This paper establishes a causal relation between households' decision of asset allocation and environmental pollution based on urban PM2.5 concentration data and a nationally representative survey in China. We find a significantly negative effect of environmental pollution on households' demand for housing assets but an inverted U-shaped effect on the demand for risky assets. The effects are remarkably robust to correcting the endogenous issue and a battery of robustness checks. Social interaction can partly explain such an effect of pollution. Furthermore, we also find that because households with lower economic status are at greater risk of exposure to environmental pollution and lack of economic capabilities, their holdings of financial assets decrease more than that of the households with higher economic status when faced with pollution; however, their holdings of low liquid assets declining less.

In order to effectively investigate the current situation of biology teachers in Southern Henan, this study used the method of interviews and questionnaires to investigate and analyze the current situation of biology teachers in Southern Henan from their living status and professional development. The survey results show that: (1) The overall satisfaction of biology special post teachers in southern Henan is general, the office conditions can meet the teaching needs, the salary and housing conditions need to be improved, and the spare-time and family life needs of biology special post teachers attract attention; (2) Professional development is generally satisfactory. Specialized biology teachers in Southern Henan are willing to participate in educational and teaching reform, but their participation in teaching and research activities needs to be further strengthened. Specialized biology teachers have a large workload and high labor intensity. In view of the above findings, this paper puts forward some countermeasures for the development of biology special post teachers in Southern Henan, with a view to providing theoretical reference for the follow-up research on biology special post teachers, as well as providing important information for improving the living status of specialty post teachers, promoting professional development and improving the quality of education and teaching.

This paper constructs a dynamic model of household consumption decisions and accordingly designs empirical analyses to identify how infrastructure investment affects private consumption. The estimation results of provincial panel data reveal that infrastructure investment can not only indirectly promote household consumption through the income channel but also directly promote household consumption expansion through the expectations channel, with a significant "crowding-in" effect. However, the effect is significantly weaker in provinces with a lower housing supply elasticity, showing the "crowding-out" pattern through the wealth channel. Household survey data provide an explanation for individual heterogeneity. Infrastructure investment has a greater pushing effect on house prices in provinces with a lower housing supply elasticity. Rapid house price growth has significant "crowding-out" effects on the consumption of wealthy households. This not only significantly weakens the driving effect of infrastructure investment on aggregate household consumption, but also increases wealth inequality in the long term. This paper explains how infrastructure investment affects household consumption and the corresponding role played by house prices, providing empirical evidences for theoretical studies related to macro-regulatory policies in China. There has been an increased concern on indoor air quality (IAQ) in residences since the majority of individuals' time is mainly spent indoors. We inspected and measured indoor environmental parameters in 399 homes in northeast China in order to study IAQ. We systematically measured multilevel environmental parameters (physical, chemical, and biological) in children's bedrooms during all seasons. The results indicated that the median values for indoor temperature, relative humidity, total volatile organic compounds (TVOC), and formaldehyde concentrations throughout the year were within the Chinese national standards. However, the median carbon dioxide concentrations exceeded 1000 ppm during spring, autumn, and winter. In the same seasons, the air change rate (ACR) was below the minimum required level of 0.5 h -1 . Di-2-ethylhexyl phthalate (DEHP), di-n-butyl phthalate (DnBP), and di-isobutyl phthalate (DiBP) were predominantly detected in settled dust, displaying median concentrations of 126.9, 41.5, and 16.3 μg/g, respectively. Notably, phthalate concentrations were significantly higher in urban houses as compared to rural houses. Furthermore, median concentrations of Dermatophagoides farinae (Der f) and endotoxin were 689.4 ng/g and 3689.1 EU/g, respectively, trending higher in winter than summer. There was a negative correlation between ACR and chemical pollutants (TVOC, formaldehyde, and DiBP). As China's urbanization process continues to accelerate and the price of traditional commercial property continues to rise, a number of small property rights houses without construction permits and approvals have appeared on rural land. Although small property rights housing does not have the validity of property rights or the legal attributes of ordinary commercial housing, and the Chinese government has repeatedly introduced corresponding laws and regulations to regulate its purchase and sale, small property right housing is still purchased by many consumers because of its price advantage, and the number of disputes arising from its purchase and sale is on the rise every year. In addition, the phenomenon of developers building on rural land in violation of the law and real estate agents guaranteeing property without authorization has led to a waste of judicial resources and the infringement of property rights. This paper analyzes the actual situation and the main problems surrounding the governance of small property rights housing and constructs a quadrilateral evolutionary game model with the government, consumers, developers, and real estate agents as the main players. By analyzing various equilibrium points corresponding to different stages of small property rights housing governance, a simulation analysis is conducted using Matlab2016a software to examine the strategic choices of each stakeholder. By adjusting and simulating various parameters, this study investigates the key factors influencing the governance of small property rights housing. This study revealed the following points: (1) at different stages in the governance of small property rights housing, the choice of a strategy by each subject is affected by the expected benefits and costs; (2) the relevant government fines will regulate the strategic choices of developers and real estate agents; (3) consumers' purchasing tendency is affected by the price of small property rights housing and the risk estimation; (4) the governance of small property rights housing needs a long-term standardization of practice, and the government not only needs to improve the reward and punishment mechanism but also needs to provide positive guidance to the consumers. Through numerical simulation, we explore the impact of the main parameters of the current small property rights housing governance process on the strategic selections made by the game players, which is of great significance for the current policy and future governance of small property rights housing. This paper contributes additional insights to the existing body of theoretical