Consumers are often faced with a choice to rent or buy. Beyond the economic attributes such as price, limited research has examined how specific product attributes influence consumers' choices. We show that unethical product attributes influence consumers' choice between renting and buying. Across six studies, we demonstrate that consumers are more likely to choose renting over buying when an unethical product attribute is present (vs. absent) because consumers anticipate feeling less guilt about renting (vs. buying) a product with unethical attributes. Consistent with the anticipated guilt mechanism, this effect is greater for consumers with higher guilt-proneness and with stronger self-brand connection. Taken together, we show that consumers use renting as a coping strategy to reduce negative emotions associated with using unethical products. [ABSTRACT FROM AUTHOR]

The Sustainable Development Goals (SDG) include sustainable cities and communities. The availability of housing for young people is a contemporary global problem, and the severity of housing problems for young people in many countries is widely discussed and raises important policy questions. Generation Z, described as digital, critical, adventurous, open-minded and, above all, mobile people, is now entering adulthood. The study attempted to identify the housing preferences of young people to determine whether they prefer renting a flat or owning one. Although generation Z differs from older generations in many respects, their perception of the housing issue does not differ significantly from the attitudes presented by older generations. The dominant model of the housing system in Poland, the non-commodified-familial model, which prefers ownership over renting, is also shared by the youngest generation. Hence, the conclusion addressed to the public authorities and the financing system is to enable the expansion of the credit offer supported by a long-term savings plan aimed at young people. Renting as an alternative way of securing housing needs is also perceived positively, with nearly 80% of respondents stating that they would be able to live in rented accommodation, mainly due to greater mobility, rising property prices and reluctance to take out a long-term loan. This article considers how house-sharing – sharing a home with other, usually unrelated people – is mediated by digital technologies. Drawing on academic literature on house-sharing and self-(re)presentation in digital cultures, interviews with share-house residents in Melbourne, Australia, and user posts in house-sharing groups on Facebook, we identify a sequence of steps and stages integral to the process of (re)forming a share-house in the competitive private rental market. These include advertising, screening, vetting, digital interactions, interviews and house tours. Considering this multi-stage process from the dual perspective of 'home-seekers' (applicants) and 'housemate-seekers' (existing household), we analyse how both parties deploy representational and communicative strategies, explore the conventions and complexities underpinning these interactions, and present a conceptual framework that explicates the process. The article contributes to scholarly debates about mediated practices of self-(re)presentations, and about house-sharing as a significant practice in a housing market that renders home ownership increasingly unaffordable. Our research into the fast-growing segment of the rental market fits perfectly with the current wave of excitement. In this research, we attempt to answer a fundamental question: how large is the rental segment in Poland? To our surprise, the answer to this key question remains wrapped in mystery, with an absence of continuous studies disclosing its true size. Undaunted, in this paper we took up the challenge to develop a method that would give us a clear answer. Using Eurostat statistics, we develop a methodological framework for estimating the size of the rental segment. We acknowledge that Eurostat data possesses certain limitations, yet serves as a valuable resource for fulfilling our goal under the proposed methodology. In our approach, we determine the size of Polish rental segment between 2007 and 2021. To validate our findings, we dived into the complex relationship between the size of the rental segment and households. Applying linear regression, we sought to unravel the main determinants influencing not only the overall housing market but also the dimensions of the puzzling rental segment. The proposed method proves to be successful and answers the research question. However, it is important to emphasize that the presented results are estimates that give an impression of the elusive size of the rental housing segment and not exact measurements. The purpose of the study was to explore the motivational drivers and barriers that influence consumers' participation in three online collaborative clothing consumption models (i.e. renting, swapping and buying second-hand clothing). A survey was used to collect primary data from South African consumers (n = 766) aged 19 years and older, who shopped online. Exploratory and confirmatory factor analyses were performed to uncover the factors influencing participation in the three models. Subsequently, three multiple regression models determined which drivers and barriers influenced the particular collaborative clothing consumption model. A collaborative lifestyle was the only driver for renting while swapping was positively affected by hedonic dimensions, collaborative lifestyle and economic benefits, and negatively impacted by hygiene issues, unfamiliarity with the concept and materialism. Motivational drivers for buying second-hand clothing were hedonic dimensions, environmental benefits, and economic benefits, while hygiene issues, unfamiliarity with the concept, online