4. Konut Projelerinde Toplam İnşaat Süresine İlişkin Gecikmeler: TOKİ Projelerinde Bir Vaka Analizi.

- Abstract
Scheduling for accurate estimation of construction duration is significant to prevent construction delays and successfully complete projects on time. Although the main reasons for construction delays differ among developing countries, several factors related to project characteristics and clients contribute. In this study, interviews and observations were conducted with TOKI (Housing Development Administration of the Republic of Turkey), to explore construction delays. It was revealed that TOKI uses three factors such as “the number of flats”, “type of drawings utilized during the tender stage”, and “non-working days” to estimate total construction duration. Data analysis of the TOKI Projects Status Table, which lists detailed project information for 2800 completed TOKI projects, showed that most delays occurred in housing projects. Therefore, the construction delays for TOKI housing projects were investigated in this case study. The findings revealed that there is a wide construction duration gap between calculated construction durations using TOKI’s calculation method and durations indicated in official construction contracts between TOKI as a client and the awarded contractors. It was concluded that the comparison between durations with construction documents and schematic design and construction delays are generally positive and high. Therefore, it was found that TOKI significantly shortened the construction duration and the factors used by TOKI for calculation of the construction duration are insufficient, which ultimately resulted in delays for a considerable number of housing projects. These findings can be helpful for clients and project managers to mitigate construction delays. To effectively overcome construction delays in developing countries, suggestions are made to develop accurate construction duration estimation models. [ABSTRACT FROM AUTHOR]

Housing market shows positive growth in Indonesia due to high demand for occupancy over the last few years. However, it has been well known that housing projects are prone facing various quality problems that bring adverse consequences for project performances, i.e., cost, schedule, productivity, and satisfaction of housing customers. The objective of this study is to investigate further relationship of quality performance against labor productivity, rework, and customer satisfaction. The hypothetical model was analyzed by using Structural Equation Model approach based on collected data through survey questionnaires of 45 respondents derived from site personnel of PT. Bumi Parama Wisesa which consist of several working divisions. The final model consists of 20 indicators in total reflecting all tested variables. From the results of the data analysis using PLS-SEM, it was revealed that quality performance has a strong relationship among the tested variables. Especially on customer satisfaction and rework variables. Customer satisfaction and rework have path coefficient value (β)0.325 and -0.558 respectively. With this result, it can be concluded that better-quality performance will improve customer satisfaction and rework reduction. The findings of this study provided important contribution for construction practitioners especially those who involved in the development of housing project to pay more attention in the implementation of quality management by developing effective and efficient project quality program. thus, labor productivity, reduction of rework and customer satisfaction can be significantly improved. Considering, housing projects vulnerable facing quality failure due to low-quality management on site were performed by mostly housing contractors in Indonesia.

The need for housing continues to increase as the number of inhabitants increases. Housing development as one of the efforts to meet the needs of the community for residential houses. The Andalusian Griya Giri housing estate in Gresik Regency was built with a type. However, with the vast area in Gresik Regency and the fierce competition of housing developers who offer housing in a higher segment and at prices that do not differ much, it can be concluded that this housing is a waste of costs in development. Therefore, a way is needed to overcome this problem, namely by applying Value Engineering. This study aims to analyze the optimization of the calculation of the cost budget plan without reducing the quality and function of the building with the Value Engineering method. The analysis technique in Value Engineering of this study uses a comparative method with cost analysis. This method compares the profit price of the landcape design before it is redesigned with the design that has been redesigned, namely changing the house plan, appearance and number of house compositions / site plans so that maximum profit is obtained. This analysis uses the stages of the Value Engineering plan, namely the information stage, stage, creative, analysis stage, recommendation stage and presentation stage. Based on the results of the Value Engineering analysis at the Griya Giri Andalusian Housing Project in Gresik district, the most profitable design alternative was to use Design C with the change of type 38/72 housing units to 36 units. The profit price after redesigning from the original design, the production price of the type 38 house is Rp. 122.2 40. 00,000 becomes Rp. 9 0.728.514. The amount of profit increased generated after the redesign of the original design and the change in the number of house compositions / site plans was carried out amounting to Rp 7,864.960. 000 becomes Rp. 9,981,773,496. Quality management in project administration can affect the costs and schedule of a project considerably. The immediate notable result of unacceptable quality in a construction project is the "dissatisfied client." which can be interpreted as "customer loss". Additionally, defective work is a synonym for problems such as dispute, because items of non-compliance with early agreements can be considered the main factor in triggering claims by the client. The integrated use of two modern technologies, namely Building Information Modeling (BIM) and Unmanned Aerial Vehicles (UAV) is proposed in this study to support project quality management (PQM). This study aims to develop the theoretical underpinnings to provide a quality management framework, formed by BIM-UAV, for housing projects in design-build (D&B) contracts. For this purpose, in the first step the causes of client dissatisfaction rooted in quality concerns were identified in two phases of design and construction. The next step was dedicated to the mapping of BIM-UAV capacities to address the identified causes of dissatisfaction of the client. In the final step, expert opinion was obtained to integrate the BIM-UAV capacities to the quality management framework. The findings and main contribution of this study to the body of knowledge is a guide for design-builders to implement BIM-UAV as an innovative quality management solution to improve their services and to gain the maximum level of client satisfaction, focusing on house building. 12. Risk Risk Identification and Assessment in Sustainable Housing Project: A Case of Housing Sector in Pakistan

