The real estate investment model of Income, Risk and Service is discussed. The valuation of the real estate plus bundling of all the real estate assets in the sale limit the transfer and/or gain tax.

The aggregate level of pension fund investments in real estate is well below the levels suggested by most studies that use real estate appraisals to estimate optimal allocations. Estimated allocations based on expected equilibrium returns and historical covariances derived from continuous auction markets are lower than conventional estimates, but still well above actual levels. This suggests that factors not considered by the equilibrium pricing model, including indivisible ownership interests, conflicts of interest between real estate investment managers and pension funds, and taxes, reduce real estate's diversification potential significantly. Appraisers can use these examples of equations based on the Ellwood format to duplicate various real estate investment situations.

The property appraisal model demonstrated is known as the rank regression model, and is more efficient than multiple regression analysis, especially for smaller samples. This new method of identifying comparable properties for use in assessing property valuation adjustments is best suited to residential appraising and more accurately estimates market values. Rank regression analysis is a tool appraisers should become familiar with, despite interpretation limitations relative to coefficients used in the appraisal method.