trust issues, and materialism prohibited second-hand buying. With the threat of the climate emergency intensifying and limited time left to reduce irreversible consequences, the need to consider how natural resources are excavated and managed from cradle to grave intensifies. This positions the circular economy (CE) as being highly relevant, particularly for the fashion industry, which is criticised for encouraging continued frequent and impulsive consumption of inexpensive garments with limited longevity. Advancing the circular fashion economy (CFE) has received little attention. Limited research to date has found that consumers have not been socialised to consider fashion acquisition as a collaborative or sharing activity, revealing an established attitude–behaviour gap that prohibits the advancement of the sustainable-fashion agenda. Primarily, fashion is imbued with social and emotional capital, as experienced with the dominant social paradigm (DSP) of fast fashion. This paper argues that similar tactics can be adopted for sustainable fashion practices through the CFE by exemplifying a case study of a fashion-renting platform, "Wardrobe," that enables consumers to rent fashion owned by influencers and celebrities. In doing so, the paper makes four contributions to the knowledge: Firstly, in developing a conceptual framework from research examining fashion, sustainable fashion, and the CFE, the paper illuminates how fashion marketing emphasises social and celebrity capital to appeal to consumer emotions, encouraging frequent impulsive consumption, and how this can be transferred to the CFE. Secondly, the DSP is contextualised alongside the theory of disruptive innovation to understand how social norms of fashion consumption can be disrupted. Thirdly, although there is an emerging literature stream examining the CE and CFE, this focuses more on consumer practice and behaviours, and little attention has been paid to how the CFE can be marketed to engage with consumers. Lesbian, gay, bisexual, transgender, intersex, and queer (LGBTIQ) people's housing experiences are under-explored in Australia. Previous Australian and international research in social geography and housing studies suggests that this group experiences a range of barriers to secure and affordable housing, confirming the need for further insight in the Australian context. This article examines LGBTIQ housing tenure and satisfaction, drawing on data from two Australian surveys. Our analyses of nationally representative data from the Housing, Income and Labour Dynamics Australia (HILDA) survey, and state-specific data from The Tasmania Project, identify significant differences in housing tenure, and housing satisfaction between LGBTIQ and non-LGBTIQ Australians. We find LGBTIQ Australians are more likely than non-LGBTIQ to rent their homes and less satisfied with their housing overall. We also identify novel differences in housing patterns within LGBTIQ communities. The experiences and needs of LGBTIQ people must be considered for housing policy and services, as well as efforts to address housing stress and homelessness in Australian cities. This study focuses on how to implement digital marketing in heavy vehicle rental of a construction company, PT. Tussens Krida Utama (private company). this study uses qualitative methods with secondary data that are collected personally from PT. Tussens Krida Utama. The respondents of this study are managers and two employees. The methods used to collect data are direct observation and research on relevant documents. This study reveals that there are marketing ways that can be applied in a construction company that can contribute to significant income for the company, this is digital marketing. The Family and Consumer Sciences Research Journal (FCSRJ) is a multidisciplinary journal which includes housing and interior design as one of the eight topic areas. To increase the visibility of housing and interior design, this review focused on housing research by presenting a summary of the 27 housing and interior design articles published in FCSRJ between 2008 and 2022. The following categories emerged: history, culture, housing counseling, issues and trends, affordability, renting versus owning, college students, and older adults. Rental discrimination is a key factor in the reproduction of socio-economic inequality under emergent rentier capitalism within the asset society. Our research into the effects of discrimination in the Australian private rental sector shows how factors including age, race, gender and socio-economic status intersect to shape experiences of discrimination. A compounding and exponential discriminatory burden – financial, psychological, and physical – confronts those experiencing discrimination based on more than one factor. Yet, to date, policy aimed at improving housing experiences has largely been ad hoc and carried out in policy siloes. We argue for an intersectionalized approach to housing research, planning and policy, highlighting the conceptual value of intersectionality for responding to structural disadvantage and lived experiences of discrimination amid rentier and asset logics. Postponement of first birth has implications for the health and well-being of women and is often associated with lower fertility levels, a demographic reality affecting most high-income countries. Country-level institutional differences are one factor behind the variation in fertility in these countries. This paper examines the relationship between housing and mean age at first birth across 39 low-fertility countries. Using newly compiled indicators of multiple dimensions of the housing context we explore housing from the perspective of renters and homebuyers and examine differences for former-communist and non-former-communist countries. We use six indicators of the housing