Purpose: The study aims to identify the risk factors that are associated with the housing projects in Pakistan based on their relative importance. Moreover, this study intends to highlight the extreme, high and low risks that are involved in housing projects. Design/Methodology/Approach: The study adopts the quantitative research method and conducted a survey through a five-point Likert scale questionnaire. The study has collected 168 responses from the project managers, contractors, designers and consultants of housing projects in Pakistan. In order to examine the relative importance of the risk, the study has applied the Relative Importance Index (RII) method to analyse the risks. Findings: The results of the study depict that there are five extreme risks, ten high risks and 13 low risks which may contribute harm the sustainability of the housing projects. Moreover, all the critical risk factors have high probability of occurrence and extreme impact on the sustainability of the housing projects in Pakistan. Implications/Originality/Value: The practitioners are recommended to develop such projects that should not damage the ecology of the region in which they are located. Also the land should be determined on the basis of sociological and environmental consideration and not on land value alone.

13. Decision-Making Support for Housing Projects in Post-Industrial Areas.

Post-industrial areas, despite often showing immense damage and high soil contamination, equally often stand out via many positive assets, displaying immense potential. Post-industrial areas, in most cases, commemorate the modernisation and development of a country's market in urban space. It is expressed in surviving buildings and urban complexes, many of which possess high historical and aesthetic value. We reviewed the literature, identified gaps and demonstrated that this subject is relevant and topical. Insofar as analyses of the urban and architectural structure of post-industrial heritage and assessments of their potential use appear often in the literature, we found that scholars rarely discussed redeveloping post-industrial areas via housing projects. The publications, methods and tools we discussed lacked solutions that could support decision-making in redeveloping post-industrial areas into housing while accounting for the needs and requirements of all stakeholders. Our initial study was based on an online survey performed among a group of specialist experts with close ties to the Polish construction market. Due to the specificity of decayed and degraded areas, any action taken entails high risk and requires a broad range of analyses, which are often not carried out due to said specificity. The main focus of our study was to determine the need to develop a new tool and the necessity of accounting for aspects that directly affect housing projects to be sited in post-industrial areas. As a result, we demonstrated that Polish practitioners displayed a need for a tool to be developed that could aid in decision-making and assessing the potential of redeveloping post-industrial areas into housing areas and that would account for the legal, organisational, technical and economic aspects and that of market analysis. Stakeholder opportunistic behaviour has been reported as one of the reasons for failure in public-private partnership (PPP) housing projects. This study aimed at managing stakeholder opportunistic behaviours in PPP housing projects in Abuja, Nigeria with view to devise strategies for addressing the menace towards successful application of PPP in housing. Purposeful sampling technique was used to select the study sample from the total population. A total of 93 questionnaires were administered, out of these, 61 were duly completed and used for the study. The study adopted the ranking model and mean rating in analysing the data. Conflict of interest and lack of trust were the major determinants of opportunism manifesting in deliberate underbidding by private sectors and delays in disbursement of approved project funds. Strategic behaviours can effectively be prevented and mitigated by developing trust among stakeholder and use of contract structure. The study suggests structuring of contracts such that opportunism is avoided or reduced to acceptable level, building of trust among stakeholders and building an environment with adequate incentives to penalise collusion attempts as strategies for preventing and mitigating opportunism in PPP housing projects. Public housing projects account for just under 8% of Tokyo’s total housing (2013). However, the scale of the correlative urban development plans and the projects’ extension and durability make them city landmarks. At first sight, permanency – of the buildings and their residents – seems to be their most striking characteristic. But permanency leads by its own weight to a series of changes affecting both housing policies and dwelling habits. This article explores this twofold process through an analysis of available statistical data combined with findings from a four-year ethnography conducted in a Tokyo public housing project.