literature through quantitative analysis. China is in the transition period of urbanization, and the imbalance of land use generated during the original rapid development of megacities still exists, resulting in the preservation of a large number of urban villages in the peripheral areas of cities. Unlike formal housing, these villages are heavily influenced by the confrontation and interweaving between top-down policies of local governments and bottom-up spontaneous construction by local villagers, resulting in a diverse and complex status quo. At the same time, self-built housing in urban villages has become a gathering place for a large number of low-income migrants due to its relatively low rental prices. In terms of the research of urban villages on the current situation of housing, the real needs of users and housing performance are mostly subjective judgments and conclusions. Therefore, the entry point of this paper is the leased space and the leasers, taking Laojuntang Village in Chaoyang District of Beijing as the research object and analyzing its current problems and the real needs of users. This paper adopts an integrated approach of fuzzy Kano model evaluation and building performance simulation. After analyzing the data and discussing the influencing factors, this paper identifies the specific problems and user needs that exist in leased spaces in Laojuntang Village: (1) The architectural performance of leased space is a Must-be Quality, which is the bottom-line requirement and must be improved. (2) The quality of the basic facilities and equipment of the leased space is mostly a One-dimensional Quality, Attractive Quality, and the degree of importance is lower than that of the building performance. (3) The external activity facilities of the leased space are mostly undifferentiated needs, for which the local users are not particularly prominent. The housing problem of young people is one of the manifestations of the imbalanced and insufficient development of China's housing market. Solving housing issues for young people and improving their living conditions is of great significance for promoting the sustainable and healthy development of the real estate market. In order to analyze the housing issues of young people in China during the post-pandemic era, this paper investigates young people in the Nanjing Metropolitan Coordinating Region through questionnaires and interviews. The content of the questionnaire survey mainly includes the current housing situation, choice of renting or purchasing a home, expectations of real estate market, and future plans for purchasing a house of young people. The research results indicate that there are problems in the current housing market, such as strong purchasing preferences, imbalanced supply structure in the rental market, limited financial support for purchasing housing, low housing security levels, and small coverage of the housing provident fund. In order to solve the housing problems of young people, government departments should actively promote the formation of a multi-level housing supply structure, accelerate the promotion of the same rights for renting and purchasing, establish a standardized housing rental market, optimize the housing security policy for young people, and expand the coverage of the housing provident fund. Exposure to indoor dust is of concern since dust may be contaminated by various toxic chemicals and people spend considerable time indoors. Factors impacting human exposure risks to contaminants in indoor dust may differ from those affecting the loadings of contaminants, but the dominant factors have not yet been well clarified. In this study, the occurrence, human exposure, and related influencing factors of several classes of legacy and emerging contaminants in residential dust across Beijing were investigated, including per- and polyfluoroalkyl substances (PFASs) and three types of flame retardants (FRs), i.e., organophosphate esters (OPEs), polybrominated diphenyl ethers (PBDEs), and novel halogenated FRs (NHFRs). OPEs (median: 3847 ng/g) were the most abundant group, followed by PBDEs (1046 ng/g) and NHFRs (520 ng/g). PFASs (14.3 ng/g) were one to two orders of magnitude lower than FRs. The estimated daily intakes of these contaminants were relatively higher for toddlers than other age groups, with oral ingestion being the main exposure pathway compared with dermal contact. Higher human exposure risks were found in new buildings or newly finished homes due to the elevated intake of emerging contaminants (such as OPEs). Furthermore, higher risks were also found in homes with wooden floors, which were mainly associated with higher levels of PFASs, chloroalkyl and alkyl OPEs, compared with tile floors. Citizens in the urban area also showed higher exposure risks than those in the suburban area. The quantity of household appliances and finishing styles (simple or luxurious) showed an insignificant impact on overall human exposure risks despite their significant effect on the levels of some of the dust contaminants. Furthermore, the prominence of terms such as "China," "Gentrification," "Public housing," "Social housing," "Homelessness," "Migration," "Urbanization," "Energy," "Inequality," "Land use," "Gender," and "Foreclosure" have grown in importance, pointing to future research trends. The analysis also reveals that articles pertaining to the COVID-19 pandemic predominantly address the comprehensive effects of the virus on aspects of mental and physical health, consumer behavior, and economic and societal challenges. Moderate rising of house prices are beneficial to the economic development. However, over high house prices worsen the economic distortions and thus hinder the development of the real economy. We use the stochastic frontier models to calculate the fundamental value in the housing in Chinese large and medium cities, and then obtain indexes which could measure the house prices' deviations from the fundamental value. With the macroeconomic data in the city-level, this paper empirically investigates the effects of the house prices' deviations on macro-economic variables like consumption, investment and output. The study reveals that the housing bubble exists in most Chinese cities, and first-tier cities fare the worst. House prices over the fundamental value, which could increase the scale of real estate investment, bring adverse impacts on GDP, as it causes declining civilian consumption and discourages real economy's investment and production. The encouragement and the discouragement on macroeconomy caused by house prices' deviation from its basic value take turns to play a key role in the process of China' eco-nomic growth. In the early stage of China's economic growth, the encouragement effect predominates. The examination of housing shortages in China presents a fascinating subject that is rarely directly addressed. This topic not only captures our interest due to the irony in a communist country but also in light of the profound transformation of Chinese society, evolving from an agrarian civilization to a modern industrialized state. The objective of this essay is to establish a comprehensive framework that encompasses economic, social, and architectural narratives as an integrated whole. This essay delves into the historical trajectory of housing shortages in modern China, tracing the evolution of this issue within Chinese society since the founding of the communist regime in 1949. Given China's unique industrial and residential policy framework, housing provision is intrinsically linked to state-owned factories and residential certification, commonly referred to as hukou. As the