Denna uppsats utforskar och analyserar kapitalstrukturen hos börsnoterade fastighetsbolag på Nasdaq Stockholm under åren 2017–2022. Studien fokuserar på att identifiera eventuella samband mellan bolagens skuldsättningsgrad och en rad faktorer: storlek, lönsamhet, tillväxt, samt styrräntans inverkan under den valda tidsperioden. Genom att analysera dessa faktorer i relation till den rådande ekonomiska miljön, avser studien att ge insikter i hur fastighetsbolagen kan utforma sina strategier inför framtida finansiella fluktuationer. Den teoretiska ramen inkluderar grundläggande kapitalstrukturteorier som Modigliani-Miller, Trade-off Theory, Pecking order Theory och Market Timing Theory. Med dessa teorier som grund, har studien utfört kvantitativ dataanalys för att testa hypoteser om sambanden mellan de oberoende variablerna (storlek, lönsamhet, tillväxt, styrränta och TestEtt), och den beroende variabeln (skuldsättningsgrad). Dessa insikter är inte bara relevanta för akademiska ändamål utan också värdefulla för investerare och företagsledare i beslutsprocessen om investeringar. Studien bidrar till den befintliga forskningen genom att ge en djupare förståelse för hur externa ekonomiska förhållanden, som förändrade styrräntor, påverkar kapitalstrukturer inom fastighetssektorn. Slutligen presenterar uppsatsen förslag för framtida forskning för att bygga vidare på de upptäckta trenderna och relationerna., This essay explores and analyzes the capital structure of publicly traded real estate companies on Nasdaq Stockholm during the years 2017–2022. The study focuses on identifying potential correlations between the companies' leverage ratios and a range of factors: size, profitability, growth, as well as the impact of the policy rate during the chosen period. By analyzing these factors in relation to the prevailing economic environment, the study aims to provide insights into how real estate companies can shape their strategies in anticipation of future financial fluctuations. The theoretical framework includes fundamental capital structure theories such as Modigliani-Miller, Trade-off Theory, Pecking order Theory, and Market Timing Theory. Building on these theories, the study conducted quantitative data analysis to test hypotheses regarding the relationships between the independent variables (size, profitability, growth, policy rate and TestEtt) and the dependent variable (leverage ratio). These insights are not only relevant for academic purposes but also valuable for investors and corporate decision-makers in the investment decision-making process. The study contributes to existing research by providing a deeper understanding of how external economic conditions, such as changing policy rates, affect capital structures within the real estate sector. Finally, the essay presents suggestions for future research to build upon the discovered trends and relationships.