This paper identifies and evaluates the challenges affecting using lean tools to reduce/eliminate waste in housing projects in the Gaza Strip-Palestine. A deductive research approach is adopted using a questionnaire survey of 135 experienced professionals in construction projects. Exploratory factor analysis revealed five components which affect the adopting of lean tools, these are: managerial and organizational factors, financial factors, technical factors, poor project planning, and cultural and awareness factors. The political, economic and cultural conditions in Palestine, in addition to the lack of planning and weak performance of both public owners and contractors, have left their marks on the organization management. The results of this paper will guide construction companies to conduct self-audits of their current implementation of lean tools, and to assist in the development of action plans designed to overcome such barriers. 22. The Use of Urban Identity to Market Housing Projects in the Context of Urban Branding: Istanbul Case

The aim of the present study was to understand the use of urban identity elements in the marketing of housing projects in the context of İstanbul's city branding target. First, the notion of urban identity and the use of identity factors by various sectors were studied. Two topics were the focus: branding policies on an urban scale, and using identity in housing project marketing. Secondly, the conceptual background of city branding and Istanbul's branding practices were examined. Finally, as the original work of the article, the use of urban identity elements in the marketing strategy for housing projects was examined and a new classification was created. Based on a study of the marketing of housing projects, the themes of 'Historical/Cultural Heritage and Race Emphasis,' 'Natural Heritage Usage,' 'Location/Urban Network Accessibility Emphasis,' and 'Franchising of City Name' were used in the classification. Use of those themes together, called 'Synthesis Usage,' was analyzed in depth using the purposive sample method. The investor profile, the project district, and the number of housing units were evaluated using the commercial/introductory advertising video, advertising catalogs, and the websites of 30 housing projects. It was observed that public-private partnerships and private sector actors continue to use the collective symbolic capital of the city as a marketing tool. The consumption-oriented approach and commodification of an Istanbul urban identity was critiqued.

This study seeks to understand the ways in which elements of urban landscapes filmed in a rap video clip are perceived by reinterpreting the context which provides the background to the positions of local stakeholders. This implementation of an activist stance is analysed from the perspective of the spatial language adopted by the camera within the landscape of the Clairière des Aubiers, a large Bordeaux housing project where the video clip was filmed. The study of the discourse developed in this audiovisual document aims to bring out the linguistic and metalinguistic patterns defining the socio-cultural framework of the Clairière des Aubiers, while the study of the images is intended to provide keys for interpreting the singular iconic relationship between rappers and the landscape in their daily lives. In doing so, we study the capacity of a medium such as this video clip to reveal all or part of the social reality of a residential area through its portrayal of an ambience and, by the same way, the role of the landscape in the construction of the revealed living environmental identity.

