This paper analyzes the evolution of land use in the Molise Region. The attention is focused on the changes that occurred primarily on the rural area of the coastal area in this Region. The presence of urban centers of limited dimension, both for the demographic performance and for the dimensional order, is the main characteristic of this area. The historic part of rural tradition, at the same time, no longer emerges as a primary component of the regional landscape. This trend is particularly evident in the coastal zone, which is analyzed in this work not only in the range of areas that directly bordering the Adriatic Sea, but also in its pre-coastal zone, which remains imprinted on a matrix rural, but suffering from marginalization phenomena, Tema. This paper provides insights of the Italian farmers' markets (FMs) experience. These short food chains can be conceptualized among the so-called "alternative agro-food networks", which reject the traditional food chains features - productivity, products standardization and industrial organization - to focus on other issues such as quality, local production and "naturality" of agro-food production. The main objective of the paper is to evaluate the sustainability of FMs, through the analysis of the demand and the supply side. The analysis is based on a survey administered in 13 Italian FMs, involving 158 farmers and 458 consumers. Data are used to evaluate consumers' demand for sustainability within FMs and sustainability indicators at the farm level. These indicators support a classification of the farms, aimed at analysing their motivation to participate in the markets and the extent to which they are able to meet consumers' demand. Results show that FMs might be able to favour the spreading of a more sustainable economy. However, farms should improve their business strategies in order to meet consumers' demand for sustainability. La possibilità di vivere vicino l'acqua (mare, lago e fiume) è stata storicamente la più desiderata da ogni popolazione. I modi in cui le città, i paesi e i quartieri sorti lungo l'acqua gestiscano il loro sviluppo devono essere affrontati tenendo conto dell’influenza che avranno sull’ambiente circostante, sull'economia e sulla qualità della vita per i decenni a venire. In questo scenario, l’obiettivo della ricerca è quello di creare un modello di analisi territoriale che metta in relazione le trasformazioni del waterfront con i dettami della pianificazione, evidenziandone le criticità e le eventuali potenzialità finalizzate a processi di rigenerazione urbana e territoriale. La ricerca sulle buone pratiche di progettazione per interventi di rigenerazione dei waterfront nello scenario nazionale ed internazionale, è finalizzata alla creazione di indicatori di qualità per la valutazione dei processi di trasformazione urbana. La comprensione del paesaggio costiero, la sua stratificazione storica, il suo patrimonio architettonico insediativo e quello produttivo, posto in prossimità o all’interno delle aree urbane, consente di individuare e analizzare le peculiarità del luogo e contemporaneamente valutare l’applicabilità del metodo di analisi ad altri contesti. The possibility to live near the water (sea, lake and river) has historically been the most wishe by every population. The ways in which the cities, the towns and the neighborhoods arose along the water manage their development must be addressed taking into account the influence they will have on the surrounding environment, on the economy and on the quality of life for decades to come. In this scenario, the goal of the research is to create a model of spatial analysis, linking the transformations of the waterfront with the planning rules, underlining the critical issues and any potentiality aimed to urban and territorial regeneration processes. The on good practices research for waterfront regeneration, in the national and international application, is aimed to create quality indicators of this urban transformation processes. The coastal landscape, its historical stratification, its architectural heritage and its productive settlement, located near or within urban areas, allows to identify and analyze the features of the place and simultaneously assess the applicability of the method of analysis to other contexts.
