This paper studies the real effects of foreign real estate capital inflows. Using transaction-level data, we document (i) a "China shock" in the U.S. housing market characterized by surging foreign Chinese housing purchases after 2008, and (ii) "home bias" in these purchases, as they concentrate in neighborhoods historically populated by ethnic Chinese. Exploiting their temporal and spatial variation, we find that these capital inflows raise local employment, with the effect transmitted through a housing net worth channel. However, they displace local lower-income residents. Our results show that real estate capital inflows can both stimulate the real economy and induce gentrification. [ABSTRACT FROM AUTHOR]

This report aims to investigate the community engagement process so planners can more effectively work with communities and reckon with the historical trauma caused by planners in the past. Planning as an industry is responsible for the forceful removal of communities under the name of “urban decay” and is a direct cause of why some communities remain impoverished today. This history has not been long forgotten; it continues to live on in the communities directly affected, and trust when working with public agencies is low. Public agencies must understand this trauma as they work with these communities to build a better future. This report chronicles the Little Tokyo/Arts District Station joint development process by interviewing Little Tokyo residents and other stakeholders involved with the process and examining archival documents. While relatively small, Little Tokyo has a long history of asserting its autonomy in community development issues. I highlight the history of community-based organization and planning that has sustained Little Tokyo into the community it remains today. Through my findings, I recommend a history-informed planning process among public agencies. A holistic approach to planning must be taken that considers the community context in historical and contemporary terms. While the process of community engagement can be long and expensive, it is a way for public agencies to repair their relationship with communities that have been wronged in the past.

Recent quantitative studies on the relationship between gentrification and residential displacement have produced inconsistent findings. We examine whether these differences may be attributed to variation in the conceptualization and measurement of gentrification by testing a variety of different operational definitions of gentrification while holding data sources and other methodological decisions fixed. We treat gentrification as a family of related phenomena, estimate a family of operational measures of gentrification from Census data, and, for each measure in the family, test the association between gentrification and displacement in the Panel Study of Income Dynamics. We find that several relationships between gentrification and residential displacement are robust to the choice of measure from the family of gentrification measures we consider. In particular, we find no evidence that gentrification increases the probability of displacement for renters or homeowners, regardless of how gentrification is defined and operationalized. However, consistent with recent studies of particular metro areas, we find evidence that homeowners who live in gentrifying neighborhoods are less likely to be displaced than homeowners in comparable neighborhoods that are not gentrifying.

Government developers have put up yet another portion of Harlem’s 125th Street for redevelopment. After a 2012 government-sponsored call for development proposals, state developers selected the National Urban League (NUL), a civil rights and urban advocacy organization that serves African Americans and other underserved communities, and Hudson Companies, Inc. for a $242 million development project—the Urban League Empowerment Center (ULEC), which will include the NUL as the lead tenant and will be accompanied by various retailers, other nonprofit organizations, and housing units. In this student showcase essay, I reflect on my experience writing an opinion piece in an urban sociology course about the construction of the ULEC and the story of cross-sector urban development behind it. By bringing primary source documents and relevant course readings into conversation with each other, I was able to revise my understanding of the hidden layers of urban development and the actors that were involved in these processes. Additionally, writing an op-ed that put these sources into conversation allowed me to reflect on my own positionality and relationship to the processes of neighborhood development under study.