Construction projects generate serious environmental adverse impacts on the adjacent residents. All those harmful consequences and damages that third parties or the community sustain due to the implementation of construction processes are called social costs. Although, the presence of social costs is widely mentioned in the literature, in the projects' initial cost estimation practices, the social costs are not estimated and included. Whereas since these costs are not compensated, problems can be emerged by the community. It is a truism that the majority of the models proposed to quantify the social costs have been concentrated on construction, repair, and maintenance of the infrastructure projects namely; utilities, roads, and highways. On the other hand, up to the present, a limited number of attempts has been made to quantify residential housing construction associated social costs. Thus, this research aims to expand and/or contribute to the existing body of knowledge via estimating how much social cost society surrounding residential housing construction sites are subjected to. For this purpose, a social cost estimation model is developed to assist industry professionals on how to estimate social costs in residential construction projects. The social cost estimation model is developed to provide guidance for phase by phase monetization of the residential construction associated social costs. The purpose of this paper is to investigate the awareness level of using features of lean tools to reduce/eliminate waste in housing projects in the Gaza Strip. A deductive research approach using a questionnaire survey was adopted in this study. A total of 135 questionnaires were sent out to the target purposive samples in housing projects, 100 usable fully completed questionnaires were returned thus achieving 74% response rate. Exploratory Factor Analysis (EFA) was used in this study. The results of the EFA revealed four components: communication and information sharing, Documentation process, workplace arrangement, and safety and quality. This result will be helpful for enhancing efficiency, production, and quality of housing projects by providing an understanding for the awareness level about implementation of lean tools in the housing projects. This part of the study provides information about the most implemented lean tools, which can be useful for improving lean tools implementation in all housing projects in Gaza Strip. The goal of this thesis is to develop strategies for improving the effective demand for Sites and Services housing projects by low-income families in the urban areas of Nigeria. The specific objectives are (i) to develop a Model for identifying low-income housing components that can be eliminated or downgraded to save on project costs (in order to make the projects affordable to the target population) without seriously reducing its attractiveness to the beneficiaries and (ii) to consider and remedy defects in the organisation and delivery of projects. To achieve the above objectives, Pilot Projects under the World Bank assisted Nigerian States Urban Development Programme in Bauchi and Imo States were evaluated. The issues emerging from the exercise as well as an assessment of the effective demand (consumer preferences) for the housing components by the low-income families in seven housing areas in Minna in Niger State (a State created at the same time as Bauchi and Imo in 1976) provided the basis for further analysis of the Bauchi and Imo Projects. This was in order to establish the incidence and extent of the issues (both internal and external) that affected the attainment of the objectives of the projects. The above analysis, the international experience of Sites and Services Projects, and the implementation characteristics of good and bad practice in projects provided a basis for determining the improved principles for Sites and Services Projects in Nigeria. This provided the context in which the Model was proposed. Two housing units, based on Appendices 9 and 11, were subsequently constructed in order to test the feasibility and viability of the Model. The houses received the endorsement of the Association of Housing Corporations of Nigeria.

In Argentina, during the 70’s, several housing projects began to be built in response to the housing deficit, the difficulties in regularly accessing housing, and the proliferation of slum areas. However, after forty years, a series of consequences can be seen in the social and urban fields due to the increasing deterioration and the lack of maintenance, the constant vandalism, the collapse of the facilities, the lack of integration with the rest of the city, and the precariousness of housing conditions. The housing projects are marketed with discourses such as "the long-awaited life", "ideal home" and are constructed on the urban fringes. Producers try to ascribe certain meanings to the houses that they describe in their marketing discourses. The study aims to probe into the discourses that are used in the advertisements and marketing of the residential projects in the east fringe of Trabzon, and to find out about the extent the companies realize their discourses. In the study 41 residential projects are selected and marketing discourses of each project are studied. To this end, their web sites are visited, meetings are held in the sales offices, and on site surveys are made. The study revealed the meanings that were assigned to the houses in the advertising and marketing discourses of each housing project. In addition, the researcher reviewed the related literature and defined what the houses mean to people. The projects examined are similar in terms of physical space arrangements and marketing discourses. It does not coincide with the meanings ascribed in the literature. (Texto tomado de la fuente) his document seeks to analyze risks associated with the sales and delivery of housing construction projects in Colombia, in order to design management strategies in construction companies that serve as a guide to mitigate the impacts that occur in the deed stage of finished houses. To carry out the objective, it begins with an in-depth analysis of the current situation of real estate projects in Colombia, focused on a disaggregation of supply and demand in the main cities of the country. On the other hand, the financing mechanisms of housing projects are analyzed, as well as the state of the banking portfolio for the construction credit product, as well as the subsidies offered by the territorial and governmental entities that stimulate the new housing market. Finally, the main causes of failure of real estate projects in Colombia are defined and detailed, as well as the impact, magnitude and probability of each of them. With these causes defined, we proceed to list each of the proposed and recommended management strategies, which will serve as a guide for homebuilders for the correct management of the risks present in the stage of deed and delivery of finished properties. Moreover, this study intends to highlight the extreme, high and low risks that are involved in housing projects. Design/Methodology/Approach: The study adopts the quantitative research method and conducted a survey through a five-point Likert scale questionnaire. The study has collected 168 responses from the project managers, contractors, designers and consultants of housing projects in Pakistan. In order to examine the relative importance of the risk, the study has applied the Relative Importance Index (RII) method to analyse the risks. Findings: The results of the study depict that there are five extreme risks, ten high risks and 13 low risks which may contribute harm the sustainability of the housing projects. Moreover, all the critical risk factors have high probability of occurrence and extreme impact on the sustainability of the housing projects in Pakistan. Implications/Originality/Value: The practitioners are recommended to develop such projects that should not damage the ecology of the region in which they are located. Also the land should be determined on the basis of sociological and environmental consideration and not on land value alone.

