This paper investigates the impact of homeowners' condominium self-governance on neighbourhood governance in urban China. The self-governance campaign, which advocates for the direct employment of property management personnel, signifies condominium owners' endeavours to reassert control over their private living space against the intervention of the state and the exploitation of property management agents. Whilst self-governance is practised within specific walled neighbourhoods, homeowners' efforts to amplify the influence of this campaign have brought it beyond the mere selection of a property management model. Employing the strategic action field approach, this paper identifies the key actors and specific forces that shape China's condominium and neighbourhood governance. It also explores the potential political risks associated with the self-governance campaign and how it changes the power dynamics within the neighbourhood governance structure. The research findings not only illustrate the versatility of the strategic action field approach in analysing the various aspects of condominiums and private neighbourhood governance in urban China but also extend current understanding of the interplay among homeowners' organisations, market agents and state actors and reveal relevant implications for neighbourhood governance in urban China. Wooden multi-storey construction (WMC) offers an alternative building solution for urban consumers seeking a low-carbon, sustainable lifestyle yet, the literature on consumer experiences in newly constructed WMC-apartments is sparse. This exploratory study develops an understanding about consumer choices with newly built WMC-apartments through thematic interviews of residents and property managers in five cities across Finland and Sweden. Contents analysis reveals that neither building material nor sustainability triggered the residents' initial interest in the new apartment. Residents found WMC appealing but traditional housing choice criteria (e.g. location, floor plan and affordability) guided the ultimate purchasing decision. Notwithstanding, residents expressed that the newly developed neighbourhoods suffered from limited services but trusted that future long-term development would increase service availability. Wood material was experienced as mainly positive and was assessed together with overall aesthetics, sustainability and durability aspects of the building. Residents trusted that the builders considered the apartment's sustainability criteria during construction (e.g. material durability and resistance to changing climate conditions). As the number of high-density buildings has increased, the management of property with complex condominium ownership has become an ongoing challenge in property registration and management. The three-dimensional (3D) modeling of condominium ownership has emerged as an effective means of meeting this challenge and has attracted great attention from fields such as geographical information science, urban planning and management, and property administration. Much progress has been made in building 3D models of condominium ownership; however, existing studies are all on a case-by-case basis and have left some critical issues unsolved, such as vague ownership boundaries, spatial rights without physical counterparts, and the unfixed spatial extent. The purpose of this study is to construct a 3D building ownership model with multiple levels of detail in the context of Chinese law to overcome the defects of 3D models above. This 3D model is presented in a case study of China by subdividing ownership boundaries based on clarifying the internal structure of condominium ownership, embedding the apportionment mechanism, and integrating the semantics, attributes, and geometry associated with the physical and legal entity of the condominium. The proposed 3D model is implemented by extending Building Information Modeling (BIM) based on the Industry Foundation Classes (IFC) and inheriting legal information from Land Administration Domain Model (LADM). In this study, examples of condominium ownership from three real legal dispute cases in China are analyzed and tested. The study clearly demonstrates that the proposed model can provide a better cognitive understanding of the legal space of property by rendering unambiguous ownership boundaries and presenting the spatial internal structure of ownership, which offers solid technical support for dealing with property registration and many legal dispute cases about condominium ownership. Purpose: Corporate real estate management (CREM) is complex due to an increasing number of real estate (RE) added values and the tensions between them. RE managers are faced with trade-offs: to choose a higher performance for one added value at the cost of another. CREM research mainly deals with trade-offs in a hypothetical sense, without looking at the characteristics of the RE portfolio nor the specific context in which trade-offs are made. The purpose of this paper is to further develop the concept of real estate value (REV) optimisation with regard to tensions between decreasing CO2 emissions and supporting user activities. Design/methodology/approach: Mixed method study. REV optimisation between user activities and energy efficiency for police stations in the Netherlands built between 2000 and 2020 is analysed. This is complemented by interviews with an RE manager and senior user of police stations and analysis of policy documents. Findings: The characteristics