context and combine them into three different indexes: renter support index, homebuyer support index, and a combined index of both dimensions. Analyses show that access to housing is associated with age at first birth, but that this relationship has changed over time and is different for former-communist and non-former-communist countries. Consumers can obtain skill-based products through a variety of acquisition modes, such as purchase or rental. Despite the rise of nonpurchase acquisition modes, surprisingly little research has explored the effects of differential acquisition modes on consumer behavior. This research begins to fill this gap in the literature by examining the effect of acquisition mode on the expected time necessary to master newly adopted skill-based products and the downstream consequences for consumers and marketers. Results of four experiments and a field study show that purchasing, versus renting, products requiring skill-based learning increases the amount of time consumers expect to be required to master them. Further, the differences in speed of product mastery, in turn, impact subsequent consumer behavior via differential levels of product use commitment. [ABSTRACT FROM AUTHOR]

An increasing focus in aged care policy is supporting older people to age at home. However, there is little recognition of the health and independence of older private renters living in a space they do not own or control. This paper draws on in-depth interviews and assessments undertaken in the homes of 27 older tenants in the Brisbane environs aiming to understand how renting privately influenced their ability to meet their basic needs. An analysis of the findings highlights the disadvantage experienced by many older private renters. Most older private renters were unable to meet their basic needs given unaffordable rent whilst reliant on the aged pension. Further, with limited access to community aged care including home modifications, the health and independence of older private renters was found to be at risk. IMPLICATIONS Community aged care is difficult for older private renters to utilise in Australia, with unaffordable services and tenancy law limiting access to community aged care services including home modifications. There is a growing trend towards renting rather than permanent ownership of various product categories such as designer clothes and accessories. In this article, we study an emerging retail business model that simultaneously serves rental and sales markets. Specifically, we consider a retailer that primarily focuses on renting while also selectively meeting incidental sales demand. Once a unit is sold, the firm forgoes potentially recurring rental revenues from that unit during the remaining periods. Therefore, it is critical for a retailer to dynamically decide how much of its inventory to allocate for sales and rentals at each period. We first develop a consumer choice model that determines the fraction of the market that chooses renting over purchasing. We characterize the optimal inventory allocation policy and explore how market characteristics and prices impact inventory allocation. We discuss the value of dynamic allocation and observe that the profit improvement can be substantial. In addition, we propose a simple and efficient heuristic policy. Finally, we extend our analysis to study the optimal allocation policies for (i) a retailer that is primarily a seller that selectively meets rental demand, and (ii) a retailer that does not enforce any prioritization between rental and sales demand. Purpose: This study aims to make two major contributions. First, given the literature gap in housing unaffordability for different immigrant groups in Canada, it makes an essential contribution to the literature. To the best of the knowledge, this study is the first study of its kind to examine housing unaffordability by examining different immigrant groups. Second, differences in unaffordability can help understand the decline in welfare, as it can have financial implications and a negative impact on health outcomes. Third, this study's findings are valuable for policy formulation to improve immigrant integration and ease the housing unaffordability crisis. Design/methodology/approach: This study examines the determinants of housing affordability to investigate differences among various immigrant groups in Canada. A bivariate logit model using public microdata from the Canadian census estimates the determinants of moderate and severe unaffordability. Additionally, the separation of tenants and owners provides insights into the dynamics of unaffordability. The results show significant differences between immigrant groups with higher levels of unaffordability among Asian immigrants. The insights can help devise and implement housing assistance programs to address the challenges arising from the post-COVID-19 pandemic phase. Findings: The results indicate that unaffordability declines with increasing age, education and full-time employment. Gender dynamics are evident, with women faring worse than men regarding the likelihood of extreme housing unaffordability. Households face a greater likelihood of unaffordability in more populous provinces and larger census metropolitan areas that struggle with the high cost of living, racial disparities and low income. Immigrants, especially from Asia, Africa and the Middle East, continue to struggle with chronic and severe unaffordability issues. The impact is much more severe for those renting, exemplifying the strain it is taking on the financial health of recent immigrants. Originality/value: Given the literature gap in housing unaffordability for different immigrant groups in Canada, it makes an essential contribution to the literature. As is known, sustainability issues represent one of the main challenges companies have to