This paper sheds new light on informal-formal renting through the integration of paying rent to families within a 'modes' of renting typology framework. While private rental housing has long comprised a mix of informal and formal practices dualistic conceptions of informality and formality are being challenged as housing research explores emergent family and sharing economies alongside financialized and rentier economies. Well-used concepts of property rights and tenure or de jure occupancy are expanded to incorporate more nuanced measures of de facto occupancy, particularly relating to the family economy in which we argue represents a form of diffuse informality not well captured in national data collections based on tenure alone. Applying this conceptualisation within an Australian survey of more than 2,870 individual renters within the informal-formal market, we find that informal renting within families is pervasive. Our findings are suggestive of structural changes where a sizable cohort of discouraged and tactical renters are locked out of or bypassing mainstream rental markets. [ABSTRACT FROM AUTHOR]

Though unemployment has long been recognised as a threat to housing security, the impact of time-related underemployment remains neglected. This article takes an integrated approach, linking unemployment and underemployment within the context of a household analysis of housing insecurity. It draws on panel data from the Household, Income and Labour Dynamics in Australia (HILDA) survey and deploys an innovative measure that differentiates households in terms of employment hours deficits. The results confirm a significant relationship between total employment hours deficits within the household and housing payment arrears and reinforce the importance of integrating time-related underemployment into labour market and housing analysis. Lesbian, gay and bisexual (LGB) people are more likely than heterosexual people to experience homelessness. The study aimed to compare risk and resilience factors commonly associated with homelessness according to sexual identity to inform more LGB‐inclusive and targeted policy and service provision in this area. The study involved analysis of data from two Australian surveys: the General Social Survey 2014 (n = 17,401) and the Journeys Home study (n = 1,659). Chi‐squared analyses of the survey data compared LGB with heterosexual respondents. Bisexual respondents had a significantly earlier average age of first homelessness, and were more likely to have repeated episodes of homelessness than lesbian, gay or heterosexual respondents. Risk factors that were higher among bisexual people included family violence, conflict and rejection and substance use issues. LGB respondents were twice as likely to have experienced discrimination as heterosexual respondents, more likely to have experienced violence and have mental health problems. Conversely, resilience factors for LGB respondents included being more likely to access friends for support in times of crisis, and to be involved in civic or political groups. We suggest that LGB people at risk of homelessness need effective responses based on their risk and resilience factors, including targeted peer support and mainstream services that affirm and acknowledge their diverse sexual identities. Australian policies should encourage improved LGB data collection and specific service responses. Shared rental housing has long been one of the few affordable options available to low-income urban singles. Gaining access to a share rental dwelling has historically relied on 'low tech' communications such as noticeboards and classifieds, in relatively localised spatial areas. With the global proliferation of digitally mediated peer-to-peer platforms, the geographical reach of shared renting, including the opportunity for living with strangers, has expanded. Amidst declining affordability and growing precarity, the enhanced spatial flows and connectivity of peer-to-peer platforms provide a direct yet informal route into rental housing. In these informal spaces, singles rely on networks of 'distributed' rather than 'institutional' trust associated with formal rental arrangements. Drawing on interviews with urban singles in Australia, this paper explores the everyday informal practices of forming networks for shared access, negotiating the living agreement, creating a home and becoming an expert in the digitally mediated spaces of the shared rental household. The everyday informal practices of 'distributed trust' sheds new light on the spatially contingent 'trust cultures' emerging in shared renting. Despite narratives of a movement towards the more collaborative consumption of a sharing economy, enduring informal practices of opportunists and entrepreneurs that erode trust and a sense of home persist.