of the police station portfolio indicate no correlation between user activities and energy efficiency for the case studied. This is complemented by interviews, from which it becomes clear that there was in fact little tension between supporting user activities and energy efficiency. The performances of these two different added values were optimised separately. Originality/value: This study combines different scales (building and portfolio level) with different types of data: portfolio analysis, document analysis and interviews. Purpose: This research aims to assess how well the e-governance initiative aligns with its design expectations and on-ground realities for property management to redevelop Delhi, the mega-city of India. Additionally, the study proposes strategic interventions to address any gaps identified, aiming to improve the project's effectiveness and success. Design/methodology/approach: The research employs a singular exploratory case study methodology to scrutinise the e-governance initiative undertaken by the Government of India to confer property rights. Specifically, the study utilises a qualitative research approach known as design-reality gap (DRG) analysis. The study draws from primary and secondary sources using a mixed-methods data collection strategy. Primary data are gathered through a purposeful and snowball sampling method involving direct engagement with respondents, whilst secondary data are sourced from the project portal. Findings: The investigation reveals a substantial disparity between the planning and execution phases of e-governance projects. This incongruity predominantly manifests in the domains of process, staffing and skills, as well as objectives and values. The study further finds that strategic collaboration amongst stakeholders and the sustainability of decisions are the most critical factors in ensuring the success of e-governance initiatives and bridging the DRG of e-governance projects. Research limitations/implications: This research highlights the complex challenges faced by e-governance projects in technical, human and organisational aspects. The successful implementation and sustainability of these projects require effective strategies to overcome challenges, which management should proactively identify and act on. To improve services, beneficiaries should be encouraged to provide feedback and suggestions, as they play a crucial role in service enhancement. A dynamic feedback loop would be established by creating a two-way interaction between beneficiaries and service providers, leading to iterative service improvement. It is important to note that the study's findings are more illustrative than conclusive due to the moderate sample size, reflecting its limitations. Originality/value: The research contributes to the scholarly discourse on e-governance and policy implementation by comprehensively examining the alignment between conceptual design and real-world execution. It also introduces a normalised scale for the DRG framework, mapping its dimensions to deduce specific outcomes. Purpose: The study aims to investigate the nomenclature of structural versus non-structural building adaptation measures taken by occupants of residential properties located in flood-prone areas of Port Harcourt, Nigeria, to verify whether they are adapted or maladapted relative to their level of flood exposure and underscore the role of disaster resilience in property management. Design/methodology/approach: Using the survey research strategy, the uptake of structural and non-structural adaptation measures in spatially distributed areas of Port Harcourt was descriptively analyzed and tested to identify significant variation in the uptake of adaptation measures relative to increasing flooding levels, using a one-way ANOVA. Findings: The study outcome reveals that there are some distinctive features of buildings in Port Harcourt which provide wet-proofing structural adaptation qualities while dry-proofing structural adaptation measures are not adequate. However, although some key structural adaptation measures were adapted relative to the levels of flood exposure, most structural features of the buildings do not vary relative to flooding levels, indicating maladaptation even with increasing flood risk. The uptake of non-structural measures is also inadequate and maladapted relative to changes in the level of flood exposure, despite their non-intrusive and low-cost nature. Overall, the findings imply that maladaptation is more prevalent. Originality/value: The study provides a descriptive snapshot of the nomenclature of property-level flood risk adaptation in residential buildings, while highlighting the maladaptive tendencies/behavior of property occupants, within a metropolitan setting in the developing world, necessary to inform policy and provide sensitization for fostering disaster resilience in property management. Purpose: Farmland is an important property sector that has attracted the attention of institutional investors globally in recent years. This paper examines the risk-adjusted performance and portfolio diversification benefits of Australian farmland in a portfolio over the eight-year period of Q2:2015–Q2:2023, highlighting the unique property management dimensions to this property sector for its effective role in an institutional investor's property portfolio. Design/methodology/approach: Using the quarterly ANREV Australian farmland index over Q2:2015–Q2:2023, the risk-adjusted performance and portfolio