face. Among all, the fashion industry is considered one of the most impactful, both in terms of resource utilization and pollution. Fashion renting is a recent business model for companies to reduce their environmental footprint, following a circular economy approach. The study aims to develop and discuss the proposed hybrid approach to effectively support fashion companies in designing new business models, taking into account both the customer and the company perspective. On the one hand, agent-based modeling (ABM) allow us to represent customers' behaviour and interaction. On the other hand, discrete event simulation (DES) paradigm is used to model fashion renting processes. Because customers' attitude to that service reflects its successful implementation, motivators and barriers have been investigated to be included in the model. The practical implication is defining a model to support fashion companies in designing rental business models before implementing them. From a theoretical point of view, it overcomes the literature gap about the definition of a unique model for fashion renting, including processes, customers and interactions between agents. Renters in homeowner societies like Australia, the United States and United Kingdom occupy a complex moral landscape, maligned for failure to achieve homeownership but pivotal to the value of investment properties. Identification of 'good' and 'risky' tenants is an important landlord practice. We investigate how tenants conceptualise and perform the 'good tenant' through research with 36 single older women renting in greater Sydney, Australia: a cohort on the margins of secure housing. The good tenant demonstrates responsibility through paying rent on time and property stewardship (reporting repairs, making home). However, these practices are made necessary and risky through limited tenure security. The emotional and financial risks attending performances of the good tenant drive paradoxical relations; a good tenant is also acquiescent and silent, not reporting property repairs or lapsed leases to avoid rent increases and/or evictions. Variegated performances of the 'good tenant' reflect cultural property norms and valorize the investment function of housing yet could also productively unsettle tenant-landlord relations. Purpose: The purpose of this paper is twofold: to explore the distribution and pricing characteristics of Airbnb listings in Malta as at May 2019; and to develop a pricing model to determine the factors which have a statistically significant impact on price per night of listings. Design/methodology/approach: A descriptive analysis of location and pricing of listings was undertaken via heat mapping techniques. A cross-sectional ordinary least squares (OLS) regression was run to determine the statistically significant variables. Findings: Listings tend to cluster around not only in traditional tourist towns but also in rural areas which opens up new opportunities for tourist lodging. The Southern Harbour region was found to be the most expensive with the Gozo and Comino region being the least expensive. The coefficients of the pricing regression model were in line with a priori expectations. Research limitations/implications: The study is based on a cross-sectional data set and thus fails to account for seasonal changes in prices. Likewise, the use of an OLS regression without incorporating quantile regression methods or spatial autocorrelation econometric techniques is another limitation of this study. Originality/value: The paper is one of the few related to sharing economy rental platforms, particularly in Malta. It is also the first study in Malta to develop a comprehensive pricing model to determine what affects a listing's price per night and the extent to which certain factors do so. Uber, Airbnb, CouchSurfing, Netflix, electric scooters: all of these have become part of our daily lives, just as Allegro.pl, Amazon.com and other network economy businesses already have. Even so, according to their promoters they are a harbinger of a new order. For the market economy, with its anonymous market, sharing economy practices are to be what institutions of direct citizen influence on political decisions are to representative democracy. The economy will at last begin to fulfil actual human needs instead of producing superfluous things on a mass scale. The Earth's devastation and the wasteful exploitation of its resources will cease. Old pre-capitalist economy institutions, spread all over the globe by means of the Internet, will empower the people marginalized by the market and reconstruct the communities weakened by it. Trust will be the greatest capital at people's disposal, both in the local and global exchange of things and services. I do not estimate how realistic this promise is; all I do is present, from the perspectives of both sharing economy advocates and its critics, the specific institutions (in the sociological sense) meant to deliver on it. In the summing-up I highlight the ambivalence towards the market economy that the very idea of sharing itself is burdened with, and consequently, the ambiguity of its self-professed mission: is to be a mere correction to the present-day form of capitalism or an alternative to it? Background: Poor acoustic conditions at home can have negative health impact. The aim was to investigate home environment factors and medical symptoms associated with noise disturbance.Methods: All adults (≥18 y) registered in selected apartments in Sweden were invited to participate in a questionnaire survey including medical questions and personal factors. Totally 5775 adults participated (response rate 46%). Information on home environment was obtained through an indoor environment questionnaire. Two-level logistic regression models (individual, municipality) were performed to estimate