A study examines whether the relationship among neighborhood density, housing types and mixed land use could facilitate the availability of affordable housing for people in low-income groups. Findings indicate that the interrelation of these factors would result in a higher number of housing units being simultaneously available and not available to low-income groups.

A study was conducted to determine whether citizens are willing to pay for the redevelopment of inner cities and the preservation of rural open space. Results show that 37% of respondents will pay for both policies. Richardson (1) Keywords: land use regulations; settlement changes Abstract: The prescriptions of top-down land use planners and the actions of the people who shape U.S. cities, consumers and developers, are at odds. In spite of various recent pronouncements that the 'Smart Growth' movement has begun to reverse suburbanization trends, the opposite appears to be the case. Population data from the 2000 census and employment trend data from the Commerce Department's REIS (Regional Economic Information System) file corroborate the view that the decentralization of people and jobs continues. Falling transportation and communications costs strongly suggest that most people will continue to choose suburban low-density living. The move to new communities in suburban and exurban areas has been accompanied by a parallel move to private communities. In the past 25 years, about 40 million Americans have moved into private communities. Over the same period, the suburbs have grown by approximately 55 million. In addition to the advantages associated with suburban and private community living, both offer more secure property rights. Governance arrangements in private communities must pass a market test governance in newer communities is less likely to be hampered by established interest groups and lobbies. Both outcomes can be seen as institutional adaptations to the threat posed to property by an environmental movement working hard to implement top-down land use controls. The effects of voter requirements for new development, which is considered as a type of direct democracy, on municipal growth are examined. Research on this process concludes that the traditional process of land use regulation results in a growth machine where property owners, developers, all share strong incentives to promote commercial and residential growth.

Efforts are made to identify metropolitan areas with urban containment programmes by relying upon the information obtained from a nation-wide survey of metropolitan planning organisations. The results suggest that urban containment may be effective in reducing residential segregation more rapidly than traditional land-use regulations and state-mandated local housing plans.

We desired to understand how legal tools protect public health by regulating the location and density of alcohol, tobacco, firearms, and fast food retail outlets. We reviewed the literature to determine how land use regulations can function as control tools for public health advocates. We found that land use regulations are a public health advocacy tool that has been successfully used to lessen the negative effects of alcohol retail outlets in neighborhoods. More research is needed to determine whether such regulations are successful in reducing the negative effects of other retail outlets on community health.

A study was conducted to estimate the impact of designated wilderness on the rate and timing of counties' economic transition in the Appalachian Region from 1969 to 2000. Findings indicate that designated wilderness had no practical effect on the timing and rates of transition.