political and economic foundations have shifted over time, so too has the root cause of housing shortages. In addition to general historical and theoretical research, we have undertaken an in-depth examination of Lanxi City, one of the industrial clusters established in China. The case study of Lanxi City involves a series of visits and interviews conducted within local factories and communities. Our analysis identifies two distinct phases in this evolution: the "fundamentalist communist era" and the transitional period toward a market economy. Each of these eras can be further subdivided into four distinct phases, providing a more nuanced perspective. Our findings reveal that various housing distribution mechanisms have contributed to the issue of housing shortages. During the first era, housing shortages were primarily a result of hukou restrictions, industrial disparities, sluggish construction processes, and corporate profit considerations. In the latter phase, spanning the 1980s and 1990s, housing shortages were exacerbated by escalating costs and a slow rate of housing unit replenishment. As the new millennium unfolded, real estate bubbles compounded the housing crisis, with older neighborhoods ill-suited for modern living. Our interviews and visits complemented our literature research, offering valuable insights into the systemic exploitation of specific groups in pursuit of broader goals, hence the title. This paper underscores the housing shortage in China as a consequence of economic disparities between urban and rural regions, as well as between the prosperous East coast and the underdeveloped West hinterland. This paper examines the impacts of local housing sentiments on the housing price dynamics of China. With a massive second-hand transaction dataset, we construct monthly local housing sentiment indices for 18 major cities in China from January 2016 to October 2020. We create three sentiment proxies representing the local housing market liquidity and speculative behaviors from the transaction dataset and then use partial least squares (PLS) to extract a recursive look-ahead-bias-free local housing sentiment index for each city considered. The local housing sentiments are shown to have robust predictive powers for future housing returns with a salient short-run underreaction and long-run overreaction pattern. Further analysis shows that local housing sentiment impacts are asymmetric, and housing returns in cities with relatively inelastic housing supply are more sensitive to local housing sentiments. We also document a significant feedback effect between housing returns and market sentiments, indicating the existence of a pricing-sentiment spiral which could potentially enhance the ongoing market fever of Chinese housing markets. (1) Background: Inventory management is a key point in the achievement of the virtuous cycle and sustainable development of the real estate industry. In response to the practical needs of city-based policies, this paper constructs a new research approach of "evolution dynamics—risk analysis—performance evaluation—policy design" of real estate inventory, and conducts a case study on the Yangtze River Delta. (2) Methods: This paper studies the change characteristics, trends and spatial patterns of real estate inventory changes in the Yangtze River Delta based on Geographic Information System software, and quantitatively evaluates the risk level and management performance of real estate inventory by introducing the Boston Consulting Group Matrix for corporate management and the Super- Data Envelopment Analysis Model for operations research, providing a basis for policy design. (3) Results: First, the "destocking" policy has gained results to some extent and diversified the inventory evolution, thus alleviating or curbing the negative trend in most cities. Second, the real estate inventory in the Yangtze River Delta is divided into high, low, potential and zero pressure zones by risk levels, and the proportion of cities with increased, decreased and unchanged risk levels is essentially the same. Third, the average real estate inventory management performance index has been steadily improving, but overall, it is still unsatisfactory, with cities in an effective state accounting for 40% and below for a long time. Fourth, real estate inventory and its management performance both show significant spatial effects, with cold and hot spot cities characterized by a "center-periphery" spatial pattern in geographical distribution, and the cities in the study area are classified into four types: super-efficiency, efficiency, inefficiency, and super-inefficiency. Fifth, the real estate inventory in most cities is continuing to grow positively, and a small number of cities have been in the high-risk zone for a long time or become new members of the high-risk zone, making the government and enterprises still faced up with great pressure and challenges in inventory management with the risk level further increased but management performance growing slowly. (4) Conclusions: The study area is divided into four types of policy areas, that is, red key area, yellow important area, green auxiliary area, and path-dependent area, and suggestions for optimization are made from the perspectives of risk control, performance improvement, benchmarking recommendation, and redundancy governance, providing a basis for the government's real estate inventory management policy design and the enterprise's high-quality development decision. This paper empirically examines the specific impact effects and mediates transmission mechanisms of rising housing prices on urban green development using the data from 285 prefecture-level cities in China from 2010 to 2019. The results show that: 1. the rapid rise in housing prices significantly inhibits the improvement of urban green total factor productivity (GTFP) and is not conducive to promoting urban green development; 2. the effect of high housing prices on the GTFP of cities with different population size, geographical location, and resource mastery shows a significant heterogeneous effect; 3. The study of the transmission mechanism finds that soaring urban housing prices not only lead to investment distortions that weaken the overall research and innovation capacity, but also have a "solidifying lock-in" effect on the industrial structure of cities, which in turn creates obstacles to the enhancement of urban green efficiency. Housing prices in China have experienced rapid growth in recent decades, and land finance has long been discussed as an important factor in this growth. In this paper, we explore the interactions among housing prices, land transfer revenue and infrastructure investment from the perspective of government revenue and expenditure. Based on the panel data of 35 large and medium-sized cities in China from 2000 to 2017, the empirical results show that land transfer revenue, infrastructure investment and housing prices are causally related and result in positive feedback. The grouped regression results show that infrastructure investment has greater impacts on housing prices in eastern region cities than in the other cities. In contrast, in the central and western regions, land sales revenue has a greater impact on housing prices, indicating that cities in less-developed areas are more dependent on land finance than are those in more developed regions. Finally, we use the vector error correction model (VECM) to add control variables for robustness testing. The results show that land transfer income and infrastructure investment have a positive impact on housing prices. In this paper, we develop a DSGE model including heterogeneous