associations.Results: Totally 11.9% reported noise disturbance in general at home. Noise disturbance from voice/radio/TV/music/similar sounds from neighbours (13.2%), scraping sound/footsteps/thumping from neighbours (16.5%) and road traffic (16.1%) were common. Younger age and smoking were related to more noise disturbance and more medical symptoms. Noise disturbance was related to tiredness, headache and difficulty concentrating (OR = 1.70-8.19). Renting the apartment (OR = 2.53) and living above ground floor (OR = 1.37) were related to more noise disturbance in general. Living in newer buildings (constructed from 1986 to 2005) was related to less noise disturbance in general (OR = 0.40-0.59). A warmer climate (OR = 1.95), higher municipality population density (OR = 1.24), a longer living time (OR = 1.34), construction year (1961-1975) (OR = 2.42), renting (OR = 1.80-2.32), living above ground floor (OR = 1.45) and having a bathroom fan (OR = 1.84) were associated with increased noise disturbance from neighbours. Factors associated with increased noise disturbance from installations or ventilation/fans/heat pumps included a warmer climate, higher municipality population density, construction year (1961-1995), renting and any mechanical ventilation. Higher municipality population density, construction year (especially 1961-1985) and renting were associated with more noise disturbance from traffic (OR = 1.77-3.92). Renting the apartment (OR = 1.73) and living above ground floor (OR = 1.60) were related to more severe traffic noise disturbances. Noise disturbance in general was partly a mediator of the effects of old buildings, renting the apartment and lack of mechanical ventilation on medical symptoms (% of total effect mediated by noise disturbance: 19-44.8%).Conclusions: Noise disturbance can be associated medical symptoms. Younger age, smoking, a warmer climate, higher municipality population density and different building factors (e.g. renting the apartment, construction period 1961-1985) can be associated with noise disturbance. The holy grail of finance researchers and practitioners is to fully understand and explain the behavior of stock returns. The current study offers a new source of risk, which relates to firms' renting expenses. A major topic in finance and economics is whether to rent or own an asset. Specifically, this is interesting for businesses. This study uniquely analyzes a sample of 178,837 US firm‐year observations from 1963 to 2019. This analysis shows that a risk characteristic—the Ratio of Renting expenses To Assets (RORTA)—explains the cross‐section of stock returns. A higher RORTA explains higher expected stock returns. Interestingly, when analyzing only the past decade for robustness, the RORTA is the only characteristic which remains significant when controlling for Size and Book‐to‐Market. Purpose: This study aims to measure the association between local retail grocery provision and private residential rental prices in England. Renting is an important sector of the housing market in England and local grocery provision is an important aspect of service provision and consumers are known to be highly sensitive to the branding of this type of retailing. Design/methodology/approach: This research uses a novel data source from a property rental Web platform to estimate a hedonic model for the rental market. These models incorporate information on the nature of the properties and their neighbourhoods, with an emphasis on how different retail brands are associated with rental prices. This retail brand is captured on two scales: the provision of local branded convenience stores and the provision of larger stores. Findings: The study finds clear differentials in how the local grocery brand is associated with rental prices. When controlling for commonly explored confounding factors, "Luxury" retailers such as Waitrose and Marks and Spencer are associated with higher rental prices, while "Discounter" retailers are associated with lower rental prices. This finding has many implications, particularly in relation to potential price changes in an already challenging housing market for many people. Research limitations/implications: This is an observational study and as such only associations (not causation) can be implied by these findings. Originality/value: The focus of this research is on the private residential property market, an important market in England but one that has enjoyed less scrutiny than the sales or socially rented markets. Rather than using general accessibility to retail, this research has differentiated the association by the retail brand and store size, two very important aspects of consumer choice. Blockchain is a growing distributed list of records that are linked using cryptographic hashes. Its robustness, simplicity, immutability and trust are basis for development of interesting innovative business solutions. Considering some use-case scenarios within the financial sector, we developed a Blockchain based trading application placed on the Cosmos network. Cosmos is a decentralized network of independent, scalable, and interoperable Blockchains, creating the foundation for new economy. Our work describes the application functionalities for buying, selling and renting goods. Product sales and rentals often occur in parallel, allowing customers to choose their preferred option. In settings where consumers face significant value uncertainty, rentals also provide a mechanism for consumers to discover whether they like a product. For some products, such as movies and books, the rental option may yield a significant proportion of the utility associated with ownership. The convenience of renting products in digital forms (e.g., e‐books) makes the managerial challenge of jointly pricing rentals and sales increasingly relevant. Rental and sales prices are