Lifestyle centers and mixed-use neighborhood are fastly becoming popular in Georgia, changing the way people shop and dine out. Vickery Village and Atlantic Station, for example, are designed so that residents only need to walk to go to retail outlets. The other benefits of mixed-use developments, such as land use efficiency, are explained.

The various store formats are analyzed to study their importance in retail marketing. The spatial factors such as location, strategy and market response, which affect the retail store performance, are analyzed.

Analytical techniques used by the British retailers to select the location of new stores are discussed. Additional information on use of decision support systems and geographic information systems regarding new store location is also included.

A mathematical model employing a simplified one-dimensional distribution of population to maximize the total volume of demand for a new convenience store is developed to determine the optimal point of location for the newly opening store. The volume of demand is hinged on the population at each location and the suction force, which is based on the maximum migration length and the distance from the store to customers. The optimal location is derived under the variation of population models and in accordance with the length of the planning area and the maximum migration length.

American national retailers such as Gap, Sears, Barnes and Noble, and Saks Fifth Avenue have turned to downtown areas such as Main Street in Manhattan as locations for their store chains. The neighborhood store concept is viewed by retailers as a successful marketing strategy and believe that they cater customer needs such as efficiency and convenience better than branches in large malls. However, retailers also recognize problems such as parking shortages and fewer customer traffic in neighborhood locations.

Two factors, differing externality effects and differing location-demand price elasticities, determine the rents that different mall tenants will pay. Locating stores properly, which involves placing stores so that their various externalities will most beneficially affect other stores, benefits both developers and tenants. Landlords can benefit, therefore, by developing an understanding the impact of tenants' externalities.

A review of the literature on retail location at the micro-scale argues that theoretical, demand side and supply side approaches can be discerned. The theoretical approach involves two long-established, normative conceptualizations: bid rent theory and the principle of minimum differentiation. The approach also involves several inductively derived attempts to integrate the two into a reasonable combination theory and a body of associated empirical research that widely supports the hypothesized spatial patterns of retail activity.

A study was conducted to determine the importance of micro-scale location to the success of retail stores. The principle of minimum differentiation and the bid rent theory were discussed as theoretical frameworks for micro-scale location.
