The most common approach to student housing has been articulated by studentification literature. Furthermore, authors have highlighted how student demand attracts institutional investors to develop Purpose-Built Student Accommodation (PBSA). In this paper, we complement these approaches with a conceptualization of how digital platforms have restructured the supply of student rooms in houses of multiple occupation. Relying on business and software understandings of platforms, we first explore the case of Uniplaces in Lisbon, a platform that has imitated the Airbnb model and today is present in more than 130 cities in various countries. Second, we depict Uniplaces within a landscape of mid-term rental platforms that cater for different profiles of mobile populations, who stay in destinations for a short- or mid-term period of time. We conclude with a discussion about the potential of this market to further advance processes of transnational gentrification and weaken the position of tenants.

Short-term rentals (STRs) emerged as holiday accommodations, disrupting the hospitality industry in the decade before COVID-19. Mainstream explanations for their growth revolved around digital tourism platforms like Airbnb as market disruptors and the sharing economy rationale. At the same time, critical scholars explored the capitalisation of greater rent gaps in urban central locations. However, these explanations are insufficient to explain the growth of STRs. We supplement them by building bridges between the urban political economy and the geographies of financialisation through the cases of Lisbon and Porto before the pandemic. The paper focuses on tourism-induced housing investment, taking a closer look at the profile of investors in association with STR property managers in the context of the late-entrepreneurial urban regime. We conclude that tourism development has allowed opportunities for housing financialisation through STR professionalisation, enhancing the allocation of interest-bearing capital in tourism-oriented real estate., Los alquileres de corta duración (STRs en sus siglas en inglés) surgieron como alojamientos vacacionales, revolucionando la industria turística en la década anterior al Covid-19. Las principales explicaciones sobre su irrupción apuntan a que las plataformas de turismo digital, como Airbnb, alteraron el mercado a través de la lógica de la economía colaborativa, mientras que voces críticas también han explorado la capitalización de brechas de renta más amplias en áreas urbanas centrales. Sin embargo, estas explicaciones son insuficientes para comprender el rápido crecimiento de esta tipología de alojamiento. Aquí se complementan tales ideas mediante la articulación entre la economía política urbana y las geografías de la financiarización a través de los casos de Lisboa y Oporto antes de la pandemia. El artículo se centra en la inversión inmobiliaria inducida por el turismo, examinando el perfil de los inversores privados en conjunción con las empresas de gestión de propiedades para alquiler turístico en el contexto del urbanismo empresarial tardío. Así, concluimos que el desarrollo turístico reciente ha ampliado el horizonte de financiarización de la vivienda gracias a la profesionalización del alquiler vacacional, maximizando los beneficios del capital invertido en bienes inmobiliarios para uso turístico.

To understand how the short-term rental market is responding to the pandemic, we need to analyse how this market has been reorganized in recent years. This text is based on the study we carried out of this market in Portugal within the scope of the SMART OUR project, and highlights two fundamental points. The first is to grasp the flexibility and control over the property that this market offers to owners and investors. The second point is the rise of short-term rental management agencies and how they position themselves in the current digital platform capitalism. The text explains how these aspects allow property owners to speculate on assets for a few months while waiting for the tourist market to come back, which means an increase of the vulnerability of tenants like never before to the point that housing loses its social function., Para entender como o mercado de apartamentos turísticos está a responder à pandemia, é necessário analisar a maneira como esse mercado se foi reorganizando nos últimos anos. Este texto baseia-se no estudo que realizámos deste mercado em Portugal no âmbito do projeto SMART OUR, e destaca dois pontos fundamentaisi. O primeiro é perceber a flexibilidade e o controlo sobre a casa que este mercado oferece aos proprietários e investidores. O segundo ponto refere-se às agências de gestão de apartamentos turísticos e como elas se posicionam no capitalismo das plataformas digitais. O texto explica como estes dois aspetos permitem que os proprietários especulem sobre ativos por alguns meses enquanto esperam o ressurgimento do mercado turístico, o que significa um aumento na vulnerabilidade dos inquilinos como nunca visto, a tal ponto que a habitação perde a sua função social.

A arte, a cultura e a criatividade são, atualmente, vendidas como um símbolo de status e passaram a fazer parte de narrativas e práticas hegemónicas relacionadas com processos de regeneração. Neste artigo, examinamos as contradições e as tensões entre a implementação de políticas públicas de regeneração urbana e a emergência de espaços alternativos culturais e artísticos, utilizando como estudo de caso o Largo do Intendente. Utilizando uma perspetiva crítica e métodos cruzados (entrevistas, observação e registo etnográfico), analisámos o papel das artes e da cultura no processo de gentrificação promovido pelas políticas públicas. Num momento de rápidas mudanças, onde os mesmos modelos são usados em diversas cidades por todo o mundo, importa continuar a acompanhar e a perceber o modo como na cidade de Lisboa estes processos se manifestam. Arts, culture and creativity are currently sold as a symbol of status and have become part of hegemonic narratives and practices related to regeneration processes. In this article, we examine the contradictions and tensions between the implementation of urban regeneration public policies and the emergence of cultural and artistic alternative spaces, using as case study the Intendente Square. Using a critical perspective and cross methods (interviews, observation and ethnographic record), we analyzed the role of arts and culture in the gentrification process promoted by public policies. In a time of rapid change, where the same models are used in several cities around the world, it is important to follow and understand the way these processes manifest themselves in Lisbon.

Reedició del llibre Barcelona cosmopolita, de Gonçal Arnús, membre de la Junta Directiva de la Sociedad de Atracción de Forasteros de Barcelona, que va ser editat el 1908 i que presenta un nou model de desenvolupament urbà i turístic de la ciutat de Barcelona. L’obra, pionera en el seu gènere, pot ser considerada com un pla mentor o una declaració d’intencions del futur de la ciutat, que passava per la seva conversió en referent turístic internacional. Aquesta reedició compta amb un estudi introductori a càrrec de Saida Palou Rubio i Agustín Cocola-Gant. Reissue of the book entitled Barcelona cosmopolita, by Gonçal Arnús, member of the Board of Directors of the Societat d’Atracció de Forasters (Attraction of Foreigners Society) of Barcelona, first published in 1908 and which presented a new urban and touristic development model of the city of Barcelona. The work, a pioneer of its genre, can be considered a mentoring plan or a declaration of intentions for the future of the city, which would become a tourist model for cities all over the world. This new edition is prefaced by an introduction by Saida Palou Rubio and Agustín Cocola-Gant.