interdependent not only because consumers can choose between the two options, but also because a customer may rent before purchasing. Given these considerations, and allowing for consumer uncertainty, we analyze the optimal joint pricing of product rentals and sales. We show that when consumers have a relatively high probability of liking a product, and will experience a significant drop in their post‐rental residual utility, then the practice of allowing a portion of the rental price to apply to a future purchase is optimal. The Dutch housing market suffered more than many other West-European housing markets from the global financial crisis. After some stimulation measures at the beginning of the crisis, the market was hit hard by several government policies in both the rented and the owner-occupied sectors. Against this background this paper pays attention to the disfunctioning of the Dutch housing market and to current housing issues which are high on the political agenda. The paper argues that the contemporary Dutch housing market serves as an engine for social inequality and leads to sharp divisions and instability in society, in social, political and in economic terms. In light of housing affordability concerns, we examine older people's experiences of renting within a context of enduring home-ownership norms and aspirations. Adapting Clapham's housing pathways framework, we ask: How is rental tenure experienced by older people who have encountered precarity in their housing history? Drawing on interviews with 13 older tenants, we observe the uneasy relationship between tenure insecurity and housing quality, and tensions between choice and luck in experiences of renting in later life. Three pathways related to renting in older age were apparent: life-long renting; loss of homeownership through adversity; and deliberate decisions to transition to renting. We note that challenges encountered in current and previous housing situations lead to diverse narratives of precarity in later life. These precarious experiences can be exacerbated by intersecting uncertainties associated with health, financial and personal circumstances. Books, CD/DVD, magazines or journals are main support materials used by students to learn or consult topics. The acquisition costs of some required materials for education may be very expensive (above USD 100) and students or their parents may not afford acquiring these important materials. This occurs frequently in third world countries mainly sub-Saharan countries where the average family annual revenue is around USD 2500. To help these skilled young people, strategy models are required to reduce book possession costs. In this paper, books and other materials acquisition and distribution strategies that may boost the education in those countries were proposed. The authors are conducting a joint practice as research PhD, concerned with the conditions of millennial precarity. One of these conditions is housing. Having set up a number of experiments within our domestic environment, we created responses through a piece of work we have titled House Box (2017). House Box contains performance writing in the form of scores, sound observations and maps, and an audio tour of the house. The intention is that our work is both created from these conditions, and is about these conditions. This paper defines the term millennial and provides some context for the concept of millennial housing precarity, whilst looking at our lived experience of housing precarity, and utilising extracts and interruptions from House Box. The proportion of older Māori (55+ years) living in rental accommodation is set to rise as home ownership has become less attainable. To anticipate what the future of rental accommodation may hold for older Māori, 42 older Māori (18 men, 24 women) renters in the Hawke's Bay region of Aotearoa New Zealand were asked about their experiences. Participants had moved to their current home to be closer to whānau (extended family, family group) or out of necessity, and their whānau had often helped them make the decision to move. Many participants who found paying their rent manageable or hard also struggled with other living costs. Most enjoyed a good relationship with their landlord or agent and wanted to stay living where they were. The findings suggest that older Māori renters will require more easing of their living costs, including pathways out of renting and into home ownership. [ABSTRACT FROM AUTHOR]

Many peer‐to‐peer sharing platforms are transforming their business model from sharing for free to renting with or without in‐person interactions. How will these changes affect consumers' participation in peer‐to‐peer sharing of personal items? The work studies consumers' choice among three business models that vary on two dimensions: "free versus renting" and "with or without in‐person interactions." The novelty is to consider that consumers' choice can be driven by their perceptions of relationships among peers, which are shaped by the business models of sharing platforms. Perceptions of communal sharing (CS) relationships among peers are found to differ across business models and to predict consumers' choice among the platforms above and beyond the economic and social benefits that consumers seek. Interestingly, perceptions of CS are not only found to explain the choice of a sharing for the free business model over the two others, but also the choice of renting with in‐person interactions over renting without in‐person interactions. For managers of peer‐to‐peer sharing platforms, this means that renting does not make sharing completely similar to traditional market exchanges as long as in‐person interactions are involved. The increase of the proportion of rental-occupied dwellings between 2001 and 2011 is one of the most outstanding results of the 2011 Spanish