Abstract

The topic of the paper is the analysis of the situation in the secondary real estate market in Krakow from 2017 to 2020. The research was conducted based on data obtained from the register of real estate prices and values. The results of the research helped detect changes occurring in the indicated years; the number of transactions in the housing market in the city oscillated around the value of 4,000 for each year. The high demand for real estate was significantly disrupted by 2020 and the outbreak of the COVID-19 pandemic. Despite an almost 50% drop in the number of transactions and reduced interest from potential buyers, the price of 1m2 of residential space rose steadily. Thus, the pandemic only affected the number of transactions, while no deceleration of the rising trend was observed in terms of the average transaction price or the average price per square meter. Abstract

Small towns constitute a significant part of Italy, although they are increasingly characterised by marginalization and undeveloped “territorial capital”. Among the several reasons of the marginality there is the negative trend of the population dynamic that led to the depletion of human capital, especially young. This phenomenon is particularly evident in some areas of Irpinia (Campania Region), characterized by competitive factors “non-relocatable” (historical and cultural heritage, biodiversity, agri-food, etc.), for a long time subject of research at the Department of Architecture and Industrial Design of University of Campania. Therefore the article, starting from the several initiatives to promote the valorisation of small towns (IT and telework, Lands bank, innovative start-ups, etc.), highlights the on-going socio-economic dynamics in some small municipalities of Irpinia, with particular reference to the effects on the real estate market.

Abstract

Mankind is facing the extreme risk of Planet ecological crisis caused by global warming, a consequence of severe climate change on the Earth, originated by fossil energy over burning and consequent pollution. Key goal in Agenda for Sustainability is to reduce fossil energy consumption specially in civil sectors: residential, commercial and public buildings. Effective strategy is to increase the efficiency of buildings that must be quantitatively measured by Energy Performance Simulation Programs. EPSPs are the tools to valuate both energy performance as well as impact of sustainable works devoted to increase building energy efficiency i.e “building bio ecological energy retrofitting”. In the research two different buildings or prototypes have been designed in order to simulate: adoption of the work for “building bio ecological energy retrofitting”; against their failure to adopt them. The research carried valuated and proved in quantitative terms that the adoption of “building bio ecological energy retrofitting” creates significant saving and a measurable positive difference in the energy and ecological management of alternative buildings.

Abstract

The purpose of this research is to analyse the performance of a real estate valuation model based on the multi objective decision making methods. The optimal price function is achieved with the goal programming model. The price function which is described as the sum of the individual objectives (criteria), and the goals are the prices of comparable properties. The model integrates with the inductive and deductive approach overcomes many of the assumptions of the best known statistical approaches. The evaluation of the proposed model is performed by comparing the results obtained by the application, to the same case study, of a multiple linear regression model and a nonlinear regression method based on penalised spline smoothing model. The comparison shows, first of all, the best interpretation capabilities of the proposed model.