La vivienda de interés social en todas las regiones del país inicia a construirse en urbanizaciones horizontales o verticales que poseen espacios arquitectónicos, pero no cuentan con terminaciones finales, se identifica que las áreas construidas en estos proyectos verticales son muy reducidas. Lo anterior, ha provocado problemáticas en este tipo de vivienda incentivando la propuesta del proyecto de vivienda de interés social Torres La Felicidad., The Ministry of Housing with Law 1532 of 2012 establishes as the housing parameters that ensure habitability, with quality standards, in design, architecture, urban planning and where it establishes that the maximum values of these homes do not exceed 135 SMLM. Yemeni government and some international organizations exerted some efforts as a contribution to solve the problem of housing which considered a key problem facing Yemeni cities including Taiz city. Some housing projects had been executed to provide appropriate housing for some categories, including project for people affected by floods disasters (marginalized people), housing project for low income people, housing project for cleaning laborers which all distributed in various locations of the city. Notwithstanding the efforts exerted to provide housing project in Taiz, however, there are many problems in various aspects either architectural or environmental or economic or social such as weakness of uniformity in the architectural appearance, lack of diversity of housing, difficulty of access to services, shortage of green spaces and other issues that concern sustainability. Thus, this study aims to focus on the issue of sustainability in housing projects as they represent a wide access with multiple dimensions to design and evaluate urban housing, through study and analyze concepts of sustainably and its relation with housing projects, modern planning directions, evaluation tools and extracting indicators by which we can evaluate sustainability and scale the extent of achievement in the projects of housing in Taiz city and to conclude recommendations that may assist to address failure aspects in housing projects in the future in order to contribute to raising the durability of such projects and provide adequate housing and decent life for population of Taiz and other similar cities. The correct execution of facilities in housing determines their maintenance and comfort. The objective of this article is to identify the usual functional failures, common in technical facilities of houses, study their causes and determine their consequences. To this effect, a total of 153 detached houses (18%), 231 attached houses (27%), 444 apartment blocks (52%) and 26 residential buildings of other types (3%) were analysed. The facilities with the greatest number of detected failures were ‘covered sanitation pipes’ (24.00%), ‘exposed sanitation pipes’ (20.73%), ‘ventilation’ (13.93%), ‘heating and air conditioning’ (11.01%) and ‘plumbing’ (9.72%). The most common types of failures identified were ‘malfunctions’ (41.22%) and ‘humidity/runoffs in finished elements’ (37.55%). The housing typology which concentrates the most failures is ‘apartment block’ (52%), followed by ‘attached houses’ (27%). The causes, in general, are one of the following three: ‘installation anomaly’, ‘omission of/in an installation’ and ‘joints or tail-ends inadequately placed or deteriorated’.Practical application: This work presents a methodological procedure which allows designers to identify the most common incidences in building facilities and the causes leading to them, analyse their consequences and avoid their appearance in the design stage. The need for housing continues to increase along with the increase in population. Housing development as an effort to meet the community's needs for housing. However, the limited land and competition from housing developers who offer housing in a higher segment and at a lower price, it can be concluded that there is a waste of costs in this housing development. Therefore we need a way to overcome this problem, namely by applying Value Engineering. This study aims to analyze the optimization of the calculation of the budget plan without reducing the quality and function of the building using the Value Engineering method. The analysis technique in Value Engineering in this study uses the comparative method with cost analysis. This method compares the advantages of the landcape design before the redesign and after the redesign by changing the house plan, appearance and number of house compositions on the site plan so that maximum benefits are obtained. Based on the results of the Value Engineering analysis on the Pesona Griya Asri housing project in Kudus Regency, the most profitable alternative design using Design C. The large increase in profits generated after Value Engineering was originally Rp. 407,938,977 to Rp. 847,970,184.

