Context and background The originality of the urban structure of Touba lies first of all in its management led by the general Khalif and its particular status of a land title which is backed by a strong uncontrolled demography combined with a strong sprawl poorly controlled. Touba's town planning policy seems to boil down to the creation of housing plots and the free choice left to the caliph for the sites for installing equipment or infrastructure, and the destination of the reserves. On the other hand, in Ziguinchor, land dynamics have become a central problem. Today, the peripheral districts, "old" areas of culture (Kandialang, Kenya, Djibock, Lyndiane and Diabir) constitute the main destinations for new arrivals (both from the city and from the depths countryside) in search of habitat plots. Goal and Objectives: The objective of this article is to show the different territorial dynamics in urban spaces with different tenure and land practices. Methodology: The methodological approach is based on the one hand on a documentary review, observation, socio-demographic surveys, and interviews. On the other hand, the use of geomatics (openstreetmap, google earth and Quantum GIS software) will be used for mapping. Results: The advantage of this approach has allowed us to characterize the land regimes of Touba and Ziguinchor, to quantify the dynamics of the two distinct land regimes, and to identify the issues and consequences of these territorial recompositions.

L’originalité de la structure urbaine de Touba réside tout d’abord sur sa gestion dirigée par le Khalif général et son statut particulier d’un titre foncier qui s’adosse sur une forte démographie incontrôlée conjuguée à un fort étalement mal maitrisé. La politique d'urbanisme de Touba semble se résumer à la création de parcelles d'habitation et au libre choix laissé au khalife pour les sites d'implantation d'équipements ou d'infrastructures, et la destination des réserves. En revanche, à Ziguinchor, la dynamique foncière est devenue une problématique centrale. Aujourd’hui, les quartiers périphériques, ‘’anciennes’’ zones de culture (Kandialang, Kenya, Djibock, Lyndiane et Diabir) constituent les principales destinations des nouveaux arrivants (aussi bien de la ville que de la campagne des profondeurs) en quête de parcelles d’habitat. L’objectif de cet article est de montrer les différentes dynamiques territoriales sur des espaces urbains aux régimes et pratiques fonciers différents. La démarche méthodologique est basée d’une part sur une revue documentaire, de l’observation, des enquêtes sociodémographiques, et des entretiens. D’autres part, l’utilisation de la géomatique (openstreetmap, google earth et logiciel Quantum GIS) servira de cartographie. L’avantage de cette approche nous a permis de caractériser les régimes fonciers de Touba et de Ziguinchor, de quantifier les dynamiques des deux régimes fonciers distinctes, et de dégager les enjeux et conséquences de ces recompositions territoriales., African Journal on Land Policy and Geospatial Sciences, Vol 4, No 2: March 2021