households, introduce the financial friction of credit constraint mechanism, and study the impact of house price shocks on the consumption of heterogeneous household. Based on this, the CHFS data in 2011, 2013, 2015, 2017, and 2019 were used to test the marginal propensity to consume for housing wealth appreciation under different credit constraints. Results show that: Firstly, the financial accelerator mechanism plays an important role in the transmission of housing price shocks to household consumption. The looser the degree of credit constraints, the more obvious the rise in housing prices will be to the consumption expenditure of borrowing household. Secondly, the impact of housing wealth appreciation on household consumption under different credit constraints is heterogeneous. Among them, housing wealth appreciation has a significant positive impact on household consumption expenditure with multiple houses, credit cards, non-loan restrictions, while the marginal effect on the consumption expenditure of households with only one house, loan limited, and no credit cards decreases. This paper examines whether there is housing disparity between homeowners and renters. Using data from Chinese Urban Household Survey, we find that homeowners on average have much higher housing quality than renters after controlling for household characteristics, regional factors, location and time fixed effects, and such disparity increases significantly over time. We also find that the disparity is mainly concentrated on the people who are disabled, divorced and the people with low education or rural hukou. Furthermore, we investigate possible factors contributing to this increasing disparity. Our results suggest that the disparity is largely driven by increasingly home improvement for owner-occupied houses but not rental houses. In addition, we also find that the 1994-1998 housing reform has contributed to inequality in homeownership between state employees and other groups, especially the disadvantaged groups such as people with rural hukou who are completely excluded from the reform. With housing prices soaring in the past two decades, people who benefited from the housing reform in the 1990s have enjoyed enormous housing appreciation. However, the disadvantaged people who were excluded from the housing reform now live in the bad housing conditions. As urbanization accelerates in China, more and more rural elders are moving to cities to live with their children. However, they face challenges in overcoming cultural, social, and economic disparities and maintaining health in urban life, and health is important human capital that may have a significant impact on the urban adaptation of rural elderly migrants (REMs). Based on the 2018 China Health and Retirement Longitudinal Study (CHARLS), this paper constructs an indicator system to measure the level of urban adaptation of REMs. The health level and urban adaptation of REMs are studied in depth, and how to better help them adapt to urban life in order to provide a healthy living environment and a good lifestyle is explored. The empirical analysis finds the following: (1) good health helps REMs achieve a better level of urban adaptation. (2) REMs with good health status are more likely to go to community clubs for activities and do physical activities and thus improve their urban adaptation level. (3) There are significant differences in the effects of health status on urban adaptation among REMs with different characteristics. REMs with better health status in the central and western regions have significantly higher levels of urban adaptation than those in the eastern regions, and men have higher levels of urban adaptation than women. Therefore, the government should construct classification measures according to the differentiated characteristics of rural elderly migrants' urban adaptation, and guide and support their stratified and orderly adaptation to urban society. The participation of private organizations in the construction of affordable housing is important to ensure a sustainable housing development. This paper uses structural equation modeling (SEM) to investigate the main determinants of private organizations' participation in affordable housing in Hangzhou, China. Our results show that both internal factors (such as value identity, sense of responsibility, profit-seeking tendency, herd mentality, size of organization and knowledge, and experience) and external factors (such as legal system, project profit, policy incentive, financial support, and supporting facilities) significantly impact the participation of private organizations in the construction of affordable housing. In the context of China's New Urbanization Strategy, it is of great practical significance to study rural–urban population migration from the perspective of house purchases by rural households. In this paper, the Huai'an Rural Survey Dataset (872,414 households) was used to study the heterogeneity of rural households' house purchases in different classes of urban destinations, and its influencing factors were analyzed with GeoDetector. The results show that the urban house purchase destinations preferred by farmers were county towns, townships, foreign cities, and metropolitan areas, indicating that in situ urbanization has become the main path of urbanization for farmers in Huai'an. Among the environmental influencing factors, the rural environment had the greatest influence on house purchases locally (in the township and county town), and this influence decreased with the outward shift of house purchase destinations. The housing environment, the settlement environment, and the population and family environment were the main environmental impact elements. The natural environment and the policy environment had little influence on the house-purchasing behavior of farmers, and the location environment was critical in exotic locations (metropolitan areas and foreign cities). Therefore, this paper argues that a higher demand for housing is growing in China's less developed rural areas, creating a situation in which the metropolitan area is the core and the county town is the main contributor. In terms of policy improvements, it is important to pay more attention to small cities such as counties and to offer housing concessions and welfare to "new citizens" from rural areas, as well as to significantly improve the housing, earnings, and public service environment for those who prefer to stay in the countryside. This paper provides a fresh look to investigate the linkage between rising house prices and corporate financialization. We match data of house prices in 237 cities with publicly listed non-financial and non-real estate companies to establish the causal relationship and further examine the underlying mechanism. The empirical study confirms that rising housing prices have a positive impact on corporate financialization, thereby emphasizing the significance of the housing boom for corporate financialization. We find that the deterring effect is stronger for firms with high cash holdings and is primarily driven by manufacturing firms. In addition, this study explores the potential mechanism generated by financing constraints and investment opportunities. This paper examines the effect of homeownership status on individual subjective wellbeing indicators in urban China using a large nationally representative dataset. It is the first to gauge the relationship between homeownership and individual subjective wellbeing in the setting of China and is also among the few empirical studies concerning developing countries. The results show that the homeownership status does have a strong positive effect on both one's housing satisfaction and overall happiness in urban China. Even after controlling for housing satisfaction in the equation, the homeownership status still positively affects one's overall happiness, suggesting that the homeownership status might also contribute to other possible aspects of life satisfaction except for housing satisfaction. In addition, in terms of housing satisfaction, females seem to value much more on owning a house than males, while the subjective benefits of owing a house in large cities seem to be much smaller than in small cities.