diversification potential of Australian farmland is assessed. Constrained mixed-asset portfolios are used to assess the potential added-value role of Australian farmland in a mixed-asset portfolio. Analyses are also done for the farmland sub-sectors of annual farmland and permanent farmland. Findings: Australian farmland is seen to show strong risk-adjusted performance but at a much higher risk level than that seen for direct property. Diversification benefits from Australian farmland are also evident, with an important role by Australian farmland seen in the mixed-asset portfolio. Specific farmland property management strategies are identified for the effective inclusion of farmland in an institutional investor's property portfolio, including the potential benefits towards net zero carbon strategies. Originality/value: This is the first research that provides an independent empirical examination of the strategic importance of Australian farmland property for institutional investors using the institutional investment-grade ANREV Australian farmland database, from both an investment and environmental perspective. The unique property management implications for Australian farmland property are also highlighted, including the potential role of Australian farmland in net zero carbon strategies by institutional investors. This study focuses on the design and optimization of property energy management systems, aiming to improve energy efficiency, reduce waste, and enhance user comfort and satisfaction through intelligent means. The research background is based on the urgency of energy conservation and emission reduction, and the rise of smart property management models on a global scale, especially the increasing demand for energy efficiency monitoring, predictive analysis, automated control, and user engagement. To address the urgent need for energy conservation and emission reduction, particularly in the realm of property management, this study designed and optimized a property energy management system. The core of the research is a systematic energy management framework that encompasses efficient monitoring, intelligent predictive analytics using techniques such as Long Short-Term Memory (LSTM) networks for energy consumption forecasting, automated control, user-friendly interfaces, and system safety. An empirical case study was conducted at a large-scale commercial complex, confirming the effectiveness of the system. Through intelligent transformation, specifically the optimization of air conditioning and lighting systems using advanced technologies like frequency modulation and LED lighting, a total energy saving rate of 25% was achieved. The annual economic savings exceeded 1.25 million yuan, and user satisfaction was significantly improved. During the research process, several limitations and challenges were encountered, including data quality issues and scalability concerns. These limitations were addressed through rigorous data preprocessing and validation, ensuring the robustness of the findings and their applicability to similar environments. The interplay between land management and real estate market dynamics is critical for sustainable development. This study employs behavioral finance theory to explore how irrational behaviors among key market participants, including developers, consumers, and brokers, influence housing prices in China. By examining decision aggregation processes and sociocultural influences, we identify significant behavioral factors such as overconfidence, herding behavior, and availability bias that contribute to real estate price fluctuations. Our empirical analysis, based on data from 2001 to 2018, reveals how these behaviors impact market outcomes and provides insights for improving land administration systems. The findings offer valuable perspectives for policy and strategy development aimed at stabilizing housing markets, promoting sustainable real estate practices, and supporting the achievement of sustainable development goals (SDGs). Increasing population density in urban areas in recent decades has led to the need to develop the building environment in an accelerated way, being necessary for the construction of buildings and their vertical development for a higher percentage of occupancy of the population on a small area of land. Urban expansion has determined the need to impose restrictions on public law through laws and regulations, to reduce the negative impact on the environment and to increase the quality of life of the population. Integrating restrictions, rights and responsibilities into cadastral systems would be an important step in developing integrated real estate management systems. This article aims to monitor the impact of public law restrictions on buildings in the urban area and to present urban regulations and legislation in Romania with applicability in the field of construction through the study of case in which a 3D model of representation and visualization of the restrictions of public law of the buildings is developed. Purpose: This study aims to examine the challenges in the implementation of energy management systems in residential buildings to lower the running cost and achieve a better energy-efficient building. Design/methodology/approach: This study adopted a mixed research method. Quantitative data was gathered by issuing a research questionnaire to 20 Delphi experts, while qualitative data was acquired through a Systematic Literature Review. Data received was analyzed using the