In recent decades, residents and community organizations in the ethnically diverse neighborhood of Albany Park, on Chicago’s northwest side, have been resisting gentrification, emerging as one of the city’s most active neighborhoods in anti-displacement organizing and policy setting. We seek to understand how a multiplicity of actors, human and non-human, have coalesced to achieve a modicum of success in stalling, subverting, and overcoming gentrification and its attendant displacement of low-income residents. We draw on the work of urban assemblage theorists to build a temporal and spatial analysis, showing the complex assemblage of resistance actors, their experiences, and their narratives over a 20-year time span. Despite the fear of many scholars and residents, Albany Park shows that once started, gentrification is not inevitable. Digital nomadism (DN), an emerging lifestyle based on remote working, digital technology, and leisure travels, has grown from a marginal phenomenon concerning isolated individuals in the early 2000s to a flourishing movement in less than two decades. In the post COVID-19 context of mainstream remote work, the number of digital nomads has risen sharply. Digital nomads are professionals who live, travel, and work online from multiple destinations with a reliable internet connection. In response to this rapid growth, both public and private actors have launched new initiatives targeting digital nomads (e.g. dedicated visa schemes and coliving spaces). Despite the proliferation of these initiatives, there is a lot to discover on digital nomads, including their demographics, travel patterns, and impacts. Based on a systematic literature review covering the last decade, this article explores DN from the perspective of places and mobilities. Findings show that places and mobilities largely shape definitions of DN, how nomads perceive their identity, and how they select travel destinations. Moreover, DN has many impacts on mobilities and places by creating demand for specific infrastructures and contributing to gentrification. In the post-pandemic context, research on DN is needed to address the challenges raised by new mobile lifestyles and remote work practices. [ABSTRACT FROM AUTHOR]

The redevelopment of Chinese heritage districts increasingly adopts collaborative approaches, raising concerns about power dynamics in these processes and their potential impact on resolving conflicts of interest through collaboration. This study establishes a multi-dimensional framework, examining arenas and sources of power to uncover power mechanisms and their impact on collaborative governance in the redevelopment of Dashilar, Beijing, China. Through ethnographic research, we found that institutionalized collaborative decision-making empowers participants to have the final say on relocation and renovation decisions. However, biased mobilization and discursive practices, with different sources of power utilized, affect collaborative processes and outcomes. Over time, collaborative decision-making results in elite control of Dashilar’s historic fabric and its subsequent gentrification. The government consolidates its power by controlling economic resources and influencing land use decisions. Crucial conflicts remain obscured, weakening the interests of residents and market actors. To understand power in collaborative governance, analysis must encompass both sources and arenas of power, transcending observable interactions within formal institutions to include informal practices. This article analyzes the relationship between gentrification and the economic-gastronomic landscape in two neighborhoods in downtown Mexico City. The objective is to conceptually readjust these terms and to recognize the singularities of their manifestations in Latin America. To this end, a theoretical framework is constructed that outlines the three epistemological cores for the analysis of gentrification in the region and that articulates such concept with cultural commodification and gourmetization. Through a descriptive quantitative analysis, we examine the transformation of the food landscape through the presence and diversification of gastronomic and retail businesses in the Condesa and Santa María La Ribera neighborhoods. The results show that there is a trend towards an increase in commercial activity under the model of mini-supermarkets and other businesses that diversify and, at the same time, homogenize cultural and gastronomic offerings in these neighborhoods. However, the pandemic affected these neighborhoods in a particular way: while in Condesa the proliferation of these businesses slowed down, in Santa María La Ribera they increased their presence. It is concluded that this analytical argument offers a view that can strengthen the qualitative study of the effects developed by gentrification and its consequences in other areas of urban daily life. Green gentrification is a potential side effect of the temporal change of green spaces via various improvements. This paper suggests that green gentrification may occur even when green spaces remain unchanged. Spatially-explicit datasets and econometric models were used for this purpose. We found that in the case study city, Lodz (Poland), residential change is linked to the housing market (i.e., the number of property transactions and their prices). However, the strength of this association depends on the proximity to temporarily unchanged parks. We also found that the value of park proximity among housing buyers rises, suggesting the increased desirability of living close to parks, resulting in more intense residential change close to parks than in other locations. Therefore, scholars should consider green gentrification as a process that may be induced by time (in)variant green spaces. This study explores the experiences of middle-class transnational Latina mothers whose children are enrolled in gentrified dual-language -programs. Drawing upon the theory of differential consciousness, I explored how these mothers' own complex identities informed their navigation of conflicting discourses that position dual-language education on one hand as part of an anti-racist, social justice movement, and conversely as a neoliberal enrichment tool that confers a competitive social advantage for privileged children. Ultimately, this paper highlights how mothers engaged differential consciousness to shift between these ideologies strategically, centering community and working to expand access to these programs to other Spanish-speaking and transnational families. In