Background: In contrast to the top-down government-designated school choice programmes in many countries, e.g. in the UK and USA in particular, school choice in the Chinese context is a bottom-up movement initiated by parents and is characterised by the payment of a substantial "choice fee" to the preferred school, and by competition by parents through the use of cultural, social and economic capital in order to obtain a place for their child in a preferred school. Purpose: This exploratory study aims to investigate the role of economic capital in the school choice process, i.e. how do parents realise their school choices for their children by financial means and what are the respective financial motivations and rewards of schools and the government in the school choice process? Method: This paper is a report on a case study conducted in Nanning, the capital city of a province in South China where school choice is actively taking place. Questionnaires were distributed to 450 parents from three state junior middle schools of different quality (a first-tier school, a second-tier school and a fourth-tier or below average school) with a response rate of about 80%. Follow-up, semi-structured interviews were conducted with 30 representative parents (10 from each school) and three administrators (the head teacher of the first-tier school, a middle manager from the second-tier school and another middle manager from the fourth-tier school). Results and conclusion: The research findings indicate that economic capital has played a vital role in helping children to accumulate sufficient cultural capital for admission to oversubscribed schools, which can in turn reduce the required extra payment for preferred schools. As a unique "made in China" product, choice fees paid by parents to the school of their choice have effectively motivated schools and the local government to cooperate with parents in creating a school choice market. In such a money-oriented school choice process, school places constitute the best value for money, as they generate substantial additional income for both the schools taking choice students and the local government. To many parents, such school places are worth buying. as they believe they will increase their children's chances of entering a first-tier school at the next level of education, and eventually find a high-paid job. However, such highly income-biased school choice tends to exclude children from the working class families and exacerbates the educational inequality that already exists in society.

This paper analyzes how housing prices affect innovation and entrepreneurship. We construct a city-level panel dataset including 281 cities between 2009 and 2019 by merging housing price data from China Statistical Yearbook for Regional Economy with innovation and entrepreneurship data from Peking University Open Research Data Platform. Our results suggest that housing prices are positively associated with the vitality of innovation and entrepreneurship (VIE). The results remain consistent with a series of robustness checks. We also find that rising house prices promote VIE through the wealth effect and the siphon effect. Spatial effect analysis further shows that housing prices not only positively affect the VIE of local cities, but also positively affect the VIE of neighboring cities. Housing prices have skyrocketed in China's major cities, resulting in a lack of housing affordability and intensifying urban inequality. Taking college graduates, migrant workers, and low-income families as the representatives of vulnerable populations in urban housing, this paper analyzes their preferences and barriers toward affordable housing programs in Nanjing, China. We find that China's affordable housing development and policies still lag far behind the need of vulnerable populations, and there is a mismatch between affordable housing needs and preferences. Rural migrants without local household registration (hukou) who need housing subsidies the most are significantly disadvantaged in current affordable housing policies focusing on local low-income families. Our regression analysis provides insight into the main dissatisfactions and barriers to affordable housing projects and identifies that the policy issues rather than the supply side are the most critical factors. Although migrant workers show a greater preference for affordable housing than other vulnerable populations, they are largely shut out because of exclusionary affordable housing policies. More efforts are needed to improve affordable housing projects, and affordable housing policies should consider the heterogeneous housing preferences of vulnerable populations. China's rapid industrialization and urbanization have been accompanied by massive internal population migration over the past decades. These immigrants experience various housing disadvantages along their migration journeys. Using longitudinal survey datasets from China Family Panel Studies, this paper identifies the housing pathways adopted by the Chinese urban migrants, including moving into homeownership, moving out of homeownership, and non-homeownership mobility. Job changes and institutional forces are the most significant mobility triggers, while family life cycle events are vital predictors of moving into homeownership. The dilemma of job-induced migration versus family-centred homeownership attainment has resulted in various social issues. This paper suggests that policies should be systematically designed for industry convergence from an overall urban planning perspective to promote township urbanization, including industrial relocation, rural economic revitalization, and institutional reforms of rural-urban disparities. This paper examines the relationship between the head of household's risk tolerance and household debt in China for a sample drawn from the China Household Finance Survey, 2011, 2013, 2015 and 2017. The effect of risk tolerance on both the decision to hold and the amount of total household debt, housing debt and non‐housing debt held is analyzed. The key findings indicate that risk tolerance is positively associated with household debt and non‐housing debt. Differences are found in the effect of risk tolerance on household debt across rural and urban households. For example, there exists a positive relationship between risk tolerance and the probability of holding housing debt for rural households while such a relationship is not found for urban households. Equity in the inheritance culture of family property is an important component of humanistic health in modern living environments. The inheritance of property under Chinese traditional family culture is the material basis for the continuation of family and clan. This study demonstrates the equity component embedded in traditional family inheritance culture and further studies of the healthy human settlements environment. Based on the theory of "equal share for all sons" in ancient China and the "equity" and "justice" that are of modern significance, this paper analyzes the family division