descriptive analysis method. Findings: The findings revealed that the main barriers to incorporating energy management systems (EMSs) in residential buildings consist of a lack of awareness of energy management systems, lack of management commitment to energy management, lack of knowledge about energy management systems, lack of funds for energy management systems, resistance to energy management technology by the property owners and property managers, distrust and resistance to energy management technology by the property owners, high initial cost of energy management technologies, shortage of technicians for energy management technologies, the nonexistence of local manufacturers of energy management equipment, lack of incentives for efficient energy management and high repair costs of energy management technologies. Research limitations/implications: The specific focus on residential buildings may limit the applicability of findings to commercial or industrial sectors. Further research is warranted to accommodate other energy-consuming sectors. Practical implications: People's perceptions, either wrong or correct, affect their ability to make an informed decision to adopt energy management systems, denying them the opportunity to reap the associated benefits. Therefore, there is an urgent need for the residential industry stakeholders and the government to increase educational opportunities for property owners, managers and property tenants on the importance of energy management systems. Originality/value: This research presents the potential obstacles and problematic areas that residents may encounter while using these energy management systems. Consequently, they will be able to make a well-informed choice when installing energy management systems. Purpose: This study aims to introduce the design and the design process for an innovative sanitary fixture to be used in public facilities for the purpose of ablution. This purpose-made fixture is needed to support the hygienic, safe and comfortable performance of this essential function in public facilities in many parts of the world. The study also clarifies the need for this function and critically reviews current designs to address it. Design/methodology/approach: The study started by critically reviewing the standard built-in models for ablution. It also identified and analyzed new approaches to designing standalone ablution fixtures. The study then specified the characteristics of a better ablution fixture and involved drafting a design based on these characteristics, making a wooden prototype to test the design and receiving users' feedback. The design was adjusted and tested again for more feedback. Finally, the study resulted in the development of a final design. It used digital fabrication to create the design prototype with improved aesthetics, tested it again and received user feedback. Findings: A survey of users showed that they found the innovative fixture more comfortable and safer than the commonly used built-in models. The main concern was the potential for water to splash on clothes from the high faucet. Originality/value: In addition to showing an innovative design for a purpose-made sanitary fixture for ablution, the study makes the reader aware of the various challenges of providing a hygienic, safe and comfortable facility for users to perform this function. Landlord technology—or the systems used by landlords to control and regulate tenant lives, spaces, and data—frequently promises "frictionless" building management and residential experiences. Yet services such as "digital doormen" and virtual property management platforms often create more work for tenants, particularly regarding decreased accessibility for tenants of color whose faces are unrecognized by biased algorithms used to administer building access, and for renters who are unable to or who refuse to use new apps and web portals. There are also "digital butlers" that landlords deploy as a means of attracting and retaining wealthy residents, yet that end up creating increased and often gendered work for those laboring behind the curtains of automation. Even virtual property management tools rely upon outsourced labor and are rife with contradictions and hardships for renters and call center workers alike. With a proposition that new forms of material and affective labor are created by landlord technologies despite promises of frictionless living, this article focuses on the various struggles that workers and tenants face in using, maintaining, refusing, and, at times, organizing against property automation. Based upon collaborative research produced with Landlord Tech Watch, as well as ethnographic accounting of housing and labor struggles in New York City and Cluj, this article introduces friction as a critical analytic useful in assessing the uneven, gendered, and racialized labor formations that landlord technologies require and reproduce despite fictions of frictionless living. The object of the research in the paper is intellectual property as one of the key resources of startup projects. The research is aimed at providing the understanding of intellectual property role in ensuring the efficiency of startup projects management and overcoming its undervaluing. Current conditions of Ukrainian enterprises functioning demand the search of effective tools for forming competitive advantages and ensuring the recovery of economy, that emphasizes the necessity of innovation activity activation. The study focused on startup projects