The subject of individual limited companies' (ILC's) land rights in the Republic of Indonesia is complicated and contentious, owing to the country's complicated land tenure structure. This problem develops as a result of the distinct legal structure that controls land ownership, having a focus on individual as well as community rights. Furthermore, the growing demand for business and industrial property has prompted concerns regarding how these legal rights are granted and secured for limited enterprises. The primary goal of this research is to extensively investigate and examine Indonesia's legislation and rules regarding land rights as they pertain to individual limited companies. For this legal research, the data was gathered from different primary as well as secondary sources and content analysis was done. The current study used the normative research approach to collect data. It has been observed that ILCs' land rights in Indonesia are principally controlled via the Agrarian Law, which recognizes several land titles as well as tenure types, notably Hak Guna Usaha (HGU) for business reasons. According to the findings, getting HGU for restricted enterprises might be a complicated procedure that necessitates compliance with certain legislation and plans for land use at the national and regional levels. Nevertheless, Indonesia's ownership system is extremely complicated, with legislation differing at the national, provincial, as well as municipal levels. In Indonesia, the legal framework has numerous laws and regulations that control the land management and ownership. The laws are associated with the different kind of land titles comes under different terms and conditions. Distinctly, the laws are different for both the natives and the foreigners. The recent amendments in legal frameworks captured the attention of scholars. The research by following the current research trends investigated the different land policies and regulations for the foreigners set by Indonesian Government. The researcher adopted normative juridical research approach to examine the current status, limitations, and opportunities in laws and regulations which impact the land ownership and rights of foreigners. By adopting qualitative research method, the data is collected from both the primary and secondary data. Through the content analysis, the findings are extracted. According to the results, the legal framework poses numerous regulatory barriers for the foreigners which leads to illegal land management and ownership by foreigners. In order to improve the residential and business conditions for foreigners, the facilitations should be enhanced for the improved foreigner land ownership. When a contract/deed is made for the interests of those who request it, the contract drafter must have considered various signs that could cause the contract to be voidable or null and void. Nevertheless, it turns out that various court decisions give birth to different legal terminologies which confirm that if there is a violation due to specific reasons, the contract can:1) Have no legal force; 2) Void; 3) Invalid at law; 4)Invalid and null and void; 5) Notlegallyen forceable; 6)Void by law; 7) Invalid and have no legal force; 8) Canceled. The existence of such legal terminologies, along with their specific reasons, will make it difficult for the contract drafter to predict if there is a violation with the terms besides voidable or null and void. When a breach of a notarial deed as a contract occurs, usually it will refer to voidable or null and void. Concerning this, a notarial deed is specifically given legal terminologies concerning the nullification of the notarial deed for specific reasons for each of the terminology. The legal terminologies include1) The Void notarial deed; 2) The Voidable notarial deed; 3) The null and void notarial deed; 4) The Notarial deed with no binding legal force; 5) The Invalid notarial deed; 6) The Notarial deed whose evidentiary power as a private deed is degraded. The development of the world of technology today is growing very quickly when it impacts the development of the wheels of life whatever the business world. Unconsciously, all lines of life cannot be kept away from the existence of devices or people often call everything online. Along with the development of technology that is increasingly increasing community mobility, online transportation is here to provide convenience for the community in supporting their daily activities and mobility. The research is aimed at analyzing and describing the things that underlie the partnership in online transportation and legal protection for online motorcycle taxi drivers. This research uses the Normative Juridical method which means that the approach is based on the main legal material by examining theories, concepts, principles of law and legislation relating to this research. The source of the data used is observation through various regulations. Based on the analysis conducted, conclusions are obtained from the implementation of the partnership that contains an standard clause in online transportation that is seen from the perspective of the driver and / or prospective motorbike taxi drivers online where the compilation of prospective motorists is equipped with one of the provisions, then the agreement can be done by these drivers This permit is also legal protection for online motorcycle taxi drivers as partners of the application provider which is still less than optimal, because in the relationship between the application provider and the driver only provides information about the rights that are required to the application provider and is not yet allowed to use the required application application provider company.