doing so, they increased racial and linguistic diversity—but not socioeconomic diversity—in these programs. This study argues for the importance of considering multiple dimensions of parent identity in dual-language programs, and for continually acknowledging the key role social class plays in families' experiences of and access to these programs. The global city is acted upon by a myriad of forces—commercial, cultural, diasporic, digital, identitarian, and political to name a few—on local, national, and transnational scales that produce steadily morphing patterns and concentrations of LGBTQ+ residential settlement in and across neighborhoods. Research has sought to unpack the push–pull factors and adhesive elements that exert influence on such residential configurations. This forum piece ventures to articulate empirically one such pattern that has not been approached in the literature, but has, as the title portends, been addressed in anecdote gently (read: cautiously) for some time: the link between an individual's stated racial preference in sexual-partner choice and that individual's selection of a neighborhood to live in that has a high percentage of residents of the preferred race. The ‘smart city’ has been driven by advances in information and communication technologies, with the aim of integrating these technologies with urban infrastructures for improved optimisation, automation and control. Smart cities have emerged as a response to the challenges faced by megacities and are likely to manifest the ‘datafying’ society in the public space. However, the pervasive nature of data collection, continuous analysis and inference, and long-term data storage result in a potentially problematic reconfiguration of society that undermines individual and collective autonomy. This article proposes the concept of ‘data autonomy’ as a guiding principle for the development of smart cities, addressing challenges related to the potential misuse of personal data, sphere transgression, and datafied gentrification. Section II. explores concerns related to data protection law, which can be understood as a proxy for the relationship between the individual and society, highlighting power dynamics and the autonomy of individuals and communities. Section III. discusses the concept of sphere transgression, where tech giants expand their influence in society without adequate expertise or accountability. Section IV. examines the potential impact of datafied gentrification on individual and collective autonomy. Building on the challenges identified throughout these sections, this paper proposes ‘data autonomy’ as a guiding principle for smart city development in section V., promoting a value-based approach centred on human dignity. To make it practicable, increased interdisciplinary collaboration in the development of smart cities is needed, with a particular focus on improved design and impact assessment methodologies. Recent popular and scholarly work has drawn attention to the relationship between universities and urban housing markets. Universities play a critical role in the post-industrial urban economy and have many impacts beyond their campus. This paper focuses on the policy debates to expand housing for students with the intention of relieving pressure in the rental housing market in cities that are home to many higher education institutions and their students. Boston, for example, is home to one of the largest student populations enrolled in institutions of higher education in the United States. The city faces a tight rental market, in part, because of the high number of students who seek off-campus rental housing. This paper examines the evolution of a policy debate about universities and rental housing that led to the creation of the LightView housing project at Northeastern University. Drawing on archival analysis of public documents and key informant interviews with stakeholders, we identify the tensions of this housing project and the policy debate, in which universities need to confront how their housing projects impact neighborhoods and how the public and transparent nature of development shapes the policy debate. Growth in the number of university students has increased demand for accommodation beyond that which universities themselves can provide, provoking private investor supply-side responses such as houses in multiple occupation (HMOs) and purpose-built student accommodation (PBSA). Such developments can lead to high concentrations of students in areas proximate to university colleges and campuses. The movement of large numbers of transitory students into well-established residential areas in university cities, termed studentification, leads to socioeconomic and physical changes. We deploy a mixed-methods approach to analyze qualitative and quantitative data, exploring the role of market participants and revealing the extent and impact of studentification in Durham, a small historic university city in North East England with a high relative student population. The research confirms that studentification was driven by key actors across two distinct phases: conversion of terraced houses into HMOs by private landlords, subsequently restricted by planning regulations, followed by development of PBSA by institutional investors supported by and in collaboration with the local authority and university. Consequently, studentification in Durham has become more dispersed, resulting in increased house prices, rents and competition for investment opportunities farther afield, causing exclusionary displacement of local residents and reducing the supply of family and social housing. We present a detailed timeline of studentification in Durham and reveal a new geography of studentification that extends to peripheral areas of the city and offer some salutary lessons in respect of planning and housing management policy responses to high demand for student accommodation. Airbnb has created a significant incentive to invest in real-estate with the purpose of short-term accommodation provision in touristic cities. The robust growth of Airbnb supply has been accompanied with an increasing professionalization of the platform, contributing to such challenges as overtourism and gentrification. The main aim of this analysis is to examine the spatial characteristics of Airbnb supply in Barcelona, Berlin and London, focussing on the differences between offers that belong to non-professional and professional hosts. Based on Exploratory Spatial Data Analysis techniques the study demonstrates that listings that belong to professional hosts are more concentrated in city centres, and are more influenced by the location of tourist attractions and hotels than non-professional offers. On the other hand, non-professional listings facilitate a spatially more diverse accommodation supply. The results suggest that professional offers may contribute more to the negative effects of Airbnb on local residents. [ABSTRACT FROM AUTHOR]

