This article aims to understand the recent process of urban densification in the Brazilian city of Nova Iguaçu/ RJ, which has been accentuated with the expansion of the real estate market and the installation of new poles in its center that generate travel and which, according to Mello (2019), reinforces its characteristic of regional sub-center. Through an exploratory approach, the article detected that the relevance and historical and economic influence of the centrality of Nova Iguaçu in a sub-regional context influences the densification process, as well as the deficit of qualified housing and neighborhoods in the analyzed region. The low density of the central region of the municipality, with many land and single-family units still available, also facilitate the operation of real estate agents, who have started to invest heavily in the region in recent years.