culture of individual traditional housing and the corresponding impact indices of family division equity. Taking Renhe Village, a typical local residential building of the middle and late Qing Dynasty as the research object, this study built a spatial syntax data model and 3D simulation technology for the simulation analysis of space and climate. The results show that Renhe Village meets the requirements of the equity evaluation system of housing property rights distribution in terms of the natural unit indicator (quantity, lighting, ventilation) and the overall spatial indicator (privacy, centrality, convenience). In other words, equity does not mean an absolute average share, but an equity culture formed after six evaluation indices under the subdivision of two indicators are balanced. Based on the above, an equity system model of housing property rights distribution was established, and the weight of the ancients' attention to the housing distribution standard was explored. It is further found that the ancients attached more importance to light among the natural unit indicators, and attached the most importance to centrality in the overall spatial indicators. These findings provide new ideas for understanding the equity of property inheritance under Chinese traditional family culture. This paper addresses the relationship between spatial change and social process in China. Studies in Anglo-American and European cities usually suggest middle classes move into a working class neighbourhood and causes gentrification. Such a relationship is not found in China, where the state intervenes highly into the social and economic processes. Using neighbourhood redevelopment in Guangzhou as a case study, this paper argues that China's state-led redevelopment is a redistribution process which produces a housing class in cities. During the process, native residents received the blessing of the local government and granted access to housing resources after redevelopment. Through house allocation and land rent sharing, neighbourhood redevelopment makes a specific housing middle class in the city. This process demonstrates not only the Chinese state's consistent engagement in socioeconomic development, but also a very different relationship between spatial changes and social class transition in the country. Old residential area regeneration has long been integral to China's urban planning, construction, and governance. This paper divides its history in China into four periods based on the policy and its positioning in the socio-economic pattern: slow development as a non-productive sector (1949 to late 1970s), housing marketization under unified planning (late 1970s to early 2000s), a livelihood-oriented transitional period (early 2000s to early 2010s), and a large-scale comprehensive project (early 2010s to the present). It summarizes the positioning, purpose, type, actor, and research characteristics in each period and points out that the old residential area regeneration in China has always been in dynamic interaction between the state, market, and society, presenting complicated characteristics. This process is like a pendulum oscillating between the dual attributes of urban regeneration and housing policies, and relevant studies exploring the Chinese path since 1949 are featured by pragmatism and policy implication. The 1994–1998 housing reform in China allowed state employees to buy their rented public houses at considerably subsidized prices. By exploiting housing reform as an exogenous change in homeownership and employing a differences-in-differences framework, this paper examines the effect of housing reform on labor market participation. Using the data from China Health and Nutrition Survey, we find that individuals who are affected by the housing reform are 15.1 percentage points less likely to participate in labor market after controlling for observables. We further find that married women are 18.9 percentage points more likely to drop out of labor market after the housing reform, while their male counterparts are only 10.0 percentage points less likely to participate in labor market after the reform. We also explore mechanisms through which the housing reform may affect married women more greatly. Family division of labor hypothesis suggests that, in an efficient family husband should act as the "breadwinners" and wife be a caregiver and responsible for raising the family. We test this hypothesis and find strong evidence that married women in fact spend more time in family chores after the housing reform. This study investigates how Chinese developers responded to the changing patterns of investment in residential real estate in Sydney since 2010. The analysis also outlines the key lessons for cities around the world with high levels of Chinese foreign buyers and developers, which may experience a similar foreign real estate investment decline as a result of changing dynamics in domestic real estate markets, changes in China, and/or wider changes in the global economy or other key global events. Unlike Chinese individual foreign real estate investors who largely exited the real estate market after 2017, Chinese property developers remained committed to the domestic market in Australia. As such, this analysis is framed by a period of individual foreign capital withdrawal and is focused on foreign developers rather than individual foreign real estate investors. The paper argues that focusing on the actions of foreign developers in a domestic real estate market is important because the organisational structure and business practices of foreign developers can be vastly different to those of domestic developers. The analysis shows that since 2017 Chinese developers responded in two ways to the changing residential real estate market in Sydney: (1) they revised their sales strategies to target different customer groups; and/or (2) they changed their building practices. Do environmental risks affect housing prices in the vicinity of industrial plants? Prior studies concentrated on the capitalization effect of infrequent natural disasters instead of industry-related environmental risks caused by production accidents in our everyday lives. In this paper, we first use the 2015 Tianjin explosion in China as an exogenous shock, which led to serious casualties and property damage with nationwide concern, to estimate the effects of environmental risk on housing prices far away from the explosion site. Based on the housing transaction units and chemical plant datasets in Beijing with the difference-in-differences hedonic model, the results indicate that first, housing prices near chemical plants decreased significantly after the explosion and lasted for at least 2 years. Second, the mitigation effects of production and consumption amenities and regional demographic features were examined. The conclusions of this paper provide a policy basis for constantly implementing public sentiment management and safety supervision, balancing industrial and residential land layouts, and improving local amenities and demographics to ensure the stability of the land market., (© 2022. Home-purchase limit is a unique administrative housing policy of China and has non-negligible influences on the housing price. The objective of this study is to analyze the spillover effect of home-purchase limit policy on housing prices in 35 large and medium-sized cities. The panel data of these cities and the spatial Durbin model are employed in this study. The results indicate that the spillover effect of home-purchase limit policy is positive and significant in all of 35 cities. However, when we categorize these cities into