Located in the southwest of Jakarta, Pagedangan has been known as one of the hotspots for large-scale residential complexes or 'new town' in the Jakarta Metropolitan Area, Indonesia. By using a diachronic approach, we aim to examine spatial transformations of rural Pagedangan at micro-scale from 1901 to 2022 which shows the trajectory of new-build gentrification in the study area. This study thoroughly examines how land conversion transforms the rural Pagedangan into gentrifying urban landscape using historical maps and multitemporal imageries. During the last decade, Pagedangan has experienced massive agricultural land conversion which increased land price in the area. It has become gentrified seen by the rise of new town's urban economy. Meanwhile, pre-existing irregular settlements, or kampungs, have remained as an assemblage of enclaves in a new town, a realm that completely differs from their previous rural environment. Despite displacement has not yet been the main issue in Pagedangan, kampungs are still possibly at risk of disappearance. This study delivers a comprehensive empirical study on physical gentrification process to provide insights into urban studies discourse, especially in urban Asia. This article scrutinizes the often forced collaboration between the arts sector and urban development. Despite prevailing narratives that cast artists’ involvement positively in urban revitalization, this global trend, integral to creative city policies for urban development, conceals complexities. Highlighting how these seemingly cooperative practices are rehearsed in global cities and replicated in peripheral cities such as Brisbane, Australia, this examination has been largely prompted by the 2020 sale of the Metro Arts building in Brisbane. The location of this multi-arts institution was an incredibly valuable asset in a city that aims to promote its creative city credentials. Moreover, despite the substantial public investment in Metro Arts’ building, its sale was misrepresented as a private matter. A close examination of this event reveals the ways property developers can be tremendously influential upon the arts and cultural sector—what, where and how art is commissioned and displayed, and ultimately, what is publicly funded. Responding to the polarized view of artists either being displaced or co-opted in urban regeneration, this paper unveils a middle ground in which artists also act as partners or co-producers in these processes. We illustrate this intermediary role in property development processes with reference to a case study of the Seaport Innovation District in Boston by drawing upon a survey of resident artists and interviews with artists, planners, architects and economic development specialists. The paper makes two contributions to the literature. It offers a fresh look at the dialectical relationship between cultural and economic modes of production by more fully integrating consideration of artists’ sensibilities and practice with those of a host of built environment disciplinary practices including architects, planners and real estate developers. As a result, it extends extant analysis of urban regeneration-led gentrification from its urban planning, geography and sociology disciplinary roots into the disciplines of architecture and real estate. Our findings lead onto a research agenda centered on consideration of the intermediary roles played by creative and cultural sector actors and how creativity might be captured to positive effect, in the production of the built environment. This article demonstrates how tech professionals commuting to neighbourhoods redeveloped for their work are contributing to their transformation into urban tech campuses: gentrified districts where landscapes, understandings of place and temporalities are shaped by their praise of innovation, emotional detachment from place, and daily ebb and flow. While also resulting in displacement, othering, and the rewriting of histories and geographies, commuters' contribution to tech-led gentrification contrasts with the emotional investment into place and the sense of permanence gentrifiers use in established residential neighbourhoods they perceive as authentic and progressively remake in their image. While concomitant, it also differs from residential new-build gentrification, as it reinforces not only middle-class norms but also the economic discourse of the high-tech industry, which co-produces these places as elite worker oases. Using South Lake Union, Seattle, WA as a case study, this article aims to contribute to a social understanding of tech-led gentrification: while recent research has focused on residential gentrifiers and on the macro political and economic forces that transform declining urban areas into so-called innovation districts, this qualitative study explores gentrification through the narratives and uses of public space of an urban tech campus's dominant population – an elite, predominantly young, white, male commuter workforce several times larger than the local residential population. In major metropolitan areas, gentrification, financialisation and welfare retrenchment contribute to a severe housing crisis. Over the past 20 years, home price inflation and affordable housing shrinkage have been particularly acute in Paris. Such issues have been linked to the displacement of lower-income Parisians and the suburbanisation of poverty on a regional scale. In this article, we match disaggregated data from the Family Benefits Fund (CAF) with information on local housing markets, to empirically document these expulsionary processes. Our methodology is twofold. First, we investigate out-migration factors using logistic regressions. Second, we compare households' changes in access to the city centre and urban resources following a move. Data show that social vulnerability is associated with a greater risk of leaving Paris and that housing welfare is playing a crucial role in mitigating this risk. Also, the higher the pressure on local housing markets, the more social inequalities determine mobility behaviour. Finally, beyond the effects of family structure, patterns of decentralisation are related to