The appraisal of a proposed lubrication center is a unique and challenging assignment in which the market value of real property is closely tied to the economic viability of the specific business for which the building was designed. Before rendering an opinion of market value based on cost, the appraiser must undertake a thorough study of building and site characteristics. In addition, trade area demographics, as they relate to forecasting 'car per day' volume, should also be examined.
