This research investigates the relationship between housing wealth and residential satisfaction. Using household panel survey data from the UK, we find that individuals’ asymmetric responses to changes in housing wealth distribution, that is, loss aversion experienced by the worse-off group, could offset the gain from an increase in housing wealth at the aggregate level. Consequently, housing wealth growth does not necessarily improve residential satisfaction for society as a whole if it leads to housing wealth inequality. Given the significant impact of housing wealth distribution on residential satisfaction, it is important to consider housing wealth inequality in making public policy decisions.

In timing property listings, real estate developers can exercise the “option to wait” or “option to presell” to mitigate price uncertainty risk. In this study, we study the effectiveness of both strategies under a unified framework. We test our hypotheses using residential development data from Hong Kong between 1995 and 2015. Empirical evidence shows that when the presale option is unavailable, developers tend to adopt the waiting strategy when facing price uncertainty risk. Conversely, when a presale option is available, developers will accelerate sales when price volatility is high. Moreover, the effectiveness of the presale option depends substantially on government restrictions. Our approach facilitates the identification of the net effect of either tool and provides an opportunity to unify conflicting findings in the literature.

Biological neurons can exhibit complex coexisting multiple firing patterns dependent on initial conditions. To this end, this paper presents a novel adaptive synapse-based neuron (ASN) model with sine activation function. The ASN model has time-varying equilibria with the variation of externally applied current and its equilibrium stability involves transitions between stable and unstable points through fold and Hopf bifurcations, resulting in complex distributions of attractive regions with heterogeneous multi-stability. Globally coexisting heterogeneous behaviors are studied by bifurcation diagram, phase portrait, dynamical distribution, and basin of attraction. The results show that the number of coexisting heterogeneous attractors can be up to 12, but for a simple neuron model, such a large number of coexisting heterogeneous attractors has not been reported in the relevant literature. Most interestingly, the ASN model also has riddled-like complex basins of attraction and four illustrative examples are depicted by the phase portraits with small changes of the initial conditions. Besides, the ASN model is implemented using a simple microcontroller platform, and various heterogeneous coexisting attractors are acquired experimentally to validate the numerical results.

Tapping into firm-level accounting data across 90 countries over a 26-year period, we find that sound political institutions are positively associated with corporate risk-taking. This result is economically significant, robust to alternative proxies for corporate risk-taking and political institutions, and continues to hold after mitigating endogeneity concerns of political institutions. We also collect evidence that sound political institutions may compensate for weak legal institutions in inducing corporate risk-taking. We argue that sound political institutions improve the investment environment for firms and can induce higher levels of corporate risk-taking, which is ultimately associated with economic growth.

A new lanthanum complex with 2,5-bis((3-carboxylphenyl)amino)terephthalic acid is synthesized by a solvent thermal reaction. The La(III) complex monomer forms a chain by hydrogen bonding. The interaction mode of the complex with DNA is studied by fluorescence spectroscopy, and the result match the molecular docking test, the complex binds to the DNA by insertion, the fluorescence quenching constant is 0.1257. The particle size of the crystal powder is about 500 nm, which can be observed by SEM. The complex demonstrates a good anticancer activity.

Properties near public transportation systems are usually sold at a premium owing to the willingness of firms and people to pay for access to workplace and leisure. However, the economic impact of major infrastructure investments remains an empirical question plagued by identification issues. We investigate the economic impacts of a major transportation development project currently under construction in Hong Kong: the Tuen Mun–Chek Lap Kok tunnel, namely the effects on property prices of the expansion of the regional road network in the Greater Bay Area. We identify a significant accessibility premium well before the tunnel is completed. There is also a change in market structure of increased preference for residential property in areas closer to the tunnel, reflected by higher price appreciation. The findings help guide urban planning and public investment decisions, as well as the design and implementation of land value capture policy.