income level: less affluent households go farther from the city centre, job opportunities and services than higher-income households. The Canterbury Earthquake Sequence of 2010–2012 was devastating for Christchurch, New Zealand, a city built on a floodplain. The sequence resulted in widespread damage across the central business district (CBD) and residential areas. Alongside, and in contrast to, orthodox planning responses by the New Zealand Government, playful, creative, and temporary projects emerged in vacant spaces. These were designed to bring back life and energy to the city centre, and such types of activity are referred to by scholars as do‐it‐yourself (DIY) urbanism. A primary critique of DIY urbanism in the literature relates to how it has the potential to contribute to gentrification, despite its amateurish appearance and mildly subversive politics. In Christchurch, a venue built from pallets—known as the Pallet Pavilion—was constructed by an organisation known as "Gap Filler" with the help of volunteers. Gap Filler emerged after the first earthquake, inserting creative projects to bring back life and energy to the damaged CBD. By examining the Pallet Pavilion, we show that, despite its potentially gentrifying effects, DIY urbanism interventions may open up a more inclusive politics of the city. Also, and paradoxically, in the case of the Pallet Pavilion, the exercise of privilege made this inclusive politics possible. [ABSTRACT FROM AUTHOR]

The arts and historic preservation are well-established as strategies that can underpin urban planning and development. Although there is documented alignment between the arts and preservation, they are not typically formally integrated in city planning and existing research tends to address one or other, but not their integration. We fill this gap through an exploration of the intersection of the arts and historic preservation. We focus on who employs these strategies and why, the synergies and tensions between these practices, and how the arts and preservation relate to contemporary urban development in terms of gentrification, community control, and placemaking. We clarify the relationship between greening and gentrification by examining the sociospatial dynamics that characterize and drive "green gentrification." Through a conversation with the growing literature on green gentrification, we show that this relationship is nuanced and contingent upon contextual factors and we depict the exclusions at stake. In short, green gentrification is a process that generates urban green sacrifice zones, by which historically marginalized residents are forced away from greener neighborhoods, often segregated to greyer and climate-insecure areas, and which includes feedback loops of accelerated greening and exclusive investments. Adapting urban spaces to the impacts of climate change is one of today's key challenges, especially when it comes to avoiding the associated social trade-offs which are often overlooked in planning and policy regulation. Based on a review of existing policy and legal documents from Vienna, we analyse how mitigation of green gentrification is already included in Viennese urban planning and policy, and how the administration tries to manage it strategically. Results show that while risks are generally limited, current policy and planning strategies show no awareness of the emerging risks of green gentrification as unintended consequences. Retail gentrification remodels high streets and inner cities worldwide to appeal to the middle class, including specialty coffee consumption. The consumption of coffee in Cluj-Napoca's inner-city district, a Central and Eastern Europe city, challenges certain tenets of the 'revanchist city' hypothesis, as shown through the concepts of 'intraclass diversity' and 'bivalent class narratives'. Analyzing café consumer preferences, keywords associated with cafés, and social positions through nonlinear canonical correlation revealed that the working-class is co-opted into sustaining a creative, business-friendly city image consistent with middle-class consumption fantasies and self-expression. Greenery initiatives, such as green infrastructures (GIs), create sustainable and climate-resilient environments. However, they can also have unintended consequences, such as displacement and gentrification in low-income areas. This paper proposes an integrated machine learning (ML) approach that combines both unsupervised and supervised ML algorithms. First, 35 indicators that contribute to green gentrification were identified and categorised into 7 categories: social, economic, demographic, housing, household, amenities, and GIs. Second, data was collected for all census tracts in New York City. Third, the green gentrification susceptibility was modelled into 6 levels using k-means clustering analysis, which is an unsupervised ML model. Fourth, the Technique for Order of Preference by Similarity to the Ideal Solution (TOPSIS) was used to map the census tracts to their green gentrification susceptibility level. Finally, different supervised ML algorithms were trained and tested to predict the green gentrification susceptibility. The results showed that the artificial neural network (ANN) model is the most accurate in classifying and predicting the green gentrification susceptibility with an overall accuracy of 96%. Moreover, the outcomes showed that the Normal Difference Vegetation Index (NDVI), the proximity to GIs, the GIs frequency, and the total area of GIs were identified as the most important indicators to predict green gentrification susceptibility. Ultimately, the proposed approach allows practitioners and researchers to perform micro-level (i.e. on the census-tracts level) predictions and inferences about green gentrification susceptibility. This article examines a case of urban displacement and its impact on the local Roma community by uncovering the discursive strategies of the local governments and the tactical responses of the local people. Based on two-year-long ethnographic research, this study aims to understand the intricate dynamics of the counter-cultural production of the Roma people as a response to gentrification policies of local governments. The rapid rise of the rent value of land has motivated the capital class to force an exile strategy on Roma and accelerated existing segregation policies. During this time, some discursive strategies to manufacture public consent about the gentrification have circulated to change the representation of the Roma identity, replacing their imagery in mainstream