census. This study aims to explain this increase in tenancy, unveiling the sociodemographic factors behind this pattern at the individual level, and at the regional level clarifying the role of market dynamics in this change. Accordingly, using the microdata from the 2001 and 2011 Spanish censuses, multilevel logistic models are estimated. Two main findings can be drawn from this study: the recent increase in tenancy occurs concurrently with a process of convergence towards a greater acceptance of tenancy among sociodemographic groups, and changes in housing purchase prices have an impact on the likelihood of a young Spanish couple being tenants. The policy implications of these findings are twofold. On the one hand, a more active role in the regulation of housing purchase prices to deter speculative demand is needed. On the other, a greater demand for tenancy requires changes in the tenure composition of Spanish housing stock. Finally, having effective alternatives to homeownership, young adults could rely less upon family networks during the transition to adulthood which could ultimately contribute to a reduction in late parental home-leaving and encourage family formation. Modern forms of product acquisition, such as renting, provide consumers with either first-time or increased access at relatively low cost to products of brands that historically have relied on exclusivity as a part of their strategies. This study seeks to determine how the ability of Millennials to rent exclusive luxury brands affects the values of those brands from the consumer perspective (i.e., brand equity). A one-way (traditional vs. masstige brand offered renting option) between-subjects experimental design was used. Results reveal that the means of the brand credibility and brand leadership dimensions of traditional luxury brand equity were decreased significantly after a renting option was offered. Results further show that the means of the brand association and brand credibility dimensions of masstige brand equity were decreased significantly after a renting option was also offered. The study investigated housing tenure as a factor moderating the effects of loneliness and socio-economic status (SES) on quality of life (control and autonomy, pleasure, and self-realisation) over a two-year period for older adults. Data from the 2010 and 2012 waves of the New Zealand Health, Work, and Retirement Study were analysed. Using case-control matching, for each tenant (N = 332) we selected a home-owner (N = 332) of the same age, gender, ethnicity, SES, working status and urban/rural residence. Structural equation modelling was employed to examine the impact of SES, housing tenure and loneliness on quality of life over time. Emotional loneliness exerted a significant negative main effect on control and autonomy and pleasure. Tenure and SES influenced control and autonomy, but not pleasure or self-realisation. Tenure moderated the effect of emotional loneliness on control and autonomy, with the negative effect of emotional loneliness weaker for home-owners compared to renters. Tenure moderated the effect of SES on control and autonomy, with the positive impact of SES stronger for home-owners. Findings suggest that owners capitalise on their material and financial resources more than tenants in terms of their quality of life. Prior research on object valuation ignores the effect of non-ownership physical possession types such as renting and borrowing. Evidence from four experiments demonstrates that the valuation (i.e., willingness-to-pay) for rented objects is greater than the valuation for non-possessed or borrowed objects. Borrowed objects are not valued any differently than non-possessed objects. Psychological ownership mediates the relationship between valuation and non-ownership physical possession. Additionally, psychological ownership varies for different possession types (ownership, renting, and borrowing) as its contributing routes (control, self-investment, and knowledge) operate differently for each possession type. As further evidence of the psychological ownership based theoretical account, the research shows that rented objects are not valued higher than non-possessed objects if the control or self-investment routes of psychological ownership are suppressed. The moderating influence of product hedonism-utilitarianism and consumers' tightwad-spendthrift tendency on the valuation of rented and borrowed objects is also examined. [ABSTRACT FROM AUTHOR]

Renting is a common property relation, and it is becoming more common. In spite of this, there is little treatment of renting in political philosophy. In this paper, I remedy this neglect by offering a defence of renting personal goods such as housing, clothing, and means of transport. I argue that we should want each person to rent a much greater proportion of their personal goods than at present they typically do. This study examines the experiences of low and middle income earners in urban Ghana in combining renting and self-building a house with their meagre income. Using a case study of 3 building sites in Accra, this study employs semi-structured interview guide to gather qualitative data from fifty respondents. The conclusion of this study is that improving housing career amidst other competing responsibilities in the life course pathways imposes stress and huge financial burden on households in a manner that they are compelled to forgo or cut down on non-housing consumption such as clothing, up-keep of in-laws, marriage, higher educational qualification and cars among others. This study recommends a revisit of the discussion on the enforcement of the provisions of the Rent Act, 1963 and consideration of the practice of rent deposit and monthly rent. In the aftermath of the foreclosure crisis, there has been a marked shift toward renting in the United