Studien ämnar att undersöka hur Crisis Management kan användas vid utformning av kriskommunikation samt om det går att skilja kommunikation och kriskommunikation åt. I syfte att uppnå detta genomför studien en fallstudie av två svenska företag som är verksamma i fastighetsbranschen under nyproduktionskrisen 2018 (Oscar Properties och Aros Bostad). Fyra kvalitativa semistrukturerade intervjuer med verksamma experter inom kriskommunikation har genomförts i syfte att underbygga och utveckla studiens analytiska grund. Efter genomförd studie har författarna sammanställt och presenterar en modell baserat på Crisis Managements tre olika faser med bidrag från Expressiveness Quotient-modellen. Modellens uppbyggnad är förändrad till att vara cirkulär och ser kriser istället likt ett kretslopp utan några tydliga avgränsningar mellan de olika krisfaserna, eftersom studien visar på svårigheter att skilja dessa åt. Syftet med en modell likt den är att påminna sig och organisationen om att den inte verkar i ett sammanhang skiljt från omvärlden utan att de faktorerna kan komma att spela in på organisationen. Ett exempel från studien och fastighetsbranschen är regeringens införande av amorteringskrav, en extern faktor som organisationerna var tvungna att förhålla sig till och kom att påverka marknaden. Ett annat sådant exempel på en extern faktor som är svår att planera och förutse är mediebevakningen., The aim of this thesis is to examine how Crisis Management can be applied when formulating crisis communication, and whether there is a distinct difference in how regular communication is built. This thesis consists of a case study subsidized by two companies in the housing industry, Oscar Properties and Aros Bostad, during the crisis on the housing development market 2018. Four qualitative semi-structured interviews with active experts in crisis communication are carried out with the aim of supporting and developing the analytical basis of the study. After completing the study, the authors have compiled and presented a model based on Crisis Management's three different phases and combined it with dimensions from the Expressiveness Quotient-model. The models structure has changed to be circular and defines crises like a cycle. The cycle is carried out without any clear delimitations between the different crisis phases, since the study shows difficulties in distinguishing these. The purpose of a model like this is to remind the organization that they do not operate in a context separate from the outside world but that these factors may affect the organization anyhow. An example from this study and the housing development industry is the government's introduction of amortization requirements, an external factor that the organizations had to consider and came to influence the market. Another example of an external factor which is difficult to plan and predict, is media coverage and how it will affect the organization's reputation.

I det här examensarbetet i arkitektur analyseras en ny typ av bostäder i Stockholmsområdet: konceptboendet. Bostadstypen är skapad för en ”urban nomad”. Det är ett ord som används i marknadsföring och kan tolkas som en person som antingen reser mycket i sin yrkesverksamhet eller någon som behöver en tillfällig bostad på grund av studier eller i väntan på en lämpligare bostad. Stockholm har i dag, 2018, en stor bostadsbrist vilket skapar ett tryck på politiker att ta fram lösningar. Synen på bostaden har skiftat från att ha varit en rättighet till en lyxprodukt. Fastighetsutvecklare som Oscar Properties och Axxonen utvecklar och marknadsför premiumbostäder där hotellet är förebild och olik typer service ingår i bostadskonceptet. Det finns förändrade attityder när det gäller höga bostadshus och skyskrapor i Stockholm som ofta har lägenheter som kallas konceptboenden eller premiumbostäder. Det är viktigt att lägga märke till detta skifte i inställning eftersom det förklarar varför bostäder ser ut som de gör och vadsom driver deras design och funktion. Norra tornen vid Torsplan är exempel på premiumbostäder i höghus med inspiration från New Yorks exklusiva skyskrapor. Ett annat exempel är Tellus Towers vid telefonplan som är fylld med enrummare för unga vuxna. Där finns dramatiska utsikter och serviceanläggningar som pool och spa som säljargument. Idén om flyttkedjor motiverar byggandet av lyxlägenheter och skyskrapor i attraktiva lägen eftersom rörligheten ska göra att alla till slut kommer att få en bostad. För en förmögen målgrupp innebär rörlighet ett internationellt, hotellrumsinspirerat boende: en så kallad ”premiumbostad”. Bostadsrättsföreningen Continental Apartments erbjuder till exempel full hotellrumsservice och är dessutom beläget i de övre våningarna av Hotel Scandic Continental. För bostadslösa låginkomsttagare innebär en rörlig lösning ett boende som de kan tolerera men som i längden är otillräckligt. En tillfällig lösning som skapats på initiativ av den, In the marketing of certain types of newly-built urban homes there is an intended target group: the “urban nomad”. Behind the pictures is an underlying idea of ​​a flexible housing market that can create positive outcomes for the whole community. This project examines how the idea of ​​mobility in the Stockholm housing market affects the design and marketing of architecture and the possible downsides to the commercialization of urban homes.

The high rate of migration into cities today, contributes to a high demand on land in central locations. This results in an increasing price of the inner-city life which conduces into an increased pressure to utilize urban space which is reflected in the transformed utilization of the urban land in the city. The purpose of this study is, through a case study of property development company Oscar Properties, to examine the correlation with gentrification theories such as the revanchist city- and emancipatory city discourses. ”Oscar Properties was founded in 2004 with the vision to develop apartments so unique that people would specifically aim for an Oscar Properties building when searching for a new residence. Since then, modern design and architecture has been an essential part of the company’s identity.” Oscar Properties, 2015 The case study has provided important results and conclusions that will illuminate this new wave of gentrification with private development companies in Stockholm. Furthermore, this study will be the base of which further research can investigate the potential effects this trend has to reveal.