society by mainly signifying them as the undeserving poor. This research aims to understand how strategic discourses and actions have positioned Roma in the societal and cultural sphere and in response, how everyday tactics of the Roma engenders counter-cultural forms through intercultural communication. Green gentrification implicates urban greening as a driver of neighbourhood 'upgrading' and subsequent displacement. However, it is unclear whether the concept resonates with, or supports the work of, those responsible for much of the greening occurring in cities – urban green planners/practitioners. We interviewed 33 planners/practitioners in Canada to refine our understanding of the relationships between urban greening and gentrification. We found that greening is closely tied to development, with funding/space for greening often provided through development requirements/incentives. Thus, rather than greening causing gentrification (as described in current literature), here greening is often a requirement and direct outcome of new development – contributing to what we describe as a broader greening of the gentrification process that is facilitated by various political-economic factors. Many interviewees stated that their current work focuses on addressing existing inequities rather than strategizing to limit future gentrification. However, they had mixed opinions about whether knowledge of green gentrification as a concept can help them promote equitable urban greening due to their lack of power over where/how urban greening occurs, along with the finding that greening is not causing gentrification. The uneven power dynamics between urban green practitioners/planners, developers, and elected officials also influenced views on whether gentrification is an intended outcome of greening. We conclude that relying on new development to provide urban greening is antithetical to addressing existing green inequities and is likely to exacerbate inequities through associating greening with gentrification. Recent measures to improve housing affordability (i.e. the removal of developer greening requirements) will disrupt the current development-greening relationship but are unlikely to address the issue of inequitable greening. Increased and ongoing collaboration between those working in urban greening, housing, and planning is paramount and should focus on affordability and equity across urban systems – attending to the interplay between greening, housing, affordability, and sustainability. In line with social construction scholarship, the stigmatization of neighborhoods has been used to justify or advocate for gentrification and development efforts that often displace marginalized populations. Challenging stigma in public discourse can help level the playing field in support of community interests. This study examines two strategies to mitigate neighborhood stigma: create opportunities for people to personally relate to a place and engage them in the positive reframing of extant narratives. It is based on a preregistered between-groups survey experiment in which 498 local college students rated the appeal of two Black, historically disadvantaged neighborhoods in Miami: Overtown and Liberty City. It finds that ratings of Overtown are significantly lower when its name is disclosed, indicating the presence of stigma. "Relating" improves ratings of Liberty City, however, only among Black students, not white or Hispanic students. "Reframing" improves ratings but only if students buy into the more positive frame. Using a quantitative method, this paper examined the role of physical activity well-being before physical activity participation and gentrification architecture pursuit in 481 respondents (including 377 with childhood left-behind experiences) in Xi'an City, China, and tested the effect of the metacognition level of the group with childhood left-behind experiences on this pathway. The results showed that (1) physical activity participation of the group with childhood left-behind experiences had a significant positive predictive effect on gentrification architecture pursuit; (2) the level of physical activity participation of the group with childhood left-behind experiences could exert an indirect effect on gentrification architecture pursuit through physical activity well-being; (3) metacognition played a negative role in the pathway of physical activity participation predicting gentrification architecture pursuit of the group with childhood left-behind experiences; (4) the level of metacognition played a negative role in the pathway of physical activity participation and gentrification architecture pursuit of the group with childhood left-behind experiences; (5) metacognition also played a negative role in the path of physical activity well-being in predicting gentrification architecture pursuit in groups with childhood left-behind experiences. In the city of Newcastle on Australia’s east coast, murky distinctions between feral and native, public and private, domestic and wild are being delineated and firmed as the city rapidly gentrifies. The suburb of Stockton, a peninsula with deep working-class roots, has long been considered an urban frontier, a liminal zone for plants, animals and humans. Here, ferality is entangled with place, with frontier-ness. As the area undergoes changes in step with gentrification in Newcastle and coastal Australia more generally, species once tolerated are being identified as risky and then eliminated. In this article, we focus on two feral species subject to elimination in Stockton, the Thorn Tree and the Breakwater Cats. We argue that shifting nature-city boundaries impacts urban frontiers during periods of gradual, then rapid, gentrification, disrupting the relationship between frontiers and feral ecologies. Second, while literature tends to focus on feral plants or animals, we consider the ways that hardening nature-city boundaries can make both plants and animals vulnerable to elimination. Third, despite their elimination, the Thorn Tree and the Breakwater Cats are subject to memory practices in the community, suggesting that even as the urban frontier amalgamates with the rest of the city, memories of feral co-habitants remain for some members of the human community. This article analyzes the relationship between the presence of Chinese restaurants and neighborhood change in New York City. The core metric used for analysis in this article is a Chinese restaurant index, which is a transformed and scaled percentage of restaurants in a neighborhood that can be classified as