Beyond fifth generation (5G) communication systems aim towards data rates in the tera bits per second range, with improved and flexible coverage options, introducing many new technological challenges in the fields of network architecture, signal processing, and radio frequency front-ends. Overconfidence is one of the most robust behavioral anomalies in financial markets. By attributing investment gains to their ability, investors become overconfident and trade aggressively in subsequent periods. Evidence from stock markets shows that overconfidence leads to excessive trading and, subsequently, inferior investment performance. However, studies on overconfidence effect are lacking in the real estate sector, which is particularly true for Asia Pacific real estate investment trust (REIT) markets. Thus, this study examines the overconfidence effect in six Asia Pacific REIT markets, namely, Australia, Hong Kong, Japan, Singapore, South Korea, and Taiwan. The study finds that the overconfidence effect is more conspicuous during market boom periods or in inefficient market conditions. In addition, simulation analysis demonstrates that overconfidence could lead to rather large volumes of excessive trading activities in certain markets. Findings are robust across the alternative measures of control variables. Moreover, the policy implications of the research are also discussed.

To establish a spectral computed tomography (CT)-based nomogram for predicting the response to induction chemotherapy (ICT) in nasopharyngeal carcinoma (NPC).Fifty-four patients with NPC who underwent spectral CT examination before ICT were enrolled prospectively. Patients were assigned to response and non-response groups according to response evaluation. The predictive indicators were spectral CT parameters of venous phase, including iodine concentration (IC), normalised IC (NIC), slope of the spectral attenuation curve in Hounsfield units (λHU), effective atomic number (Eff-Z), and water concentration. Multivariate logistic regression was used to construct a predictive model. The receiver operating characteristic (ROC) and calibration curves were used to evaluate the robustness of model, while the bootstrap method was used for internal validation. The Hosmer-Lemeshow test was used to test the goodness of fit of the discriminant model.Multivariate logistic regression analysis showed that NIC, λHU, and Eff-Z were the potential predictors, and the three indicators were further used to establish a predictive model. The nomogram was evaluated to have good predictive performance, the area under the ROC curve was 0.909 (95% confidence interval [CI]: 0.799-0.970), and the model was well calibrated (χThe spectral CT nomogram has potential clinical value in predicting response to ICT in NPC and may help guide individualised treatment decisions.

To compare the clinical features and prognosis in patients with cytomegalovirus pneumonia from other pneumonia after allogeneic hematopoietic stem cell transplantation (allo-HSCT). e24091 Background: Prognostication by predicting the likelihood of surviving at certain time points is an important aspect for clinician-patient communication, inform medical decisions and facilitate advance care planning. Understanding disease trajectory has also been reported to improve patient satisfaction in medical encounters and reduce anxiety and depression of carer due to unprepared clinical deterioration. The main problem of applying currently available tools is that the included prognostic factors were designed to look at the more-ill patients in ward settings and sometimes needs specialized lab-tests, and is difficult to apply to out-patients and in real-world public care setting. Methods: 240 consecutive patients attending our oncology palliative care new-case assessment clinic from 1st January 2016 to 31st December 2018 were included. Information regarding underlying cancer, symptoms collected on baseline survey and laboratory results including blood counts, renal and liver function were collected. Survival outcomes were dichotomized at 60 days. Significant prognostic factors were identified by univariate analysis. Multivariable logistic regression were used for model building. Model fitness was assessed by Hosmer-Lemeshow test and R squared statistics, predictive properties assessed by area-under curve (AUC), sensitivity and specificity. The robustness of the prediction model was confirmed by bootstrapping. Results: 240 patients were included. The median KPS is 70. Prevalence of symptoms including tiredness (n = 135, 55.6%), anorexia (n = 106, 43.6%), shortness of breath on exertion (n = 76, 31.3%), peripheral edema (n = 58, 23.9%) and nausea (n = 35, 14.4%); prevalence of laboratory abnormalities including elevated bilirubin (n = 94, 38.7%), low albumin (n = 94, 38.7%), leucocytosis (n = 68, 28.0%), thrombocytosis (n = 61, 25.1%) and lymphopenia (n = 53, 21.8%). Hospital depressive screening scale, PHQ-9 score (cutoff = 8) was elevated in 81 patients (33.3%). At 60 days, there were 70 death events. On univariate analyses, all the above factors were significant predictors. On multivariate analysis and prognostic model development, the most significant prognostic factors were self-reported presence of poor appetite and edema, laboratory test of elevated WCC above normal, lymphocyte below normal and bilirubin above normal. A prognostic model built upon these five factors showed high sensitivity of 73% and specificity of 55% in predicting survival at 60 days. The significance and prediction property were maintained after bootstrapping operation. Compared to the parameters employed in palliative care prognostic index (PPI), the AUC of current predictive model is superior (0.782 vs 0.692). Conclusions: We hope to come up with a tailored prognostic tool for real-world ambulatory palliative care setting. This study is supported by KCC research grant.

