pro-poor land and housing policy, adequate compensation during expropriation of farmers for serviced supply of land, creating awareness about formal land markets, and working in collaboration with rural counterparts in basis of rural – urban collaboration frameworks. With the intensification of the contradiction between living space and population growth, it is necessary to improve the effectiveness of urban residential land allocation. This study systematically reviews 169 papers following the Preferred Reporting Items for Systematic Reviews and Meta-Analyses (PRISMA) protocol to collect and collate the contributing factors that affecting the supply of and demand for urban residential land for different countries, and a statistical analysis of long-term series data is conducted to further verify the rationality of the contributing factors. Based on systematic literature review and empirical analysis, the contributing factor set is constructed to serve the decision-making of residential land allocation. The main findings indicate that the population, house price, income, rent, mortgage loan, investment, the number of affordable houses, GDP, employment, housing stock and migration are the general contributing factors that significantly affect allocation of urban residential land. A systematic understanding of general contributing factors will help decision-makers more intuitively realize the urgent problems of urban residential land supply. Moreover, there are some specific contributing factors influencing the allocation of urban residential land in different types of countries, and the identification of specific contributing factors provides different perspectives on residential land allocation for the differentiated global development status. The contribution of this study is to assist decision-makers formulate more rational residential land allocation strategies by systematically sorting out the contributing factors influencing residential land allocation. Benchmark land price balance is an important content of urban benchmark land price work. In this paper, by building different levels of factor layers, the balance of urban residential land in 18 cities of Henan Province is studied, and the 18 cities can be divided into five categories. It is found that the urban land price level is basically consistent with the level of economic development, and some urban land price is lower due to local policy. [ABSTRACT FROM AUTHOR]