States, with a large increase in households renting single-family homes. In the 50 largest metropolitan areas, the number of detached, single-family rental homes (SFRs) increased from 3.8 million to 5.8 million from 2006 to 2015. Single-family rentership rates increased in all 50 large metro areas, with the percentage of single-family units that are rented increasing from 11.3% to 16%. Notably, the nine metropolitan areas with the largest increases were all located in the Sunbelt. Given expected neighborhood sorting, it is important to consider neighborhood increases in SFRs. In one large Sunbelt metro area, Atlanta, increases in SFRs from 2010 to 2015 were particularly large in older, inner-county diverse suburbs. Regression results show that, controlling for other neighborhood characteristics, neighborhoods with larger Asian, Latino, and black populations saw larger increases in SFRs. The effects were particularly high in neighborhoods with larger Latino and, especially, Asian populations. Another key finding is that, in neighborhoods with lower property values, more foreclosures during the crisis were associated with sizeable increases in SFRs. However, more foreclosures in neighborhoods with high property values were not associated with increases in SFRs. This is possibly due to the exclusionary nature of high property-value suburbs and the strong demand in such neighborhoods for owner-occupied housing. The recent economic crisis led to significant changes in the real estate market; one of which was a shift toward home rental (rather than buying). Real estate investors have an important role in the growth of the rental market. However, there are often hindrances to investing for residential rental purposes. In order to overcome these barriers, they first need to be identified and understood. With this in mind, the main focus of this investigation was the creation of a conceptual model, through fuzzy cognitive mapping, to identify and understand the cause-and-effect relationships between the factors that represent an obstacle to real estate investments for residential rental purposes. The results show that cognitive maps can be of great use for the structuring of complex decision problems, minimizing the number of factors left out of the decision-making process. In particular, the tenant risk behavior, property location and associated costs (for the owner) were identified as the main obstacles to real estate investment. Purpose The purpose of the study is to understand the relative impacts of structural characteristics of house, its locational attributes and neighbourhood characteristics on the choice of house and the rent paid by the individual tenants. The micro level study helps in understanding the issues of urban housing and help in policy formulation.Design/methodology/approach This paper tried to identify the socio-economic, locational and neighbourhood factors that influence tenant households in determining their residential choices in an urban area of North-east India. Also, the extent of impacts of those characteristics on the monthly rent for housing is analysed. The analysis is based on the primary data collected from the sample residents of Dimapur Town in Nagaland. The sample units are selected by cluster sampling technique from all the wards. Regression technique is used under hedonic pricing technique to examine the impacts of various potential factors on the rent.Findings The analysis reveals that family size, income, education of the head of family, water availability, security, convenience to access workplace, road conditions, etc. have significant positive impacts on the monthly rent. However, the impacts of some locational and neighbourhood variables vary across social and economic groups.Research limitations/implications Time series data on the growth of house price are not available, so that the authors could examine the escalation of house price and rising scarcity of houses in the selected town.Practical implications Rental housing accounts for a significant percentage of housing in many urban centres. It is particularly important for the migrants and urban poor for whom it is the only source of accommodation. Location choice depending on capability, availability, requirement and neighbourhood conditions are integral parts of selection of accommodation in a city. Hence the present study has its relevant practical implications.Social implications Housing choice in a hilly urban area like Dimapur assumes a special significance for the presence of heterogeneous ethnic, social and cultural groups with majority of Tribal inhabitants with varied requirements and lifestyle.Originality/value No study on housing choice or pricing of residential accommodation has been done in North-East India. Here along with the socio-economic characteristics of the individuals, structural characteristics of house, neighbourhood and locational characteristics are used simultaneously to find out the impact of various factors on the total prices through hedonic pricing method. Second homes create welfare for the owner who uses the home for own recreational purposes and for tenants when the home is rented out. In addition, second homes typically generate positive externalities locally, such as seasonal job creation. The letting of second homes opens for a more intensive use of the homes and for their importance for a country's tourism industry. This paper investigates the drivers of the decision to rent out private second homes, an area which is much less studied than second homeownership. The empirical analysis is carried out on survey data from 2386 randomly selected Danish households combined with data from administrative registers. The analysis reveals that the strongest drivers of the decision to rent out are the age of the owner of the second home and the equity of the home.