high-risk, medium-risk, and low-risk based on housing price characteristics, the spillover effect of home-purchase limit policy is different. It is not significant in high-risk cities, is negatively significant in medium-risk cities, and is positively significant in low-risk cities. The Chinese culture of filial piety has historically emphasised children's responsibility for their ageing parents. Little is understood regarding the inverse: parents' responsibility and care for their adult children. This paper uses interviews with 50 families living in rural China's Anhui Province to understand intergenerational support in rural China. Findings indicate that parents in rural China take on large financial burdens in order to sustain patrilineal traditions by providing housing and child care for their adult sons. These expectations lead some rural elders to become migrant workers in order to support their adult sons while others provide live-in grandchild-care, moving into their children's urban homes or bringing grandchildren into their own homes. As the oldest rural generations begin to require ageing care of their own, migrant children are unable to provide the sustained care and support expected within the cultural tradition of xiao. This paper adds to the small body of literature that examines the downward transfer of support from parents to their adult children in rural China. The authors argue that there is an emerging cultural rupture in the practice of filial piety – while the older generation is fulfilling their obligations of upbringing and paying for adult children's housing and child care; these adult children are not necessarily available or committed to the return of care for their ageing parents. Renovation of urban existing housing has a major impact on raising the quality of living environment and achieving the deep reduction of carbon emission in construction industry. However, as the number increases rapidly, the policies and standards systems related to renovation also need to be improved in order to guide the quality, and how to evaluate the renovation efficiency is one of the important issues. This paper investigates the role of gender of the household decision maker in the housing decisions of married-couple families. Using data across urban China from the China Labour-force Dynamic Survey during 2012–2016, the paper shows that married-couple families with female decision makers have higher rates of homeownership. We infer that housing provides more psychological and financial security for women than men. In addition, female decision makers tend to buy smaller houses and have higher returns on housing assets, which could be caused by the fact that female decision makers are more concerned about the members of their nuclear family, especially their kids. The main results are robust to control for the effects of the socioeconomic status of household members. Vernacular architecture has always captured professionals' attention for its unique approaches to construction, its typical way of integrating man and nature and the way it is used. Being a combination of traditional courtyard houses in China with townhouses in the West, Lilong houses or Shikumen houses are representatives of Shanghai vernacular housing. In terms of applying UAV oblique photogrammetry to preserving and documenting historic architectures, some studies have been done in China, but scant literatures are found on Lilong houses. This research is an attempt to preserve and document Lilong houses by adopting UAV in 3D modelling, to explore a rational approach for the application of UAV oblique photogrammetry to narrow lanes and to establish a collection of models to document the ongoing changes as well as nuances of each building more carefully. In this research, Meilan Lane is chosen as an example. Aided by AutoCAD drawings, flight routes and angles are designed. parameters for each flight are pre-set in GoodStation to send quantified instructions to the drone. A total of 4,531 photos are gathered and 4 models are built by ContextCapture Master. Two models with flight height at 40m and 115m are generated for macro-level study and two models with flight height from 20m to 32m are for micro-level study. Through this research, this paper elaborates the pros and cons of using UAV techniques in documenting Lilong residences and tries to find an applicable approach to building other Lilong complex models for more comprehensive studies in the long run. Houses are the largest component of most households' wealth and their risk is important. Recent research shows that pricier houses have lower price appreciation risk. This relationship can be due to competing reasons: risk is related to the price level, or risk is related to location-related features that are reflected in prices. This paper disentangles these two relationships by analyzing condo data from China with a special feature: Condos in the same subdivision have identical location but different prices. Our results indicate that larger and pricier condos are less risky than smaller ones in the same location. Furthermore, for condos with the same size, those with higher price per square meter are less risky. In this paper, a novel early warning system that has usually been applied to predict the financial stress events is established to predict the likelihood of housing price crises in China. To achieve this goal, a signal extraction approach is used to monitor the evolution of a number of economic indicators that tend to exhibit the abnormal behaviors. 13 economic variables were selected as the individual indicators, and constructed as the four comprehensive indicators. Our empirical work shows that the early warning system for urban housing price crises is suitable for China's four province-level municipalities. The in-sample forecasting results indicate the reliability of the early warning system for urban housing price crises. By studying the out-of-sample forecasting results, the likelihood of housing price crises for the four cities can be effectively predicted. We construct a novel weighted average comprehensive indicator, which performs better than the three others in terms of overall performance across all of the criteria considered in. Urban villages are a modern heritage in China that provide affordable housing for urban immigrants and accommodate diverse communities of cohabitation. The regeneration and displacement of urban villages in the past decade have raised the potential risk of social exclusion and led to debates regarding the preservation of cultural and social authenticity. This paper establishes a new conceptual framework for the definition of authenticity from multi-subject perspectives. Taking Nantou as a massive regeneration case, semi-structured interviews have been conducted with multiple stakeholders, involving planning officials, developers, designers, researchers, merchandisers, curation NGOs, local residents, and tourists. Key factors and concepts related to the multi-subject evaluation of the planning decision and its effect on urban regeneration have been identified, using a grounded theory approach for interview analysis. A further coding of the data reveals four cognitive dimensions in the subjects' expression of authenticity. The shift in the definition of urban authenticity implies that stakeholders might use different notions of authenticity in negotiations to resist or embrace urban interventions. The multivariant definition framework of authenticity can be adapted to guide future regeneration strategies, and would motivate the proliferation of urban preservation to take social and negotiable character into its definition.