as one of the forms of activation of innovation activity. The author proposed the definition of a startup as a temporary structure (organized in the form of a business entity and/or project), which has innovative characteristics of the business model, generates an innovative product and is aimed at significant growth and scaling. Startup projects have their peculiarities which influence the respective management system. On the basis of the conducted research the directions of startup projects management were identified, one of which is the management of startup project resources. Intellectual property, in its turn, is one of the key resources of startup projects considering the innovative nature of their business-models. Efficient management of the intellectual property objects is capable of forming significant advantages for the startup project, which will result in its performance indicators. The main directions of intellectual property management in startup projects include development of intellectual property, market analysis, protection of intellectual property rights, commercialization of intellectual property rights. Ensuring the efficiency of the intellectual property management provides for the observance of relevant principles, the main of which include the principles of systematicity, reasonableness, efficiency, alternativeness, ensuring development, adaptability, social responsibility. AbstractIn this article, we propose the multivariate range Value-at-Risk (MRVaR) and the multivariate range covariance (MRCov) as two risk measures and explore their desirable properties in risk management. To facilitate analytical analyses, we derive explicit expressions of the MRVaR and the MRCov in the context of the multivariate (log-)elliptical distribution family. Frequently-used cases in industry, such as normal, student-t, logistic, Laplace, and Pearson type VII distributions, are presented with numerical examples. The accelerated development of society and the rapid advancement of urbanization are among the reasons for the current shortage of land resources. In China, the pressure of land resource shortage, the increasing height and complexity of buildings in cities, and the inadequate spatial expression ability of two‐dimensional (2D) real estate data pose challenges to government departments that use 2D real estate data as basic management elements. Currently, an effective solution is to establish a three‐dimensional (3D) building property rights model. However, this approach has low modeling efficiency, and the model cannot be divided into floor and house, cannot be linked to property rights information, and has a large size and high input cost. To address these problems, this paper presents an automatic method of constructing a 3D building property model based on visual programming language (VPL). The compatibility of this method with several different building types is tested, and the differences in cost, efficiency, and model size between this method and other modeling methods are compared and analyzed. Results show that the average modeling time has been reduced to less than 2 min, representing an efficiency improvement of over 80%. Furthermore, the model size has been reduced by more than 90%. This method cannot only stereoscopize 2D real estate data but also obtain the building property rights model with floor and house and property rights information while ensuring the small model size and low cost. The artificial cultivation and management were extensively carried out in Dendrocalamus brandisii stands. However, the influences of artificial management on the anatomical and chemical characteristics of the bamboo culms were unknown. In this study, the fiber morphology, chemical composition and sugar accumulation of the D. brandisii culms with management and without management were compared in order to determine the influences of artificial management on bamboo culms. The results indicated that artificial management had a significant influence on the fiber morphology, resulting in shorter fiber length, larger L/T ratio, and smaller W/Lu value. However, the management not only increased the contents of moisture, ash, SiO2, and extractive, but also increased the holocellulose contents and decreased the lignin contents, as compared to those without management. Moreover, the management significantly increased the endogenous carbohydrates storage in the culms so as to improve the shoot production. The bamboos under management conditions could still be utilized as a raw material for papermaking. This provided a theoretical basis for the artificial management of D. brandisii stands. This study investigates whether sustainability in property management is valued by property buyers. Using a sample of 312,474 property transactions in Hong Kong from 2007 to 2021 and based on a hedonic pricing model, we find that the environmental, social, and governance (ESG) performance of property management companies is positively associated with housing prices, and that housing prices drop if property management companies experience ESG-related risk incidents. The results are robust when the sample is restricted to repeat-sales transactions and when using a location-based matching approach and an instrumental variable approach. Further analysis shows that housing prices increase with the social and governance performance of property management companies but not with their environmental performance. The negative effect of ESG incidents on housing prices increases