Chinese. As an inexpensive and plentiful dining option, Chinese restaurants have an association with working-class neighborhoods, and neighborhood-level Chinese restaurant index decreases over time were associated with gentrification in New York City. This methodology further demonstrates the potential for the use of retail-based analysis as a supplement to conventional gentrification metrics based on demographic and real estate data. The analysis also reveals that articles pertaining to the COVID-19 pandemic predominantly address the comprehensive effects of the virus on aspects of mental and physical health, consumer behavior, and economic and societal challenges. We argue that gentrification is school pushout by a different name, displacing Black children and families through multiple modes of hypersurveillance, invisibility, criminalization, and disposability. We share vivid frontline experiences as Black women educators and a Jewish American woman educator while foregrounding the multiple ways in which we advocate for and as Black educational stakeholders to placemake through research, community engagement, and activism. Additionally, we posit the ways in which gentrification functions as a nuanced, complex carceral state that fuels neighborhood and school pushout in a historic Black Southwest Atlanta community by weaving how "turnaround" schools function as carceral spaces for Black students, teachers, and families through policies and practices. To accomplish this, we share narratives of our quotidian lives with housing and urban education reform practices outlining how an urban education reform agenda in a majority Black city intersects with urban renewal/negro removal, highlighting how profiteers conveniently misuse narratives of Black suffering and Black educational deficits. As both protectors of and penalized alongside Black children in a carceral school state—as residents and teachers—we are doubly impacted by gentrification and urban education reform and "marginalized by association." yet we persist by affirming our commitment to a path of freedom in the midst of our beloved communities shifting and coddling social and material capital possessed by gentrifiers. After declining from historically high levels following the Great Recession, homelessness in the United States is again on the rise due to an increase in the prevalence of unsheltered homelessness, and homeless encampments in public spaces such as parks. As such, there is significant interest in understanding opinion regarding community park agency activities intended to support unhoused users. Unfortunately, these actions and investments may also contribute to the process of environmental gentrification. In this note we use structural equation modeling of survey responses to examine how beliefs about the gentrification process influence public attitudes toward park and recreation agency activities intended to support people experiencing homelessness. Gentrification beliefs were significantly related to attitudes toward both housing-related and service-related agency activities. Managers and other decision makers should consider the potential impact of agency activities on the gentrification process, and seek to understand stakeholder attitudes toward gentrification as a phenomenon. This article investigates why popular support for neighborhood schools does not translate into stronger multi-racial and multi-class coalitions for neighborhood schools in the face of school choice systems and school closures. Using a critical place perspective, this article illustrates how place-based urban inequities facilitate fragmented resistances to school choice. Racialized dispossession, the post-Civil Rights abandonment of poor and working-class Black political interests, and a broader strategy to bring affluent populations to the city core are all hallmarks of neoliberal urban development. This article illuminates the variegated possibilities arising from gentrification by analyzing it through the lens of emplacement. It asks how gentrification can be operationalized and managed in ways that intersect with but also supersede conventional modalities of gentrification-induced displacement, including opportunities for discordant spaces and peoples to articulate meaningful relationships with the city. Analyzing the microregeneration of Nantou Village, an urban village in Shenzhen, China, I show how state-sanctioned attempts to achieve sociospatial integration between village and city ultimately co-opt village and urban residents to coproduce gentrification-induced displacement but also provide an institutional platform for the articulation of alternative collective and individual forms of emplacement. Read from an emplacement perspective, microregeneration appears to be a half-victory. It provides some residents an opportunity to grow symbiotically with the gentrifying city and represents a conjunctural moment in Shenzhen and China's evolving approach to urban redevelopment. An emplacement perspective complicates the picture of perpetrators and victims in the process of urban redevelopment, contributing to a more pragmatic approach to researching and theorizing gentrification in urban geography. Background and Objectives Gentrification is a prevalent neighborhood development process in urban areas across the United States. Prior studies have identified the influence of gentrification on late-life health and quality of life, yet little is known about its relationship with food insecurity, an important public health issue for older adult populations. Using New York City as a case study, this study investigated associations between living in a gentrifying neighborhood and food insecurity, as well as the mediating roles of neighborhood environment factors—social cohesion, public transportation, and food environment. Research Design and Methods This study adopted 2 waves of annual data from the Poverty Tracker Study (2015–2016; N  = 703) merged with American Community Survey and spatial data sets to measure gentrification and neighborhood factors. Adjusted logistic regressions were used to examine the associations between gentrification and food insecurity. Further mediation analyses were conducted to test the mechanisms of such associations. Results Older adults in gentrifying neighborhoods were more likely to have food insecurity than those in moderate- to high-income neighborhoods. Compared to low-income neighborhoods, older adults in gentrifying neighborhoods had a lower likelihood of reporting food insecurity. Two significant mediators were