The impact of high-speed rail (the following text is written as HSR) on regional economy has become an important research hotspot in the world. Using the Difference in Differences (DID) method, this paper analyzes the influence of HSR opening in 223 cities from 2011 to 2018, considering the time delay effect of HSR opening. After the Propensity Score Matching Difference in Differences (PSM-DID) method and counterfactual regression for robustness test, and we analyzed the mechanism of the urban resident population and financial activities; the results show that: (1) The impact of HSR opening on residential land price is more positive than commercial use land price. (2) For residential land price, the opening of HSR has a greater positive effect on the land in urban areas. (3) The HSR has a more significant impact on the price of residential land in high-tier (second-tier and first-tier) cities, especially on urban area in first-tier cities (including new first-tier cities), and then their city area, followed by second-tier cities. (4) In addition to the impact starting time first, the impact coefficient of HSR on the land price in high-tier cities is higher than that in low-tier cities. There exists apparent disagreement between two areas of literature regarding the relationship between house prices and land prices. In the professional literature it is argued that high house prices cause high residential development land prices. In some of the policy literature it is argued that it is land-price increases that are behind increasing house prices. We argue that this is a rather artificial dichotomy and arises from two different ways of thinking about the relationship between land and house prices. An existing disparity between the actual and planned land use function for a given parcel highlights a knowledge gap in how mixed-use residential parcels influence burglary spatial patterns. To bridge this gap, our study leverages land use data and Points of Interest (POIs) to categorize residential land into distinct types, and further explore the influence of mixed-use residential land and housing types on the spatial distribution of burglary rates. Key findings reveal that: 1) Residential land can be segmented into three distinct categories: pure residential, residential-office, and residential-commercial. 2) While a significant relationship is not observed between residential-office land and burglary, both pure residential and residential-commercial land exhibit a notable increase in burglary occurrences, with the latter exerting the most significant impact. 3) Notably, the commercial environment significantly heightens the attractiveness of high-end commercial housing for burglary, whereas for affordable housing, the commercial environment enhances its deterrent effect against burglary. This dichotomy is attributed to the spatial service scope and target clientele of commercial facilities. The findings furnish a scientific rationale for burglary prevention and control strategies across diverse community types, ultimately contributing to a safer urban environment. The right to adequate housing is recognized as fundamental human right as per the UN 2030 Agenda for Sustainable Development. It is globally agreed that access to land is the core foundation for realizing the right to housing. However, policies related to access-to-land right has varied between different countries resulting in multiple urban challenges. Several oil-rich countries, such as Oman, address access-to-land right by means of land-allocation. In Oman, lottery system is used whereby citizens participate to get a residential plot form the government for minimum fees. This particular policy has resulted in a large number of land plots being unbuilt, which in turn resulted in fragmentation in cities. To address this issue a facilitated interactive focus group study, based on the social constructivism paradigm, was conducted in Oman aiming at identifying the factors that influence individuals' decision to build on the allocated land. The study concludes by identifying obstacles that prevent citizens from making building decision after receiving the land, which are in order of their significance: Need , Financial Capability , Location , Services and Neighborhood Quality. This will provide evidence-based guidelines for policy makers to overcome this challenge and achieve better urban sustainability aligned with the country's 2040 vision. • In Oman, lottery system is used whereby citizens participate to get a residential plot form the government for minimum fees. • The Omani government has distributed an estimated around 613,552 plots from 2001 to 2020. Over the past 10 years, 17,412 plots have been distributed in Muscat Governorate. Out of which 5,563 plots (32 %) were sold and 3,195 plots (19 %) were built on and remaining 8,654 plots (50 %) are kept as is, owner has not yet built on it. • This study designed a systematic framework to extract the contributing factors that affect the citizens' building decision on government allocated land. • It was concluded from the study that the factors that impacted the citizens' building decision were Need, Financial Capability, Location, Services, Neighborhood Quality. JAPEX has variety types of abandoned wells. There are not only wells abandoned because of their well life, but also ones abandoned because they have too high pressure to keep well integrity at surface. In the other case, the well location has been gradually surrounded by residential land after long terms was passed since exploration. In addition, JAPEX has a case that the wellhead of its abandoned well was exposed by construction of third party at the previous well location already returned, and JAPEX recut the casing and set the well cap again. Since the 1990s, Russia (the former Soviet Union, FSU) has undergone radical institutional transformation and drastic economic, political, and social changes. These changes have resulted in complex transformations of the urban land-use patterns. We extracted four major urban land-use classes (residential, industrial, social well-being, and green land) before (1987) and after (2015) the transformation of St. Petersburg. In particular, we focused on residential and industrial land use. In the core and peripheral areas of St. Petersburg, we calculated the percentage of each land-use class and conducted spatial pattern analyses for 1987 and 2015. Specifically, we measured the degree of interspersion/juxtaposition, aggregation and contagion for the major land-use classes in the study area. Results indicated that St. Petersburg experienced significant urban land restructuring from 1987 to 2015. While the city retained some urban land structure from before FSU, it showed trajectories of urban development similar to those of developed counties in Western Europe. The FSU period was the main stage of the outward expansion of urban administrative boundaries. The process of deindustrialization in the urban core during the post-Soviet Union period lagged behind other international cities. The most significant change in the urban land-use pattern was suburbanization in the peripheral area. The suburbanization of St. Petersburg was different from that of other developed countries in that it had its own unique characteristics, both in the residential style and in the resident class. Russia's institutional transformation had strong impacts on urban land-use patterns in the post-Soviet Union period, thus providing a rich practical and theoretical basis for analyzing new models of urban land-use change. To analyze the leasing behavior of residential land in Beijing, the mathematical models of the price and the total area of the leased residential land are presented. The variables of the mathematical models are proposed by analyzing the factors influencing the district government’s leasing behavior for residential land based on the leasing right for residential land in Beijing, China. The regression formulae of the mathematical models are obtained with the ordinary least squares method. By introducing the data of the districts in Beijing from 2004 to 2015 into the mathematical models, the numerical results of the coefficients in the mathematical models are obtained by solving the equations of the regression formulae. After discussing the numerical results of the influencing factors, the district government behavior for leasing residential land in Beijing, China, is investigated. The numerical results show the factors concerning the government and how these factors influence the leased price and the total leased area of residential land for this large city in China. Finally, policy implications for the district government regarding residential land leasing in Beijing are proposed.

Land defines the social, economic and political relations in the society and is the most crucial factor of production. Access to land promotes the economic power of individuals and their contribution to the economy of the nation at large. It is both a resource and a focal point of social identity and solidarity. This paper is aimed at revealing the sources of gaining access to residential land in Akure by both male and female home owners with a view to engendering appropriate policy response towards female housing ownership. The sample size was determined from the 2006 population census figure of the Akure South Local Government Area. A total of three hundred and eighty one (381) questionnaires were administered to home-owners using systematic and stratified random sampling techniques and were found useful for analysis. The means of gaining access to residential land in the selected towns in the study area include purchase, inheritance, government allocation and gift. Discriminant Function Analysis was used to determine which socio-economic variables were the best predictors of how access to land can be gained. Occupation, income and education emerged as the best predictors out of all the socio-economic variables used. The paper recommends the provision of enabling environment to boost informal employment which is predominant in the study area as this will increase the income level of the citizens. There is also the need for public enlightenment on how to access land through government allocation which was very low in the study area.

The price of residential land is the foundation of urban real estate price development. This paper establishes the grey GM (1,1) model and the unbiased grey GM (1,1) model, and establishes combination forecasting model by using the entropy method to forecast the residential land prices of Hangzhou. We show that the combination forecasting model of entropy value method is more practical than the single prediction model, and the prediction accuracy improves. With the Markov chain model, the prediction results of entropy value method combination model are modified, and improve the reliability of the prediction results. [ABSTRACT FROM AUTHOR]
