The window is an important retaining structure. The gap of doors and windows cooling is an important part of building energy consumption of heating. A window with high quality and advanced construction technology can greatly enhance the air tightness of retaining structure. The experiment is air tightness test based on an energy-saving windows in a zero energy building in the cold region. In order to grasp the energy-saving potential of air conditioning system in severe cold region, choosing a nearly zero energy consumption building in Shenyang of China as research object. The concepts of green building and passive building, and many building energy efficiency technology such as phase change energy storage, exhaust air heat recovery, tunnel wind, low-e glass, outside wall insulation, are used in the process. Using the DeST software to establish a physical model and though simulating the heating and cooling load of building air conditioning system to research the Air conditioning system load variation and influencing factors and compare with the same type of conventional building energy consumption. Nearly zero energy consumption building's winter heating load has reduced 73.72% compared with the common building, and the comprehensive energy saving rate is up to 55.22%. The solar and gas heat pump heating system is a system that combines the gas heat pump and the solar heat pump driven by electricity. On the one hand, the system makes full use of the solar, and it is a real High-efficiency, energy-saving system. On the other hand, the system use natural gas as an energy source which can relieve the energy crisis, reduce environmental pollution and relieve the pressure of the grid. During the operation of the system, it will save operating costs due to the cheaper price of gas compared with electricity. The project is framed into the activities addressing the Smart Campus at University of Brescia. The classroom building is used as demonstrator of the energy strategies to improve the performance of existing buildings toward zero energy goals. Innovative systems to reduce energy consumption (i.e. heating, cooling and ventilation, lighting and electric equipment) and Smart Automation are crucial in the Smart Campus School Project of which this research is a preliminary step of development. The project is based on three main pillars: envelope refurbishment, improvement of building services efficiency, smart control of energy picking and placing peaks on the electrical net, also using energy uses other than building services (e.g. electrical vehicle charging station). The activities have been organized in phases, starting from the analysis of the possible interventions to improve the energy quality of the building and evaluating the efficiency of different measures. At the same time a plan for a preliminary operational conditions monitoring have been developed to increase the confidence and awareness on energy consumptions. The second phase is focused on consumption smart monitoring, users’ behavior control and validation on technical and economic criteria. Moreover the demonstrator aims to define an interoperability practice, in order to enhance BIM to BEM procedures. In the paper, the preliminary phase of the research based the first pillar is described evaluating the energy reduction through envelope renovation and renewable energy production to pursue an energy balance between generation and consumption. The acute problem of carbon dioxide emissions reduction into the atmosphere becomes more important due to the fact of the global climate change. Housing stock consumes 30 to 40% of all energy resources, according to various estimates. As the result, it is possible to get carbon dioxide atmosphere emissions reduction due to energy consumption reduction. The problem of housing stock energy efficiency improvement becomes very important. Transition to low energy consumption buildings construction becomes a trend which in the nearest future will transform to the task of Applied Research in the field of design and construction. Such exploration object is to design buildings with zero energy consumption or close, which is planned construct on the site of the Polytechnic University.
