A quantifying variation model can provide estimates of sales price increases relative to a property's ocean view. The model is based on a scoring system that analyzes elevation, degree of panorama and potential loss of view. This method accounts for the normatively substantial variation in view quality between sites, and can offer needed data for land use management.

Abstract

A Resource Rent Tax includes two incentive effects that are in conflict, allowing for the determination of a threshold rate that balances the incentive factors so that the tax is investment-neutral. A model of optimal investment, solved by numerical methods, is used to study the tax, which is found to be dependent on the key parameters of profit margin and resource stock uncertainty levels.
