There will be a tremendous change concerning the structure and utilization of the current building stock in Germany due to the demographic change, the progressive aging of the population and the rising demands in terms of climate protection. At this time more than 60% of the German building stock was built before the year 1978 [1]. The majority of these buildings currently suffer from a severe maintenance backlog. The poor building condition has negative effects on the usability and accordingly on the economic value of the buidlings. Because of this numerous real estate owners are driven by the question whether to refurbish their existing building or to demolish and replace it by a new construction. Yet to answer this question the real estate experts need to take scores of influencing factors into account that might affect the outcome significantly. In this respect the development of an advanced, generally accepted and transparent decision model to provide a resilient and objective result was a substantial gain to deal with the current problem.