This paper intends to illuminate the peculiar origins and longevity of the KowloonWalled City, an urban monolith of notoriety and autonomy that blossomed in a semi-legal grey zone unencumbered under British protectorate rule for nearly a century. Parallels will connect the linear trajectory between Kowloon's hardnosed living to today's comparable Chungking Mansions and the hundreds of thousands of cage homes appearing in all corners of the city. This paper aims to answer why these residential paradoxes continue to function with efficiency and relevancy, posing solutions for indigent housing while exacerbating the stigma of social and economic ostracism. The continuous improvement of urban accessibility has had an increasingly prominent impact on the housing market, especially on urban housing prices. In this process, high speed rail (HSR) can play a key role. Based on urban panel data relating to the Yangtze River Delta in China (2010–2018), this paper discusses the direct impact and spatial spillover effect of HSR on urban housing prices, using a spatial econometric model. The results show that improvements in the HSR services not only significantly increased urban housing prices but also had a positive spatial spillover effect. Morover, due to the space–time compression consequence of HSR, the extant "ripple effect" of housing prices has been further strengthened, and improvements in the service frequency of HSR has brought about a stronger spatial spillover effect on housing prices. This study fills a gap in previous spatial perspective research on the impact of HSR on urban housing prices and offers significant theoretical explanations and empirical evidence. Whether household wealth affects labor market behavior is an important empirical question in economics. As the literature only discusses the effect of the absolute value of housing wealth on homeowners' labor supply, this paper studies how a homeowner's relative housing wealth—i.e., perceived housing wealth gain compared with their reference group-affects labor market behavior. Using China's housing boom as a natural experiment, we first construct homeowners' reference housing wealth using the hedonic method and then estimate the effect of homeowners' relative housing wealth on labor supply. Subsequently, we identify a causal effect of relative housing wealth on homeowners' labor supply using an instrumental variable approach and find that an appreciation in relative housing wealth does not significantly influence homeowners' employment, but significantly reduces their working hours. Our results show that this reduction in working hours is mainly driven by female homeowners. Our results also suggest that the effects of relative housing wealth vary across educational backgrounds, marital statuses, and locations. We find that the effect is more pronounced for female homeowners who are less educated, married, and living in rural areas. This paper reports on the current state of a project to develop a system dynamics (SD) model for urban housing markets in China, aimed at facilitating policy analysis and supporting practical educational tools that might reach large numbers of potential entrepreneurs in China. Although numerous academic papers have applied SD models to real estate markets over the past generation, the technique remains relatively unknown and little used both in the academic economics literature and, more to the point, among practitioners and educators in the real estate community. Yet SD has the potential to address key needs among these constituencies, and extend and complement upon traditional economic methods. SD models are focused on modeling market transitions toward long-run equilibria, facilitating the study of the details of causality and the dynamic path of the market and features that are prominent in the history of housing markets in emerging markets. Different from intensive data-driven economic models, SD models are structural-based operational models that can more easily accommodate the actual non-market features and unique institutional components of these emerging real estate markets, where long-range historical data are not readily available. SD can provide intuitive and transparent model structures that should be able to improve pedagogy for educating large numbers of potential real estate entrepreneurs particularly in emerging market countries. For demonstration, in the present paper we choose to focus on the China-specific features of ‘speculative demand’ and ‘land financing scheme’, and use the newly developed SD model to explore the effects of land supply, “command-and-control” versus “market-driven” policies for housing in China. It is important to note, however, that while we chose China for the purposes of our study, the same technique can be applied to any emerging real estate market. Moreover, our research here can be seen as a stepping stone: Before a generalized SD model for emerging markets can be developed, it is both reasonable and appropriate to construct a model that is constrained to a manageable subset of the overall market space.