Nanophotonic and plasmonic research have seen many breakthroughs lately which has created a demand for automated design algorithms to optimize optical elements at the nanometer scale. This work focuses on plasmonic nanostructures that are small metal particles interacting with electromagnetic radiation on length scales typically less than the wavelength. Plasmonic effects from nanostructures are used for enhancing and manipulating electromagnetic fields at the nanometer scale which have seen many applications in sensing requiring an ultra-high sensitivity and a small resolution. This work is about how deep learning methods can be used for designing plasmonic gold nanostructures. In particular, we investigate how convolutional neural networks can be used to predict the optical properties of nanostructures and how conditional generative adversarial networks (cGAN) can be used for designing structures with desired optical properties. The data in this work consist of images with differently shaped nanostructures and the corresponding spectral data for the scattering cross section, the absorption cross section, the polarization rotation and the polarization ellipticity. Utilizing the convolutional EfficientNet architectures, we train a forward model to predict the spectral data of anisotropically shaped nanostructures with images of the structure shape as input. We achieve a mean squared error of 2.5 × 10−4, 2.5 ×10−4, 6.0 ×10−4, and 4.9 ×10−4 respectively for each variable which agrees with the literature for similar problems. For the inverse design models, we show that label projection can be used to improve the results of two common GAN architectures in combination with a novel label embedding network. We use the Wasserstein GAN method with gradient penalty for training the models to generate images of nanostructure shapes conditioned on spectral data. Two iron complexes featuring the bidentate, nonconjugated N-heterocyclic carbene (NHC) 1,1′-methylenebis(3-methylimidazol-2-ylidene) (mbmi) ligand, where the two NHC moieties are separated by a methylene bridge, have been synthesized to exploit the combined influence of geometric and electronic effects on the ground- and excited-state properties of homoleptic FeIII-hexa-NHC [Fe(mbmi)3](PF6)3 and heteroleptic FeII-tetra-NHC [Fe(mbmi)2(bpy)](PF6)2 (bpy = 2,2′-bipyridine) complexes. They are compared to the reported FeIII-hexa-NHC [Fe(btz)3](PF6)3 and FeII-tetra-NHC [Fe(btz)2(bpy)](PF6)2 complexes containing the conjugated, bidentate mesoionic NHC ligand 3,3′-dimethyl-1,1′-bis(p-tolyl)-4,4′-bis(1,2,3-triazol-5-ylidene) (btz). The observed geometries of [Fe(mbmi)3](PF6)3 and [Fe(mbmi)2(bpy)](PF6)2 are evaluated through L-Fe-L bond angles and ligand planarity and compared to those of [Fe(btz)3](PF6)3 and [Fe(btz)2(bpy)](PF6)2. The FeII/FeIII redox couples of [Fe(mbmi)3](PF6)3 (−0.38 V) and [Fe(mbmi)2(bpy)](PF6)2 (−0.057 V, both vs Fc+/0) are less reducing than [Fe(btz)3](PF6)3 and [Fe(btz)2(bpy)](PF6)2. The two complexes show intense absorption bands in the visible region: [Fe(mbmi)3](PF6)3 at 502 nm (ligand-to-metal charge transfer, 2LMCT) and [Fe(mbmi)2(bpy)](PF6)2 at 410 and 616 nm (metal-to-ligand charge transfer, 3MLCT). We here report the synthesis of the homoleptic iron(II) N-heterocyclic carbene (NHC) complex [Fe(miHpbmi)(2)](PF6)(4) (miHpbmi = 4-((3-methyl-1H-imidazolium-1-yl)pyridine-2,6-diyl)bis(3-methylimidazol-2-ylidene)) and its electrochemical and photophysical properties. The introduction of the pi-electron-withdrawing 3-methyl-1H-imidazol-3-ium-1-yl group into the NHC ligand framework resulted in stabilization of the metal-to-ligand charge transfer (MLCT) state and destabilization of the metal-centered (MC) states. This resulted in an improved excited-state lifetime of 16 ps compared to the 9 ps for the unsubstituted parent compound [Fe(pbmi)(2)](PF6)(2) (pbmi = (pyridine-2,6-diyl)bis(3-methylimidazol-2-ylidene)) as well as a stronger MLCT absorption band extending more toward the red spectral region. However, compared to the carboxylic acid derivative [Fe(cpbmi)(2)](PF6)(2) (cpbmi = 1,1 '-(4-carboxypyridine-2,6-diyl)bis(3-methylimidazol-2-ylidene)), the excited-state lifetime of [Fe(miHpbmi)(2)](PF6)(4) is the same, but both the extinction and the red shift are more pronounced for the former. Hence, this makes [Fe(miHpbmi)(2)](PF6)(4) a promising pH-insensitive analogue of [Fe(cpbmi)(2)](PF6)(2). Finally, the excited-state dynamics of the title compound [Fe(miHpbmi)(2)](PF6)(4) was investigated in solvents with different viscosities, however, showing very little dependency of the depopulation of the excited states on the properties of the solvent used.

[Fe(mbmi)3](PF6)3 exhibits photoluminescence at 686 nm (2LMCT) in acetonitrile at room temperature with a quantum yield of (1.2 ± 0.1) × 10–4, compared to (3 ± 0.5) × 10–4 for [Fe(btz)3](PF6)3.

When striving for realism in first-person games, the use of sampled audio has been frequent, and it is often argued that a higher level of auditory authenticity will lead to an increased realism.However, in this paper, it is argued that, for the purpose of realism, attention should instead be directed at making players themselves a more contributing factor to how sound is perceived; the more the audio of a game changes with, or adapts to, player input, the more realistic it should be perceived. This idea is tested in a first-person game where participants play two different levels where one level’s wind sound has audio parameters adapt to the camera’s yaw rotator value, while the other level’s wind sound does not adapt at all. The participants’ experience of each design approach is evaluated using a quantitative and qualitative analysis. Results suggests that an increase of adaptive audio can lead to an increase in perceived realism in first-person games. A difference could clearly be perceived between the approaches and there were indications of preference for the adaptive approach. First-person games, such as simulators, as well as VR games, may well benefit from this approach in that it could increase the perceived realism.