if the incidents are reported by high-reach media. Homebuyers and nonlocal buyers are more willing to pay a premium for sustainability in property management than are real estate speculators and local buyers. Additional evidence suggests that ESG practices play a more significant role in affecting property value through lower risk or a higher rental income growth rate than through higher gross rents. Public housing (PH) focuses on assisting low-income households with housing stability. However, the inefficiency of property management in PH gives rise to a range of challenges in both physical and internal operational management, leading to negative stigmatisation towards tenants living in PH. Various initiatives have been launched to address the inefficiencies of property management. This study categorised and elaborated these initiatives under three main categories: reconceptualisation, externalisation, and managerialisation. There is currently no systematic literature review that provides a comprehensive overview of the initiatives aimed at enhancing property management in PH on a global scale, despite the fact that an overwhelming number of initiatives have been proposed in various studies. Therefore, the present systematic literature review was conducted to provide a comprehensive understanding of the existing research and initiatives pertinent to PH property management. This thorough examination will not only inform the current state of property management practices but also provide valuable insights to guide future research endeavours and decision-making processes in this domain. The outcome of this study revealed the positive impact of managerialisation, showcasing its pivotal role in problem identification and as a strategic indicator for proposing solutions aimed at continuous improvement. By combining machine learning AI model with traditional credit risk measurement model, this paper aims to more accurately measure the credit default risk of real estate enterprises. Through professional credit management knowledge, the integration of these two models can fill the gaps of traditional models outside of financial data, and use the research experience of traditional models in the financial field to provide guidance for machine learning. This paper focuses on the key issues of capital intensity, exploration of Supply Chain Finance Growth and Credit Risk Control within the Real Estate Sector. By combining qualitative and quantitative methods. Through literature research and empirical analysis, this paper develops a supply chain finance credit risk assessment index system tailored for small and medium-sized enterprises operating in China's real estate sector. The index system comprises 23 risk assessment indicators, and comprehensively considers many factors such as corporate financial status and market environment. Then, a credit risk assessment model for small and medium-sized real estate enterprises is developed from a supply chain finance perspective, utilizing genetic algorithm optimization for Support Vector Machine (GA-SVM)., and the advantages of this model compared with the traditional model in accuracy and generalization ability are verified through comparative analysis of experiments. The research results can help reduce the information asymmetry in the real estate industry, enhance the credit rating evaluation process for small and medium-sized enterprises, and furnish references to aid commercial banks in credit and credit risk management within the real estate supply chain finance sector.which has important theoretical and practical value. Scientific information on the spatial variability of soil properties is critical for sustainable production and designing appropriate measures for efficient soil–crop management. The growing urban areas in fertile landscapes are a major concern experiencing a huge anthropogenic onslaught and lack of information on spatial variability of soil properties. Therefore, the present study was carried out to delineate the spatial distribution of some selected soil properties from Balh Valley and its catchment area (Suketi basin) in lower Himachal Himalaya, India. A total of 468 geo-referenced surface soil samples were collected and analyzed for soil pH, EC, OC; primary nutrients (N, P, K); secondary nutrients (Ca and Mg); and DTPA-extractable micronutrients (Zn, Fe, Mn and Cu)following standard procedures. The results showed a significant variation in soil pH (acidic to alkaline), EC (0.08–0.70 dS/m), OC (3–26 g/kg), major nutrients N (41.96–208.03 mg/kg), P (5.80–18.75 mg/kg), and K (53.57–163.64 mg/kg). Among micronutrients, Zn was found below the critical limit toward the extreme fringes of the basin. The data were analyzed with descriptive statistics and geostatistical approach. The spatial maps were prepared with ordinary kriging (OK) technique after semivariogram modeling and cross-validation approach. The five principal components (PCs) chosen depicted a moderate correlation between the calculated soil attributes. The two management zones (MZs) were derived by performing the fuzzy c-means clustering analysis based on fuzzy performance index (FPI) and normalized classification entropy (NCE) analysis. The spatial maps represent the distribution of soil properties in the valley and its catchment area. The information generated provides baseline data for site-specific fertilizer recommendations for precision agriculture and minimize downstream adverse environmental impact in the Himalayan ecosystem.