The supply of adequate houses is still a big challenge in many developing countries, particularly in Africa, where the population and urbanization rate is continuously growing. Increasingly Governments in many developing countries have adopted public–private partnerships (PPPs) to meet their housing needs. However despite the adoption, problems still remain and the progress is slow. Various studies have examined the ranges of issues that have produced the poor results in delivering PPP projects in developing countries. However; no tool (framework) has been developed to address these challenges for a successful outcome. Therefore, the aim of this study was to present a validated PPP framework which will address the identified challenges in order to improve housing delivery. The proposed housing PPP framework was empirically validated by 12 PPP experts who were purposely selected in order to ascertain its applicability, effectiveness and adaptability. The results of the validation showed that the proposed measures within the housing PPP (HPPP) framework all rated above the test value, thus demonstrating its viability. The implication of the findings is the applicability of the HPPP framework in assisting the stakeholders address the existing challenges. Community participation in architecture and urban planning is crucial for the satisfaction of end users. Housing that are not adjusted to inhabitants’ needs lead to modification works that generate unnecessary waste. This could be avoided if the design of houses was defined from the beginning with the participation of inhabitants. The use of digital technologies benefits design participatory processes by allowing non-design specialists to obtain a better understanding of space and design possibilities. There exist digital tools for housing customization, but these were not developed along with potential users. The aim of the present work is to define the requirements for a digital design tool that facilitates the involvement of inhabitants in the definition of the design of their homes. info:eu-repo/semantics/publishedVersion

A comprehensive production system is needed to enhance the flow operations during the works. In this context, the Last Planner System® (LPS) is one of the Lean tools used more often in project management for construction, and in doing so, tries to offset the limitations of the Critical Path Method (CPM). Many tools and techniques have been correctly integrated into the LPS area, some of them required to analyze the task continuity. Over the last years, in the case of housing projects of highly repetitive processes, finding the optimal activity train, hand-offs and milestones using Location-Based Management System (LBMS) was a solution. On the other hand, research about Point-to-point Precedence Relation (PTPPR) exhibited that the main finding is that newly developed point-to-point relations are better from a theoretical and practical point of view than the solutions based on traditional precedence relationships, but they still cannot provide a theoretical perfect solution. The purpose of this paper is to analyze the use of LBMS and PTPPR in housing projects of highly repetitive processes. The research strategy is the case study. Information of a building built in Peru was studied. The first phase is a data collection through direct observation and analysis of documents to describe the work structuring, planning and control. The second phase is the application, analysis and comparison of LBMS and PTPPR. The research method has certain limitations. The results might be biased for the regional behaviour of planners. The main outcome of the paper is that it provides pros and cons of both methods. [ABSTRACT FROM AUTHOR]

The growth of human populations in urban areas has introduced an increasing demand for housing solutions. The housing demand in the Philippines is further increased by the severity and number of natural disasters afflicting the country every year. Organizations that focus on social housing programs tend to use conventional construction materials. These materials are known for high levels of emissions related to their production. Bio-based construction materials, such as bamboo or wood, can capture CO 2 during their growth phase and can store it in their durable products. This storage phase becomes important when it spans decades, as occurs with buildings. The present research aims to evaluate the sustainability of industrialized bamboo solutions in housing projects. Three categories were used for the sustainability assessment: environmental impact considering CO 2 emissions, economic considering potential revenue from CO 2 credits and social considering the job creation potential. The results show that the most important variables are the life span of the bamboo-based buildings and their end-of-life scenarios. The results show that the transition toward a more sustainable built environment will be much faster with the implementation of industrialized bamboo production than with the use of industrial wood production. However, bamboo-based buildings require careful management regarding their end-of-life circumstances to efficiently store CO 2 . [ABSTRACT FROM AUTHOR]

One of the most pressing issues with regard to the environment is linked to human settlement in world’s growing cities and towns. Several agencies use procedures for environmental impact assessment (EIA) of housing projects which might result in significant environmental impacts. The EIA study is necessary to prepare a detailed account of environmental impact of the proposed activity so that appropriate interventions could be taken. An attempt has been made in this paper to compare different elements of EIA in four major housing projects of Lucknow city, Uttar Pradesh, namely Parsvnath City, LDA Gomti Nagar Extension scheme, DLF Garden City and Omaxe residency using checklist method. The study focuses on various parameters such as total area, parking area, rainwater harvesting system, basement area, sewage treatment plant, water quality, solid waste, source of water, depth of ground water, distance from the city centre, nearest sensitive zones and overall settlement density. The review of the EIA of housing projects reveal that some of the newly developed projects are characterized by severe shortage of basic services like potable water, well laid-out drainage system, sewerage network, sanitation facilities, electricity, roads and waste disposal. These in turn result in numerous environmental and health impacts that must be addressed. The green cover and water bodies have been destroyed to give way to the rapidly developing urban settlements at the outskirts. The paper argues that through early planning before the start of the project as well as through all phases of the project’s development, if environmental concerns are considered simultaneously with other technical and economic criteria, it may be possible to develop the housing projects with the protection of natural resources of that area.