Urbanisation, environmental sustainability and property markets are intertwined. Consequently, studies on any of these three topics need to take the other two topics into consideration. By critically reviewing 33 hedonic pricing studies in 16 key journals in the urban studies and environmental policies areas, we summarise quantitative evidence on the price of environmental externalities resulting from China's urbanisation process. We find that Chinese residents are willing to pay more for the access to green space and waterbody as well as the treatment of urban pollution. The cost and benefit of these amenities and disamenities have already been capitalised in house prices. The central and local government in China can leverage market force to encourage, support and facilitate sustainable urban development and environmental protection, instead of directly intervening in the property market by using public resources. Meanwhile, the estimated hedonic price of Urban Green, Urban Blue and Urban Grey helps policymakers to understand the cost and benefit of their urban development decisions. Our review of the papers on Urban Green, Urban Blue and Urban Grey suggests that there have been promising and encouraging development in studies on all three topics in the last decade. The quality and quantity of hedonic price research has been improving notably. However, it is also clear that there is virtually no empirical evidence from the second- or third-tier cities, particularly, regarding Urban Green and Urban Blue investigations. The small number of existing hedonic studies is far from sufficient to draw reliable conclusions about the costs of environmental externality for cities that have not been studied. What works in first-tier cities may not hold elsewhere in China due to the large geographical variation in natural endowment, economic development status and local customs. There are many pieces that are missing from this big picture. More hedonic price studies are needed.

Introduction: During the second wave of the COVID-19 pandemic, the government interventions used to contain the outbreak in China are effective. However, the effects of different interventions and their combinations can’t be directly observed and are currently understood only through process-based simulations. Method: In this study, we gathered chronological data on the implementation of the government interventions for nine cities of China from 11 October 2020 to 4 February 2021. Aimed at four specific goals, we proposed the implementation framework of the government interventions based on the SEIR model. Combined with two external datasets, we used the data-driven approach to analyze the individual and combined effects of five themes of government interventions implemented in these nine cities. Results: Supported by extensive empirical validation, our results indicated some specific government interventions (including masks, environmental cleaning and disinfection, and periodic testing) each reduced transmission considerably, which has been underestimated previously. Linked the COVID-19 epidemiological dynamics with the implementation timelines and sequences of the government intervention combinations, we detected that the earlier implementation of a specific government intervention combination (including targeted testing, quarantine on close contacts, tracing and tracking of close contacts) was correlated well with the shortened local outbreak periods and the reduced cumulative reported cases, which provided the consistent evidence that this early implementation achieved the strongest and most rapid effect on controlling COVID-19, especially at the early period of the local outbreak. Conclusion: These findings provided important scientific information for decisions regarding which government interventions should be implemented, and they also supported policy-making for more than 223 countries that are fighting against the COVID-19 pandemic.

In this article we firstly provide a brief review of the current state of behavioural studies in land use policy, followed by a discussion of behavioural biases that are most relevant to land use policymaking. Next, we summarise the seven papers included in this themed issue of Land Use Policy. The behavioural topics explored by these papers include endowment effect, nudge, trust, social norm, time preference, and loss aversion. Our review of the literature shows that Land Use Policy has been leading the applications of behavioural insights in environmental studies in general and land use policy studies in particular. The papers included in this themed issue push this research frontier by using large survey datasets from the field, and by investigating some under-researched behavioural tools (e.g., nudge). We conclude by suggesting research gaps to be filled by future behavioural land use policy studies.

Using models from the happiness and the behavioural economics literature, we develop an analytical framework to investigate the relationship between housing wealth and residential satisfaction. Two hypotheses, i.e., social comparison and adaptation, are tested by using household panel survey data from the UK. We find support to the social comparison hypothesis. Although our empirical evidence is from the UK, regional disparity of housing prices is commonplace in many parts of the world. Our findings are particularly relevant to developing countries, where economic growth is often accompanied by widening income gap and rising wealth inequality. Policymakers should be mindful about the far-reaching effect of housing wealth inequality. Given the significant impact of housing wealth distribution on residential satisfaction, and ultimately people’s subjective well-being, it is important to tackle inequality in housing markets.
