The research purpose is to carry out an analysis of the ongoing organizational-economic restructuring in agriculture and to outline its impact on the economic condition and income of agricultural holdings during the two program periods of the EU membership of our country. The used methods in the research are: systematic and comparative analysis, expert assessment, graphic method, statistical groupings method, descriptive analysis, etc. The results from the achieved analyses have shown show some general conclusions: the average economic indicators of agricultural holdings -- gross output, gross income, productivity and net income have positive trends towards an increase in the period 2007-2020; The same tendency is outlined in the average amount of subsidies per farm; The expansion of agricultural holdings and the growing amount of subsidies received can be pointed out as main reasons for their increase; Fluctuations in the average net income per farm show that production is dependent on a number of factors -- internal (weak risk management, inefficient production, low level of diversification, etc.) and external factors (dependence on climate changes, market and institutional environment); The subsidies support farmers' incomes, but do not lead to an increase in production efficiency: There is a trend to decrease of the rate of profitability. The research on the utilisation of agricultural land in agricultural holdings has the aim to present the problems and opportunities European CAP policy brings in Bulgarian agriculture. We have used statistical methods as well as academically approved approaches to systematically assess how changes in CAP policy, have changed the landscape of agriculture and what positive and negative changes are the result of the implementation of EU norms. For competitiveness, we have presented data from the pre-EU accession and, using the graphic method, showed the changes during the research period. We try to highlight some processes in public relations regarding land use as an indispensable factor for production, as well as to define certain reasons for the registered changes. In modern conditions a new type of business plan is necessary to accommodate all of the factors and a defined aim is the first part of understanding the agricultural holdings needs. Based on a critical review of the concept of business models in the method of the aspect developed a model for cooperation between science and business, which includes units in the chain of research institutes - companies offering names - manufacturers - consumers, the main focus is on production, where the effects of agricultural holdings. The following methods are used in the development and implementation of the model: analysis of causal relationships, descriptive analysis, comparative analysis, constructive calculation method, expert evaluation, survey method, in-depth study, partial replacement budget, profit matrix and others. This business model combines 10 components in its framework and has the aim to foster and evaluate cooperation between agricultural holdings and scientific institutes. Based on a critical review of scientific literature, the category 'economic sustainability' is defined as the dynamic development of agrarian systems over a long period of time in line with the changes in the external and internal environment which ensures efficient performance, good financial condition and competitiveness. We observe the hierarchical levels of the system for assessing economic sustainability to first select the principles, and then the criteria and indicators to be employed in the assessment, so as to reveal the characteristics and the underlying and significant aspects of the performance of the agricultural sector and agricultural farms. The goal of this paper is to present results of the first large-scale study on integral, governance, economic, social, and environmental sustainability of Bulgarian farms in general and holdings of different juridical type, size, specialization and location during current EU CAP implementation. Initially, a framework for assessing farm sustainability is outlined which is based on incorporation of the interdisciplinary methodologies of New Institutional Economics, and Sustainable Development. That holistic framework includes a system of appropriate principles, criteria, indicators, and reference values for evaluating the individual aspects and the integral sustainability of farms in the specific Bulgarian conditions. After that an assessment is made on the overall, governance, economic, social, and environmental sustainability levels of Bulgarian farms in general and holdings of different juridical type, size, specialization and location. The assessment is based on a survey with the managers of 190 typical farms of different type carried out in the summer of 2016 with the cooperation of major professional associations and the National Agricultural Advisory Service. The study has found out that Bulgarian farms are with a good integral sustainability due to moderate governance and economic sustainability, and a higher social and ecological sustainability. There are considerable differences in the sustainability level of farms of different type - while Companies and Cooperatives are with a higher sustainability level, the Physical Persons and Sole Trades are with lower one. Furthermore, 30% of all farms are with low sustainability or unsustainable at all, including 34% of Physical Persons, a quarter of Sole Traders, 15% of Cooperatives, and almost 6% of Companies. There is also a significant variation in sustainability levels of farms with different specialization, size and location - e.g. 45% of holdings specialized in vegetable, flowers and mushrooms are with low sustainability or unsustainable as well as 57% of those with mix livestock specialization, a half of semi-market and a third of small-size holdings, 39% of farms located in mountainous regions with handicaps, and 40% of farms in South-West and 37% in North-West regions of the country. The purpose of this article is to study the levels and trends of some basic indicators characterizing the economic efficiency and financial sustainability of agricultural holdings. The study is based on official statistical information (NSI, MAF, Eurostat) and covers the period 2006-2013. It uses the following survey methods: systematic and comparative analysis; method of statistical groupings, inductive and deductive methods of analysis. The survey results show that there is no clear steady upward trend in the efficiency and financial sustainability of agricultural holdings in the country. The economic performance of agricultural holdings growing field crops repeatedly exceed the performance achieved in the other types of holdings, mainly due to the larger sizes of the holdings and the support received rather than the more efficient production. There have been numerous publications in recent years dealing with the various effects of the CAP on holdings in the EU countries . In the Republic of Bulgaria, however, there are not comprehensive assessments of the actual effects of the implementation of CAP on agricultural holdings as a whole and on agricultural holdings of different types. This article presents the results of a comprehensive survey of CAP's impact on incomes, efficiency, competitiveness and sustainability of agricultural holdings of different legal types, sizes, specialization and geographical location. The approach of the study and the system of criteria and indicators for assessment are presented in details in a previous publication of the authors2. In order to assess the effects of the CAP, the authors used formal data of the Ministry of Agriculture and Food, the National Statistical Institute and other sources, primary data of surveys of farm managers and expertise of leading experts in the given sphere.