Fe(III) complexes with N-heterocyclic carbene (NHC) ligands belong to the rare examples of Earth-abundant transition metal complexes with long-lived luminescent charge-transfer excited states that enable applications as photosensitizers for charge separation reactions. We report three new hexa-NHC complexes of this class: [Fe(brphtmeimb)2]PF6 (brphtmeimb = [(4-bromophenyl)tris(3-methylimidazol-2-ylidene)borate]–, [Fe(meophtmeimb)2]PF6 (meophtmeimb = [(4-methoxyphenyl)tris(3-methylimidazol-2-ylidene)borate]–, and [Fe(coohphtmeimb)2]PF6 (coohphtmeimb = [(4-carboxyphenyl)tris(3-methylimidazol-2-ylidene)borate]–. These were derived from the parent complex [Fe(phtmeimb)2]PF6 (phtmeimb = [phenyltris(3-methylimidazol-2-ylidene)borate]– by modification with electron-withdrawing and electron-donating substituents, respectively, at the 4-phenyl position of the ligand framework. All three Fe(III) hexa-NHC complexes were characterized by NMR spectroscopy, high-resolution mass spectroscopy, elemental analysis, single crystal X-ray diffraction analysis, electrochemistry, Mößbauer spectroscopy, electronic spectroscopy, magnetic susceptibility measurements, and quantum chemical calculations. Their ligand-to-metal charge-transfer (2LMCT) excited states feature nanosecond lifetimes (1.6–1.7 ns) and sizable emission quantum yields (1.7–1.9%) through spin-allowed transition to the doublet ground state (2GS), completely in line with the parent complex [Fe(phtmeimb)2]PF6 (2.0 ns and 2.1%). The integrity of the favorable excited state characteristics upon substitution of the ligand framework demonstrates the robustness of the scorpionate motif that tolerates modifications in the 4-phenyl position for applications such as the attachment in molecular or hybrid assemblies.

A homoleptic organometallic Fe(IV)complex that is stable in both solution and in the solid state at ambient conditions has been synthesized and isolated as [Fe(phtmeimb)(2)](PF6)(2)(phtmeimb=[phenyl(tris(3-methylimidazolin-2-ylidene))borate](-)). This (FeN)-N-IV-heterocyclic carbene (NHC) complex was characterized by(1)H NMR, HR-MS, elemental analysis, scXRD analysis, electrochemistry, Mossbauer spectroscopy, and magnetic susceptibility. The two latter techniques unequivocally demonstrate that [Fe(phtmeimb)(2)](PF6)(2)is a triplet Fe(IV)low-spinS=1 complex in the ground state, in agreement with quantum chemical calculations. The electronic absorption spectrum of [Fe(phtmeimb)(2)](PF6)(2)in acetonitrile shows an intense absorption band in the red and near IR, due to LMCT (ligand-to-metal charge transfer) excitation. For the first time the excited state dynamics of a Fe(IV)complex was studied and revealed a approximate to 0.8 ps lifetime of the(3)LMCT excited state of [Fe(phtmeimb)(2)](PF6)(2)in acetonitrile.

Iron nitrogen heterocyclic carbenes (NHC) have received a great deal of attention recently, due to their growing potential as e.g light sensitizers and photocatalysts. We present a sub-ps x-ray spectroscopy study of a FeIINHC complex allowing us to identify and quantify the states involved in the deactivation cascade after light absorption. We find that excited molecules relax back to the ground state populating first the 3MLCT and then along two pathways the 3MC state. One of these pathways is ultrafast (~150 fs) for ~30% of the excited molecules, in competition with vibrational relaxation and cooling, followed by a much slower (7.6 ps) decay of the relaxed 3MLCT state. The 3MC state then rapidly (2.2 ps) decays to the ground state. The ultrafast deactivation of the 3MLCT state constitutes a loss channel from the point of view of photochemical efficiency and highlights the necessity to screen other FeNHC complexes (and perhaps other transition metal complexes) for this ultrafast decay of 3MLCT population, in order to optimize photochemical performance.