found when comparing gentrification with moderate- to high-income neighborhoods: social cohesion and healthy food outlets. Discussion and Implications This study highlights the importance of gentrification in determining late-life food insecurity and identifies possible mechanisms with policy and social service implications to reduce the risk of food insecurity in urban areas. Problem, research strategy, and findings: Gentrification is often described as affluent White populations revitalizing deteriorating neighborhoods and displacing lower-income ethnic/racial residents. However, there is limited research on gentrification led by middle- and upper-class ethnic/racial minorities, which I propose calling gentrification of color. I reviewed 46 qualitative and quantitative studies on gentrification of color in U.S. cities from 1960 to 2021 and found a range of phenomena in terms of ethnicity/race, profiles, locations, preceding policies, and consequences of gentrification of color. These studies highlighted both solidarity and tensions within the same ethnic/racial groups as a result of gentrification. Gentrification of color presents both challenges and opportunities for minorities' cultural inclusion. In addition, my study emphasized the role of policies enabling gentrification of color and the lack of affordable housing policies to address its consequences. The findings can encourage urban planners, policymakers, and scholars to adopt a policy approach that acknowledges the complex intersectionality of race/ethnicity and class. Takeaway for practice: I urge urban planners and policymakers to incorporate the intersectionality of race/ethnicity and class into their approach to gentrification. On one hand, it is important for urban planners to collaborate with gentrifiers of color to foster culturally inclusive urban development. However, it is equally crucial for urban planners to acknowledge that issues such as displacement of lower-income individuals, intra-ethnic class disparities, and conflicting interests may be concealed under the notion of ethnic solidarity. Therefore, urban planning experts and policymakers should prioritize policies that support economically disadvantaged residents, such as affordable housing, while actively seeking their input and perspectives in municipal decision-making processes. In this article, the author responds to commentaries about his book "The Commodification Gap: Gentrification and Public Policy in London, Berlin and St. Petersburg." He examines several features of the commentaries, such as preserving or overcoming gentrification as a concept, the status of the commodification gap as a concept and as a tool for empirical research, as well as the impact of housing financialization. He discusses the significance of the commentaries to urban studies.

This article diagnoses a novel problem with gentrification: that it can hinder valuable forms of everyday democratic communication. In order to make this argument, I develop a democratic interpretation of Iris Marion Young's 'ideal of city life', according to which social differentiation is valuable because of the epistemic role that it plays in the production and circulation of diverse social perspectives. I then leverage that ideal to examine two kinds of spatial and demographic changes associated with gentrification: community disintegration in enclaves and homogenisation in public spaces. I argue that community disintegration in enclaves can make the production of social perspectives within disadvantaged communities more difficult. I then argue that homogenisation in public spaces can undermine the role of such spaces as sites of democratic performance for the wider circulation of social perspectives in the public sphere. This study navigates the terrain of community development in metropolitan areas across the United States (US), spotlighting the interplay between stakeholder engagement, development success, and distinct types of community development characteristics. While urban centers in US cities experienced disinvestment and urban flight for more than 5 decades, they now experience renewed interest amidst the complexities of rampant urbanization. Gentrification and displacement are some of the critical consequences of urban re-development, which warrants the exploration of the success metrics that turn disinvested communities into thriving ones. Methodologically, archetype analysis is employed to examine 73 case studies reported by the United States Department of Housing & Urban Development (HUD) as examples of successful development. The case studies span 37 US states and 67 cities. The analysis utilizes the Distressed Communities Index (DCI) as a supporting metric and offers an intermediate level of abstraction between a case-by-case analysis of successful development strategies and a generalized approach that assumes that one strategy fits all. Instead, the analysis identifies four distinct types of successful community development archetypes based on five relevant characteristics that emerged from our analysis: (1) public investments, (2) private investment (3) development plans, (4) stakeholder engagement, and (5) the DCI. The four identified archetypes represent unique Community Development Success pathways with specific development characteristics. Understanding the diversity reflected in these distinct archetypes is crucial for policymakers and stakeholders seeking to address the specific needs and challenges of each development success type. The rapid growth of short-term rentals (STRs) is leading researchers to frame these urban transformations indifferently as gentrification, touristification or tourism gentrification. This paper proposes that these concepts, though closely related, are not best suited to explain the urban transformations created by STRs. Using a theoretical and empirical approach, it attempts to delve into this theoretical debate. Since housing assetization is what ultimately drives the process, STRs should be framed as a specific form of housing assetization. It is suggested that the term that best captures this urban accumulation strategy and has greater explanatory power is that of STR housing assetization. The aim of this paper is twofold. Firstly, to theoretically justify the suitability of the STR housing assetization concept and specify its particularities as an urban accumulation strategy. Secondly, this accumulation strategy can be empirically observed by analyzing how STR markets develop in particular cities. For this purpose, the Spanish city of Valencia has been chosen.
